How extract fan cleaning works in Greater London

The fan is cleaned as part of every full TR19® Grease clean, but a fan can also need attention on its own, for example when it’s noisy or vibrating. A fan-only clean is recorded as exactly that. Common call-outs are for weak extraction at the canopy and an extract fan that vibrates or rattles, across axial fans, in-line fans and fan housings.

The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes a few hours where there are several fans or heavy deposits, and we clear up before we go.

  1. We locate the fan and plan how to reach and isolate it.
  2. We isolate the power before opening the housing.
  3. We scrape the heavy grease from the blades and housing.
  4. The fan is degreased, taking care around the motor.
  5. It’s closed up, run, checked and photographed for the report.

Where we work in Greater London

From London, City of Westminster and Marylebone to its smaller places, Greater London has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.

In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book.

London: Church and community hall kitchens, near St George the Martyr or anywhere around London, are easy to forget, but their extracts collect grease like any other. Commuter trade near Elephant & Castle station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.

Why act early?

Grease on a roof fan can also escape outside. That stains surfaces and can add to the fire risk outside the building, which is one more reason to keep it clean.

What affects the cost of extract fan cleaning

There’s no set price list, because no two systems are the same. What we look at:

  • Site rules, permits and inductions
  • The scale of the work
  • How many systems or sites are involved
  • When the work can happen, such as evenings, overnight or weekends

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all make a difference.

What to send for a quote

We can often survey from photos. The most useful are:

  • Close-ups of filters, grilles, hatches or access panels
  • Wide photos of the system and the area around it
  • The paperwork from the last visit, if you have it
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

Here’s what helps us quote: where the site is, what it is and its opening hours, a few photos and the last certificate or report, if there is one. Once you have those, phone us on 0345 646 2711 or email us.

Aftercare tips

To keep the system working properly between visits:

  • Report grease escaping from the fan
  • Book the fan into every full TR19 clean
  • Don’t turn the fan off mid-service
  • Note any drop in extraction at the canopy

The area around the fan is left clean, with waste grease removed. On a roof or outside wall, we leave the surrounding area tidy.

Fewer grease particles reaching the fan means less build-up. Clean, well-seated filters are the fan’s first protection, and replace any that are damaged.

When it’s something else

Before booking, it helps to know what’s not included:

  • Wiring faults to the fan
  • An undersized fan that can’t cope
  • A dirty duct upstream of the fan

Staff cleaning versus specialist work

Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Common questions in Greater London

How do you keep the site clean during the work?

Floors and surfaces near the work are sheeted before any work starts, and anything we remove is contained. At the end, the area is cleaned down.

Is TR19 cleaning required by law?

No, not in itself. Insurers, fire officers and EHOs look to TR19® as the benchmark, and many insurers ask for proof of cleaning to it. The law behind it is the Fire Safety Order 2005 in England and Wales.

Do we lose a day’s trading?

Not normally. We need the work area to ourselves while we’re on site, so we book a time when it would be closed anyway.

Do you survey before quoting?

Yes. Every job is surveyed first, either from photos and details you send or on a site visit. Then you get a fixed quote.

Who is responsible for fire safety on the premises?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and where several people have control, each can have duties. If you’re not sure, check your lease and fire risk assessment.

Can you fix a fan that is worn out?

Anything beyond cleaning is flagged, with what we found. We can repair or replace it, and there’s a 24/7 emergency callout for breakdowns.

Are you insured?

Yes, fully. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.
