Extract fan cleaning for kitchens and businesses in City of Westminster

Not all extract fans are the same: fans on the roof, fans built into the duct run, and fans on an outside wall. The way in depends on the type and the survey shows us how to reach it. Typical jobs include grease around the motor and its mounts and weak extraction at the canopy, across roof-mounted fans, centrifugal fans and in-line fans.

Across London, many commercial kitchens are squeezed into basements and narrow back-of-house spaces, with extract ducts that can climb several floors to discharge at roof level. For a kitchen in City of Westminster, that normally means a longer system to clean and more access panels to plan around.

We have been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What we do, step by step

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. Most of the time goes on the work itself, and that takes an hour or two for most single fans. Night and weekend working is normal for us in London, and a site in City of Westminster is no exception.

  1. Diagnosis first: we look for grease, noise and vibration.
  2. With the fan isolated, the housing is opened.
  3. Each blade is cleaned so the impeller runs evenly.
  4. We clean the casing, the outlet and around the motor.
  5. The fan goes back into service with a report on its condition.

Preparing for the visit

  • Have your last certificate or report to hand
  • Make sure someone can let us in and lock up afterwards
  • Mention any parking or loading restrictions

Advice

Do you need extract fan cleaning in City of Westminster?

A greasy fan in City of Westminster is fuel at the end of the duct. If grease in the duct catches, the fan and its housing can feed the fire and an overworked motor runs hotter.

The symptoms we’re asked about most are:

  • An extract fan that vibrates or rattles
  • Rough running from the extract fan
  • Weak extraction at the canopy
  • A fan motor running hot under a coat of grease

Term dates shape school work: for a school like St Vincent's Catholic Primary School, an extract clean fits neatly into a half-term or summer break.

What to look for in a quote

  • Which accreditations they hold, and whether you can check them
  • What’s included in the scope, part by part
  • How they set the interval to the next visit
  • Whether the price is fixed

Our hiring checklist

Looking after it afterwards

How long the results last depends on use and care. Here’s what we suggest:

  • Do not turn the fan off mid-service
  • Note any drop in extraction at the canopy
  • Watch for grease marks around the outlet
  • Listen for new noises or vibration from the fan

Keep the report with the maintenance log and fire risk assessment. It gives a dated record of the fan’s condition, which helps if anything changes later.

Do not run the kitchen with the extract off. Grease settles faster when the air stops moving, so keeping it running helps keep it clean.

City of Westminster kitchens: local notes

Food Standards Agency data counts about 3,766 restaurants, cafés and works canteens and about 359 sandwich bars and takeaways in and around City of Westminster, up to about a mile and a half out. Grease builds up on fan blades and housings in kitchens like these, unbalancing the impeller. In City of Westminster, food businesses are inspected by environmental health officers from Westminster council. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Fire safety in City of Westminster falls to London Fire Brigade. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

Where a hall near St Mark's, or anywhere in City of Westminster, hosts lunch clubs or events, its extract gathers grease just as a café’s does. If you run a café or takeaway near Bond Street station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Why act early in City of Westminster

A fan that fails mid-service can stop a kitchen cooking. Grease is often where fan trouble begins, so cleaning the fan helps keep it working. If it does fail, our 24/7 emergency line is there. A busy site in City of Westminster builds up dirt and wear quickly, so putting it off makes the eventual job larger.

What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and the price is agreed before work begins.

Honest limits

It’s worth knowing the limits before booking:

  • A fan that was never right for the kitchen
  • Wiring faults to the fan
  • Grease in the duct and canopy before the fan (those need a full TR19 clean)

Not sure which it is? You can call us on 0345 646 2711 or email us and we’ll tell you honestly before you book.

Multi-site and managed buildings

Multi-site operators often want one contractor and one number. We cover South East England and London, so visits at different addresses can be planned together and kept to a regular schedule.

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

City of Westminster questions

What do you need to know about parking in City of Westminster?

A loading bay, a visitor permit or off-street space near the site in City of Westminster makes the visit easier to plan. Working overnight, as we often do in London, normally makes it simpler.

Do you clean school canteen extracts around City of Westminster out of term?

Yes, out-of-term visits are normal for schools. There are about 78 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of City of Westminster. Send us your term dates when you call 0345 646 2711, or email photos, and we will fit the work in.

Are you insured?

Yes, we’re fully insured. CHAS and SafeContractor accreditation sit alongside it, for sites that check contractor safety.

How do you protect the area?

We cover floors and nearby surfaces with sheeting before we start, and waste is contained as we go. At the end, the area is cleaned down.

How long is a fan clean?

A single accessible fan doesn’t take long, while fans on high roofs or in tight voids take longer. We plan it out of hours.

Is it safe to clean the fan while the kitchen is open?

We isolate the fan, so the kitchen cannot cook while we work. We work evenings, overnight or weekends, and the kitchen is ready when we leave.

How much does extract fan cleaning cost in City of Westminster?

Every site is different, so each gets its own fixed quote. To get one, call us on 0345 646 2711 or use the quote form and tell us about the site and its opening hours.

Will I get photos of the cleaned fan?

A photo report shows the fan before and after. If it’s part of a full TR19 clean, a TR19 certificate is issued too.

In-house cleaning or a specialist?

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
