TR19 Air ventilation duct cleaning
General supply and extract ductwork inspected and cleaned to BESA’s TR19® Air, the hygiene specification for ventilation beyond the kitchen.
- Dust and debris building up inside supply ducts
- Dirty grilles and diffusers around the building
- Stale or musty air in occupied rooms
What ventilation duct cleaning involves
Kitchen extracts carry grease, but every other ventilation system carries something too. Supply ducts collect dust and debris that get past the filters, and extract ducts from toilets, offices and other rooms gather dust and fluff over time. BESA’s TR19® Air covers the hygiene of these general supply and extract systems in offices, schools, hospitals, care homes and other buildings. It takes a risk-based, inspection-led approach: the system is inspected, its condition is measured and recorded, and it is cleaned when it needs to be. The Vent Hygiene Register expanded to cover TR19 Air from March 2026 (BESA: ventilation hygiene standards). We inspect the ductwork through access panels and grilles, photograph its condition, then clean it and the grilles and diffusers it serves. Our article on TR19® Air explains the specification.
We cover London and the South East, and have done since 2009. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, we hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.
Problems we put right
- Dust and debris building up inside supply ducts
- Dirty grilles and diffusers around the building
- Stale or musty air in occupied rooms
- No record of when the ducts were last cleaned
- A system not inspected since it was installed
What we work on
- Supply ductwork
- General extract ductwork
- Grilles and diffusers
- Toilet extract systems
- Offices and schools
- Hospitals and care homes

How it works
- We look at drawings or walk the building to find the duct routes, access points and air handling units.
- We inspect the ductwork at set points and photograph its condition.
- We agree the cleaning scope with you, based on what the inspection found.
- Ducts are cleaned through access panels, and grilles and diffusers are removed and cleaned.
- We photograph the results and give you a certificate and report with the date, location and technician.
Inspection first
TR19 Air doesn’t set a fixed cleaning interval for every building. It asks for the system to be inspected and cleaned when its condition calls for it. That means you only pay for cleaning where it’s needed, and you have a record showing the decision was based on evidence. We inspect, report what we find and quote for any cleaning.
Records to keep
BESA says certificates should record the date, the location and the technician, and that they should be kept in the building’s maintenance log. We give you a report and certificate that do that, with photos, so the next inspection has something to compare against. Good records also help when a fire risk assessor, insurer or facilities team asks how the ventilation is looked after.
Why it’s worth doing now
Ventilation ducts are out of sight, so they’re easy to forget for years. Dust and debris inside supply ducts can be blown into occupied rooms, and dirty grilles are often the first thing staff and visitors notice. Building owners have health and safety duties for the people inside, and TR19® Air gives a recognised way to show the ventilation is inspected and kept clean. An inspection now tells you what condition the system is in before anyone complains, and lets you plan any cleaning around the building’s quieter times.
What affects the quote
We don’t publish set prices, because no two systems are the same. Send us a few details and photos, or book a survey, and we’ll give you a fixed price before any work starts. The main things that change it are:
- The size of the system: number of canopies, length of ductwork, risers and fans
- How much grease or dirt has built up since the last clean
- Access: roof-level fans, ceiling voids, risers and how many access panels there are
- When the work can happen: overnight, weekends or school holidays
- Whether extras are needed, such as new access panels, filter exchange or damper testing
- How many sites you want covered on one schedule
What a good quote includes
- A survey or clear photos before the price is given
- Exactly which parts of the system will be cleaned or tested
- How areas that can't be reached will be recorded
- A certificate or written report with before-and-after photos
- Proof of insurance and accreditations you can check
- The recommended date for the next visit
Afterwards
You get a report with photos and a certificate showing the date, location and technician, ready for your maintenance log. Keep AHU filters changed on time, because they protect the ducts, and clean grilles as part of routine cleaning. Tell us if you change how rooms are used, as it can affect the system. We’ll recommend when it should next be inspected, and we can remind you when it’s due.
TR19 Air ventilation duct cleaning: common questions
Is TR19 Air the same as TR19 Grease?
No. TR19® Grease covers kitchen extract systems and the fire risk from grease. TR19® Air covers general supply and extract ventilation, and the hygiene of the air it carries.
How often should ventilation ducts be cleaned?
TR19 Air is risk-based. Systems are inspected, and cleaned when the inspection shows they need it. We’ll recommend when to inspect again.
Do you clean the air handling units as well?
Yes. We can clean the AHUs that feed the ductwork at the same time, so the whole system is done together.
Can you work in occupied buildings?
Yes. We work evenings, overnight and at weekends, and plan the work zone by zone so the building keeps running.
What records do we get?
A report with photos and a certificate recording the date, the location and the technician, ready for your maintenance log.
Do you give a fixed price before you start?
Yes. Send a few details and photos, or book a survey, and we’ll give you a fixed quote, usually within one working day.
Do you work out of hours?
Yes. We work evenings, overnight and at weekends so your kitchen or building doesn’t lose a day, and there’s a 24/7 line for emergencies.
