Greater London · Extract fan cleaning
Dulwich extract fan cleaning
Our technicians work in Dulwich on extract fan cleaning. Fixed quotes, work around your opening hours and photo reports on every job.
- A fan left out of previous cleans
- Rough running from the extract fan
- A heavily greased fan housing
What extract fan cleaning can’t fix
Not every problem is solved by extract fan cleaning, and we’d rather say so up front. It does not solve:
- Damaged fan blades
- A failed motor or worn bearings (that needs a fan repair or replacement)
- A fan that’s too small for the system (a design question)
If in doubt, phone us on 0345 646 2711 or drop us a line and we will say what we think.

About our extract fan cleaning in Dulwich
We’ve been trading since 2009. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. We’re often asked to deal with a fan coated in grease inside its housing and a fan that hums, whines or rumbles, on discharge points, axial fans and fan housings.
In London, few kitchens can spare a day to close, so extract cleaning in Dulwich is typically done overnight, after the last service. Parking, loading and access to the roof are agreed with the building before the night of the clean.
For insurers and inspectors, the record counts. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Multi-site and managed buildings
We regularly work with managing agents. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.
If you look after several sites, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so each one has its own record.
How the job changes from site to site
Roof-mounted fans
A roof fan sits in cooler air, so grease can settle heavily. We scrape and degrease the blades and casing.
Impellers and blades
The blades of the impeller do the work, and it collects grease unevenly. An uneven coating throws it off balance, so it’s cleaned carefully blade by blade.
What else we do in Dulwich
Dulwich: your questions answered
Who enforces fire safety at workplaces in Dulwich?
That’s London Fire Brigade. It’s worth keeping your fire risk assessment, TR19® certificates and photo reports together, ready to show.
Can the work in Dulwich be done at night or at weekends?
Yes, nights and weekends are routine for us. That way a site in Dulwich doesn’t have to lose a day’s trading. Just call us on 0345 646 2711, or send details by email with your opening times and we will plan around them.
Do you need to turn the fan off to clean it?
We always isolate the fan first, so it can’t run during the clean. With the extract off, the kitchen cannot cook, so we work out of hours.
Do you work with multi-site operators?
Yes. Tell us the addresses and what each needs and we will quote them together.
What’s TR19?
BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.
Do you provide a report after cleaning the fan?
You get a photo report with before and after pictures of the fan. Full system cleans come with a TR19 certificate as well.
Do you survey before quoting?
Yes, every time. We diagnose before we treat: the survey shows what needs doing and what access we need and the fixed quote is built on it.
Do we lose a day’s trading?
Normally not. Out-of-hours visits keep the disruption down. Bigger sites can be done in stages to keep things running.
How the visit works
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before we start, and floors and nearby surfaces are sheeted. The work itself takes a couple of hours per fan, depending on its size and the build-up. We fit London jobs around the building rather than the other way round, so a visit in Dulwich is normally out of hours.
- We locate the fan and plan how to reach and isolate it.
- We isolate the power before opening the housing.
- Grease is scraped off the impeller blades and casing.
- The fan is degreased, taking care around the motor.
- We reassemble, run and photograph the fan.
Getting ready for the visit
- Allow time for equipment near the work to be turned off and cool down
- Make sure someone can let us in and lock up afterwards
- Let us know when the site is closed or quiet
Getting a quote
Every quote begins with a look at the system, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work, before any work starts.
Related advice
Staff cleaning versus specialist work
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
When to call us in Dulwich
Each blade collects a slightly different amount. Over time, that imbalance shakes the fan and puts strain on the bearings. Left too long, grease turns into wear.
Most sites get in touch after spotting something like this:
- A fan that has never been cleaned
- Thick grease on the impeller and casing
- Less air being pulled from the kitchen
- Grease escaping from the fan outlet
If you run a church or community hall kitchen, near Christ's Chapel of God's Gift or elsewhere in Dulwich, its extract still collects grease from every lunch and event.
Questions to ask before booking
- What paperwork you get at the end
- Whether a survey comes first
- Whether they recommend a next date
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
What affects the quote in Dulwich
Your quote is based on your site. We take into account:
- Site requirements such as sign-in and permits
- A single visit or a regular plan
- What state the system is in
- The size of the system
The price reflects the work, not guesswork. That is why every job is surveyed first, and why the quote is fixed before any work starts.
Asking for a quote
A few details help us quote accurately. With your enquiry, please include:
- Any previous report or certificate
- The site address and the type of premises
- Any symptoms, from odd noises to smells or leaks
- When the site is open and when it’s quiet
For a fixed quote, phone us on 0345 646 2711 or use the quote form with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You will usually have a quote within one working day.
Dulwich kitchens: local notes
There are about 220 cafés, restaurants and staff canteens and about 127 takeaways in Dulwich and the streets around it, up to about 1.5 miles out, according to the Food Standards Agency’s register. The fan at the end of each of those extracts collects grease that slows it and wears the motor. Environmental health officers from Southwark council inspect food businesses in Dulwich. Extraction counts as kitchen equipment, so its condition can come up on the day. A TR19® certificate and photo report after each clean gives you a record to show an inspector. The fire and rescue service for Dulwich is London Fire Brigade. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.
If you look after a school kitchen, at a school such as St Anthony's Catholic Primary School or anywhere near Dulwich, the holidays are the usual time for a TR19® clean. If you cook for passing trade around West Dulwich station, the extract can be cleaned between your last and first customer.
