Kitchen extract cleaning across E3: what to expect
We treat an extract system much as a doctor treats a patient: survey first, clean second, sign-off last. That clean bill of health comes as a TR19 certificate and a photo report, issued through the BESCA Vent Hygiene Elite portal. We are often asked to deal with an overdue clean flagged by an EHO or fire officer and an extract that has never been cleaned to TR19, on canopies and hoods, plenums and filters and discharge points.
Your staff don’t need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Afterwards, the area is left tidy and the written report follows.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- Grease readings set the baseline, and a fixed quote follows.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.
How we quote
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will explain each part.
What you get with us
- Every job surveyed first
- One number for every site across the South East and London

Near you in Mile End
Typical jobs here are in premises near Central Foundation Girls' School, Mile End Park and Malmesbury Primary School and the streets around them. Also close by are Beatrice Tate School (under half a mile south-east), Holy Trinity Church (within half a mile north-west) and Lord Tredegar Public House (under half a mile north). Mile End’s nearest station is Limehouse station, roughly 0.9 miles south. A little further out are St Clement's Hospital (under half a mile north-east) and Museum of the Book (0.8 miles south). Open spaces near Mile End include Old Ford Island and Tower Hill.
Where we work in E3
Across E3, from Stratford, Hackney and Bethnal Green outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.
London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in E3 and beyond.
Mile End: Volunteers running a hall kitchen near Holy Trinity Church, or anywhere in Mile End, may not know when the extract was last cleaned, and a grease test settles it. A hospital like St Clement's Hospital, about less than half a mile north-east, is the kind of site where a kitchen may cook for patients, staff and visitors all day.
Leave it or put it right?
There’s no law that names TR19, but the Fire Safety Order 2005 still applies. The responsible person must assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. TR19 is the benchmark insurers, fire officers and EHOs look to.
Comparing quotes
- If they look at the system before pricing
- How VAT is shown on the quote
- When the next visit should be, and why
- What’s included in the scope, part by part
Between visits
Simple habits between visits make a real difference. We recommend:
- Book the next clean before the date on the report
- Refit filters properly after cleaning
- Wipe the canopy down at the end of each day
- Do not let the canopy gutters overflow
The kitchen is left clean and ready for the next service. Waste grease and water are contained and removed, so you can start cooking as normal.
Keep the outside of the canopy wiped and any grease cups emptied. A daily wipe isn’t a deep clean, but it helps between visits.
What kitchen extract cleaning can’t fix
Before you book, it helps to know what’s not included:
- An undersized canopy or fan
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
- Fire dampers that will not close (that needs damper testing and remedials)
Multi-site and managed buildings
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
What the work involves, part by part
Canopy and plenum
The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.
Restaurant and pub kitchens
Restaurants and pubs tend to cook long hours with plenty of frying and grilling, so their cleaning interval is often 3 or 6 months under BESA guidance. We clean after close or before opening.
Common questions in E3
How much notice should we give?
For planned work, earlier is better, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.
Do you work with multi-site operators?
Yes. Tell us the addresses and what each needs and we will quote them together.
Can we book visits on a schedule?
Yes, of course. Send details of the systems and how they’re used, and we’ll suggest a schedule and quote for it.
Is there a survey before the work?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
What does kitchen extract cleaning cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. We fix the price before any work starts.
What accreditations do you hold?
We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 sit alongside that, and we are fully insured.
What do you do to protect the area?
By covering it before any work starts. The work is kept contained and clean down when we finish.
