Book AHU cleaning in Greater London

Our AHU cleaning service in Greater London

We clean the parts of the unit where dirt and moisture gather: the filter section, heating and cooling coils, drain trays, fan and casing. You get a TR19® certificate and a photo report showing the unit before and after. The work covers drain trays, dampers and louvres and filter sections, and the jobs we see most are dust-coated heating and cooling coils and dirty fans and fan housings.

Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes from a few hours for a compact unit to a day or more for a large one.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

AHU cleaning across Greater London: local notes

Buildings across Greater London range from large sites with several air handling units to small units in a roof space. Every system has filters, coils, drain trays and ductwork to keep clean.

London and the South East cover everything from city basements to rural kitchens. Wherever the site is in Greater London, the work is done to the same TR19® standard.

London: Wherever a school like Charles Dickens Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time. Healthcare buildings such as Surrey Dispensary, about under half a mile south-east, depend on their ventilation; if you manage a surgery, clinic or care home near London, yours matters too.

What affects the cost of AHU cleaning

Before we fix a price, we need to know a few things. We check:

  • Whether we need access equipment or extra panels
  • The condition of the system
  • Any permits to work or inductions
  • One-off work versus a regular cycle

The price reflects the work, not guesswork. That’s why we survey first, from pictures or on site, and why the quote is fixed before work begins.

What to send for a quote

To speed up the quote, send us:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Wide photos of the system and the area around it
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Your last certificate, test record or report

For a fixed quote, phone us on 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. We normally come back within one working day.

Leave it or put it right?

Dirt left in an air handling unit doesn’t stay in the unit. It moves on into the ductwork and out into the rooms, which is why the unit and the ducts are best cleaned together.

Questions to ask before booking

  • Whether the quote shows VAT
  • How they set the interval to the next visit
  • Whether the work can be done while the site is closed
  • If the quote is a fixed price or an estimate

Looking after it afterwards

A little care between visits keeps the system in better shape. Our advice:

  • Clear leaves and litter away from the intake
  • File each AHU report in the maintenance log
  • Report musty smells from the vents right away
  • Change filters on schedule and log each change

If the ductwork hasn’t been cleaned, consider it next. A clean unit feeding dirty ducts only solves half the problem, and we can quote for both.

Regular inspection under TR19® Air shows when cleaning is due, rather than waiting for a problem.

In-house cleaning or a specialist?

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Landlords, agents and facilities managers

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Greater London questions

Which kinds of sites do you work on?

All kinds of commercial and public premises: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.

How much does AHU cleaning cost in Greater London?

It depends on the site, so we quote each one individually. To get one, call 0345 646 2711 or email us with the site type, opening hours and a few photos.

Do you give a certificate after the clean?

Yes, both a certificate and a report with pictures. The report also suggests when the unit should next be inspected.

What do you clean inside the unit?

The main parts are the filters, coils, drain tray, fan and inside of the casing. We confirm the scope after looking at the unit.

What do you need from me for a quote?

The site address, the type of premises and your opening hours, plus pictures of the system and your last certificate or report if you have one.

Can you price the work without visiting?

Normally, yes. Send a few wide pictures plus close-ups of panels, filters or grilles, and a fixed quote typically follows within one working day. Some sites still need a visit, and we’ll say so.

Can you come out in an emergency?

Yes. There’s a 24/7 emergency line for anything that cannot wait until a planned visit. Ring any time and tell us what’s happened.
