Extract fan cleaning for sites in Southend

What affects the quote in Southend

The quote reflects the site in front of us. We consider:

  • Working hours and out-of-hours timing
  • Whether several sites go on one quote
  • How big the system is
  • Site rules, permits and inductions

When the work has to happen, how we reach it and how big the site is can all change the price. Each of those is built into the quote and give you a fixed price before we start.

What we need to know

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • Your last certificate, test record or report
  • Any access panels or hatches you can see
  • A few general shots of the system
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

We don’t publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To get going, call us on 0345 646 2711, or email photos.

Extract fan cleaning in Southend

Every TR19® Grease clean includes the extract fan, but a fan can also need attention on its own, for example when it’s noisy or vibrating. Where only the fan is cleaned, the report says so. If you have a noisy fan that has got louder over time and less air being pulled from the kitchen, we can help, from centrifugal fans, axial fans and in-line fans onwards.

In London, few kitchens can spare a day to close, so extract cleaning in Southend is usually done overnight, after the last service. Parking, loading and access to the roof are agreed with the building before the night of the clean.

We are CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

What extract fan cleaning can’t fix

We won’t sell you work that does not address the problem, so these are the things it won’t cover:

  • A fan that is too small for the system (a design question)
  • Damaged fan blades
  • Grease in the canopy and ductwork

Not sure which it is? You can call us on 0345 646 2711, or email photos and we will tell you honestly.

Where we work

  • Axial fans
  • Roof-mounted fans
  • Discharge points
  • Fan housings
  • Centrifugal fans
  • In-line fans

How the visit works

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. It takes an hour or two for most single fans, and the area is cleaned down before we leave. Managed blocks in London often need contractors booked in ahead, and we are happy to deal with the agent directly for a site in Southend.

  1. We locate the fan and plan how to reach and isolate it.
  2. We isolate the power before opening the housing.
  3. We scrape the heavy grease from the blades and housing.
  4. The fan is degreased, taking care around the motor.
  5. We reassemble, run and photograph the fan.

Preparing for the visit

  • Clear the space around the work
  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know about parking and loading

How to get a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

Advice

Questions from Southend

Do you clean school canteen extracts around Southend out of term?

Yes, holiday work suits schools best. Around Southend, the Food Standards Agency lists about 37 schools and colleges with registered kitchens within a mile and a half or so. You can ring 0345 646 2711, or email photos with the dates the site is empty.

What do you need to know about parking in Southend?

Tell us where a van can stop near your site in Southend, and about any building rules on loading. Night visits tend to make loading easier on London streets.

How do you keep the site clean during the work?

With sheeting and covers, before anything else happens. We keep the work contained and leave the area clean.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used, and we’ll suggest a schedule and quote for it.

How often does the fan need cleaning?

The fan follows the full system’s interval at BESA’s minimum intervals for your cooking hours. Readings may show it needs cleaning more often.

What types of premises do you cover?

All kinds of commercial and public premises: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Do you cover Southend?

Yes. Our area takes in London and the counties of South East England, and that includes Southend.

Why act early in Southend

A greasy fan has to work harder to move the same air. Airflow at the canopy drops and the kitchen gets hotter and smokier, while the motor runs under more strain. London sites work long hours, and the longer a job is left, the bigger it gets.

No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.

Why book with us

  • Every job surveyed first
  • A fixed price before any work starts
  • CHAS and SafeContractor accredited, with ISO 9001
  • A single point of contact for sites across the South East and London

Landlords, agents and facilities managers

From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

We also work for facilities teams across offices, schools and healthcare in Southend and across Greater London. Larger estates can be phased building by building around the people who use them.

Between visits

Aftercare is simple, and it helps at the next visit:

  • Flag smoke lingering at the canopy
  • File the fan’s report with your other records
  • Keep the grease filters clean and in place
  • Report rattles or humming early

When we have finished, the fan is reassembled and run. If anything seems wrong, from vibration to wear, we note it, so you can plan any repair.

Stick to the interval for the full extract. A fan cleaned with the rest of the system on time rarely gets badly coated, in line with BESA guidance.

Different parts, different methods

Inline duct fans

Inline fans sit within the duct run, often above a ceiling. We get to them through the duct or casing, once they’re isolated.

Impellers and blades

A clean impeller shows any damage: cracks, bent blades or wear. Anything we see goes on the report.

Kitchen extracts in Southend

There are about 231 cafés, restaurants and staff canteens and about 135 takeaways and sandwich shops within 1.5 miles or so of the middle of Southend, according to the Food Standards Agency’s register. Where they cook under a canopy, an extract fan is pulling grease-laden air through its blades every service. Food hygiene inspections in Southend are the job of Lewisham council’s environmental health team. Extraction counts as kitchen equipment, so its condition can come up on the day. Our report lists what was cleaned and when, which is useful to have ready. In London, kitchens are normally cleaned overnight, when the kitchen is closed and loading is easier.

A hospital like University Hospital Lewisham, about 1.6 miles north, is the kind of site where a kitchen may cook for patients, staff and visitors all day. School kitchens, at schools like Elfrida Primary School for example, are normally cleaned in the holidays so no lunches are lost. Church and community hall kitchens, near St Dunstan or anywhere around Southend, are easy to forget, but their extracts collect grease like any other.
