How kitchen extract cleaning works in CR5
Across CR5, we clean kitchen extract systems to BESA TR19® Grease. The job starts with a survey and grease readings, then works through canopy, plenum, filters, ductwork, fan and discharge. You get a TR19 certificate and a photo report at the end. Typical jobs include ductwork thick with old, hardened grease and extraction mentioned at an environmental health visit, on extract fans, plenums and filters and horizontal duct runs.
Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. It takes a single shift for most kitchens, with long duct runs and tall risers needing more time, and the area is cleaned down before we leave.
- We survey the system, from your photos or on site, canopy to discharge.
- We take grease readings at set points and give you a fixed quote.
- On the night, the equipment is off and cool and the kitchen is sheeted.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.

Getting a quote
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before any work starts.
What’s near Coulsdon
In Coulsdon, that means kitchens and buildings near Dollypers Hill, The Pembroke pub and St Andrew's Church. You will also find Smitham Primary School (less than half a mile north-west) and Coulsdon Sixth Form College (1 mile south-east). Coulsdon has its own railway station: Coulsdon South station. A little further out are Croydon Airport Visitor Centre (3 miles north) and Purley War Memorial Hospital (2 miles north-east). Green spaces nearby include Duppas Hill and Mercers Lake.
Kitchen extract cleaning across CR5: local notes
In CR5, a busy kitchen in a place such as Coulsdon, Purley and Old Coulsdon and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
Across London and the South East, we work evenings, overnight and weekends, so sites across CR5 don’t have to lose a day.
Coulsdon: Where a hall near St Andrew's Church, or anywhere in Coulsdon, hosts lunch clubs or events, its extract gathers grease just as a café’s does. Commuter trade near Coulsdon South station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.
In-house cleaning or a specialist?
Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
Fixed quotes for kitchen extract cleaning in CR5
The quote reflects the site in front of us. We take into account:
- What state the system is in
- How big the system is
- How easy every part is to reach
- Where the site is and how we reach it
Combining work into one visit or one programme can make for a more efficient booking. Mention every system or site you need covered and we’ll price it together.
Asking for a quote
Photos let us diagnose from a distance. The most useful are:
- Detail shots of panels, filters and grilles
- Any previous report or certificate
- Wide photos of the system and the area around it
- How we’d reach plant on a roof or in a plant room
The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.
Part by part
Canopy and plenum
The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.
Grease filters
Filters need cleaning far more often than the duct and we offer a filter exchange service for that. Keeping them clean helps the rest of the system stay cleaner.
Multi-site and managed buildings
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept on a regular cycle.
Leave it or put it right?
There’s no law that names TR19, but the Fire Safety Order 2005 still applies. The responsible person must assess and reduce fire risk, which in a kitchen includes the grease in the extract. TR19 is the benchmark insurers, fire officers and EHOs look to.
What your quote should include
- When they can work, and whether that’s outside your opening hours
- Whether a survey comes first
- Exactly which parts of the system are covered
- Whether the price is fixed
FAQs for CR5
Will I get a certificate after the clean?
You get both a certificate and a photo report. They belong in the maintenance log so they’re to hand when an insurer asks.
What do you do to protect the area?
Floors and surfaces near the work are sheeted before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.
Why do insurers care about extract cleaning?
Many insurers ask for proof of regular cleaning to TR19, and many policies require it. An insurer may refuse or reduce a claim if there’s no evidence, so it’s worth checking your policy wording.
What is TR19?
A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not law, but it’s the benchmark.
Do you survey before quoting?
Yes, every time. We diagnose before we treat: the survey tells us what the system needs and how to reach it, and the quote is based on that.
What accreditations do you hold?
As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.
How long does a kitchen extract clean take?
Length of duct, grease levels and access all affect it. As a guide, it takes one visit for most kitchens, while large or complex systems may need more than one.
