Our kitchen extract cleaning service in EC1R
Think of it as a health check for the kitchen’s airways: diagnose with a survey, treat with a thorough clean, then sign it off. That clean bill of health comes as a TR19 certificate and a photo report, issued through the BESCA Vent Hygiene Elite portal. Typical jobs include a kitchen with no current TR19 certificate and a new tenancy or takeover with no cleaning history, on plenums and filters, vertical risers and horizontal duct runs.
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before work begins, and the area around the work is covered and protected. On site, it takes anything from a few hours to a full night, depending on the size of the system.
- You send pictures or we visit, and the system is surveyed from canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.
What you’ll pay
The price reflects the work, not guesswork. That is why every job is surveyed first, and the price is agreed before any work starts.

Farringdon: Volunteers running a hall kitchen near St John Clerkenwell, or anywhere in Farringdon, may not know when the extract was last cleaned, and a grease test settles it. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Finsbury Health Centre is the nearest hospital to Farringdon, about under half a mile north-west.
How we price kitchen extract cleaning
The quote reflects the site in front of us. We take into account:
- One-off work versus a regular cycle
- The scale of the work
- The number of sites or systems
- How easy every part is to reach
One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before any work starts.
Helping us quote
To speed up the quote, send us:
- Your last certificate, test record or report
- Any symptoms, from odd noises to smells or leaks
- A few general shots of the system
- Where the site is and what kind of site it is

Different parts, different methods
Schools, hospitals and care homes
Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. School holidays are an easy time to do it.
Restaurant and pub kitchens
High-heat cooking loads the extract with grease, and measured readings show whether the minimum interval is enough.
Why it fails
Grease filters are the first line of defence, and they’re often the weak point. Filters that are bent, badly fitted, missing or left uncleaned let more fat into the plenum and duct, and it doesn’t stop until it reaches the fan.
Most sites get in touch when they notice one of these:
- A new tenancy or takeover with no cleaning history
- Grease dripping from the canopy or filters
- Ductwork thick with old, hardened grease
- A system with no record of a TR19 clean
In-house cleaning or a specialist?
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.
What kitchen extract cleaning can’t fix
An honest diagnosis matters more to us than a booking, so here’s what kitchen extract cleaning will not do:
- A canopy that is too small or a system that was badly designed
- A grease trap that needs emptying
- Ductwork that is corroded, split or leaking (that’s for a ductwork contractor)
EC1R: your questions answered
What do you do to protect the area?
We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.
What does TR19 mean?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
What about areas you cannot get to?
We record them on the report, with a note of where it is, and we explain what access is needed, for example new access panels.
Which sectors do you work in?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.
How often does a kitchen extract system need cleaning?
The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Heavy frying and grilling can mean shorter intervals, and readings will tell you.
When do you clean the extract?
We work around your hours. Most kitchens book us overnight or at weekends, so you do not lose a service.
Can you set up regular visits?
Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.
