If in doubt, phone us on 0345 646 2711 or send us an email and we’ll say what we think.

  • Fan housings

Extract fan cleaning in Chinbrook, done properly

Kitchen extract fans come in different forms: fans on the roof, fans built into the duct run, and fans on an outside wall. The way in depends on the type, and we plan that during the survey. If you are dealing with grease around the motor and its mounts and a fan that no longer moves enough air, we can put it right.

In London, few kitchens can spare a day to close, so work in Chinbrook is normally booked for the night or the early hours. Parking, loading and access to the roof are agreed with the building before the night of the clean.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

How the visit works

Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes a couple of hours per fan, depending on its size and the build-up. Most London sites can’t stop for the day, so work in Chinbrook is normally done overnight, early in the morning or at weekends.

  1. We find the fan and check how it’s reached and how it’s isolated.
  2. The fan is isolated so it can’t start while we work.
  3. Grease is scraped from the impeller blades and the inside of the housing.
  4. We degrease the fan and housing, taking care around the motor.
  5. The fan is put back into service, checked and photographed.

Preparing for the visit

  • Name a contact who can let us in at the agreed time
  • Have your last certificate or report to hand
  • Mention any locked doors, roof access or ceiling voids

Advice

Different parts, different methods

Impellers and blades

The impeller is the spinning part that moves the air, and it collects grease unevenly. An uneven coating throws it off balance, so it’s cleaned carefully blade by blade.

Inline duct fans

Inline fans can be in tight spaces, so we plan how to reach and clean them. Anything out of reach is recorded.

How we price extract fan cleaning

We quote each job individually. These are the things that affect it:

  • Where the site is and how we reach it
  • The times the site is available
  • The condition we find in the survey
  • Whether we need access equipment or extra panels

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before any work starts.

Helping us quote

When you contact us, it’s useful to have:

  • Detail shots of panels, filters and grilles
  • Any previous report or certificate
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • A few general shots of the system

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work so you know the cost before any work starts.

Leave it or put it right?

Without a working extract fan, a kitchen cannot cook safely. Grease is often where fan trouble begins, so cleaning the fan helps keep it working. If it does fail, our 24/7 emergency line is there. A building in Chinbrook may have flats or offices above and alongside, and a fault in the system can affect them too.

You won’t find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll talk you through it.

What we are called out for in Chinbrook

A fan on a roof or hidden in a ceiling void is easy to forget. If it wasn’t included in past cleans, it may hold years of grease, and the report will show it.

These are the problems we see most often:

  • Rough running from the extract fan
  • Grease escaping from the fan outlet
  • Grease around the motor and its mounts
  • A fan left out of previous cleans

A hall kitchen that only cooks for events, whether near Jubilee International Church or elsewhere in Chinbrook, still needs its extract cleaned, just less often.

Comparing quotes

  • Proof of insurance
  • What paperwork you get at the end
  • Whether the whole system is included, or only the parts that are easy to reach
  • When the next visit should be, and why

Questions from Chinbrook

Which fire service covers Chinbrook?

Fire safety enforcement in Chinbrook is handled by London Fire Brigade. It’s worth keeping your fire risk assessment, TR19® certificates and photo reports together, ready to show.

What do you need to know about parking in Chinbrook?

A loading bay, a visitor permit or off-street space near the site in Chinbrook makes the visit easier to plan. Much of our London work is done overnight, which helps.

Can you clean the fan on its own?

Yes, we can clean just the fan. It’s useful when a fan is noisy or greasy between full cleans, but it does not replace a full TR19 clean.

Can the work be done while we are closed?

Yes, and it’s often the best time. We book the visit for when the area is out of use, such as late evening, overnight or a weekend.

What happens to the waste?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

How much does extract fan cleaning cost in Chinbrook?

Size, condition, access and working hours all affect the cost. Call for a fixed quote and we will normally reply within one working day.

Who has the legal duty for fire safety?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. Landlords, facilities managers and managing agents can also hold responsibility.

Is TR19 a legal requirement?

Not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurance policies ask for proof of TR19® cleaning. The legal duty sits in the Regulatory Reform (Fire Safety) Order 2005 in England and Wales.

Multi-site and managed buildings

From a single site to a large estate, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.
