Extract fan cleaning in Dagenham Dock
Every TR19® Grease clean includes the extract fan, but some fans need cleaning between full cleans, especially when it has started to vibrate or sound rough. Where only the fan is cleaned, the report says so. We’re often asked to deal with a fan that hums, whines or rumbles and an extract fan that vibrates or rattles, on roof-mounted fans, discharge points and fan housings.
Kitchens in Dagenham Dock, like many across London, can share a building with flats or offices, with the duct running up through shared risers. A duct fire there can reach parts of the building far from the range, which is why keeping it clean to TR19® matters.
The sign-off is always in writing: a written report, dated and illustrated with photos, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

What the work involves, part by part
Roof-mounted fans
On a roof, the air is cooler and grease drops out faster. The impeller and housing are scraped and degreased.
Kitchens with long cooking hours
When a busy kitchen’s fan fails, cooking stops. Keeping the fan clean is part of avoiding that, and our 24/7 emergency callout is there if it happens anyway.
Why act early in Dagenham Dock
Grease on the impeller makes the fan less efficient. Less air is pulled from the kitchen, so heat and smoke linger, while the motor runs under more strain. London buildings are shared, so a fire or failure in one system can reach the neighbours above and beside you.
No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Common problems we fix in Dagenham Dock
Fans that are hard to reach are often the ones that get missed. A fan that has never been cleaned can be heavily coated, and the report will show it.
Most sites get in touch when they notice one of these:
- A fan that hums, whines or rumbles
- Less air being pulled from the kitchen
- A heavily greased fan housing
- Hot, greasy smells near the fan
If you run a café or takeaway near Dagenham Dock station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Landlords, agents and facilities managers
Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

What affects the cost of extract fan cleaning
The quote reflects the site in front of us. We consider:
- Access, including roofs, risers and ceiling voids
- Parking and loading at the site
- Whether it’s a one-off visit or part of a schedule
- The size of the system
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.
Asking for a quote
Photos let us diagnose from a distance. The most useful are:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Your opening hours and when the area is out of use
- Any previous report or certificate
- The postcode and the type of business
For a fixed quote, phone us on 0345 646 2711, or email photos and tell us the type of site, your opening hours and roughly what the system looks like. Photos and the last report, if you have one, make the quote quicker. You’ll normally have a quote within one working day.

What we do, step by step
The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes a few hours where there are several fans or heavy deposits. Many London buildings have a managing agent, a security desk or a permit-to-work system, so tell us who to contact in Dagenham Dock.
- We find the fan and check how it’s reached and how it’s isolated.
- The fan is isolated so it can’t start while we work.
- Grease is scraped from the impeller blades and the inside of the housing.
- We degrease the fan and housing, taking care around the motor.
- The fan is put back into service, checked and photographed.
Preparing for the visit
- Tell us about site rules, permits or sign-in
- Let us know how we reach the system, including roofs, risers and plant rooms
- Tell us the best time to work, such as after service or at a weekend
