About kitchen extract cleaning in E12
The ducts are where most of the grease hides. Access panels let us into the duct runs and risers, scraping heavy deposits by hand before degreasing. Any section we can’t reach is recorded on the report, and new panels can be fitted. We’re often asked to deal with ductwork thick with old, hardened grease and a kitchen with no current TR19 certificate, on extract fans, vertical risers and discharge points.
Your staff do not need to do much on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows.
- We survey the system, from your pictures or on site, canopy to discharge.
- We take grease readings at set points and send you a fixed quote.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.
How we quote

Local landmarks in Manor Park
Around Manor Park, our work takes us to kitchens and buildings near Little Ilford School, St Mary's Church and Sir John Heron Primary School and the streets around them. Nearby too are Earl of Essex pub (less than half a mile west), Tyndale Academy (0.9 miles south-west) and Loxford Park (1.1 miles east). For rail, the closest station is Manor Park station, about 0.5 miles west of the centre. A little further out are Redbridge Museum (1 mile north-east) and Barking Community Hospital (2 miles south-east). Not far away are Hollow Pond and Ripple Nature Reserve.
Where we work in E12
In E12, a busy kitchen in a place such as East Ham, Ilford and Plashet and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
We work across London and the South East, and E12 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in E12.
Manor Park: School kitchens, at schools like Sir John Heron Primary School for example, are usually cleaned in the holidays so no lunches are lost. Church and community hall kitchens, near St Mary's Church or anywhere around Manor Park, are easy to forget, but their extracts collect grease like any other.
Different parts, different methods
Canopy and plenum
The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.
Restaurant and pub kitchens
Restaurants and pubs tend to cook long hours with plenty of frying and grilling, so their cleaning interval is often 3 or 6 months under BESA guidance. We clean after close or before opening.
What happens if it’s left?
Every week without a clean adds another layer. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Heavy build-up takes longer to remove than regular cleans.
What your quote should include
- When they can work, and whether that is outside your opening hours
- Whether a survey comes first
- How they set the interval to the next visit
- Whether a written report and photos are included
What kitchen extract cleaning cannot fix
A few issues sit outside what this work can do:
- A fan motor that has burnt out
- Ductwork that is corroded, split or leaking (that’s for a ductwork contractor)
- A damper that sticks or has a damaged link
How we price kitchen extract cleaning
The price is fixed before any work begins. It’s based on:
- How big the system is
- The condition we find in the survey
- When the work can happen, such as evenings, overnight or weekends
- How many systems or sites are involved
Working hours, access and the scale of the site all affect the cost. We take each of them into account, and the price is fixed before we start.
What to send for a quote
A few details help us quote accurately. When you get in touch, it helps to send:
- The paperwork from the last visit, if you have it
- Problems your staff have spotted
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Your opening hours and when the area is out of use
Quoting starts with a diagnosis, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price, before work begins.
For landlords and multi-site operators
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.
If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.
Questions from E12
Do insurers need proof of extract cleaning?
Grease-filled ducts can carry fire well beyond the kitchen. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.
What’s TR19?
BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.
What do I get after the clean?
A TR19 certificate, plus a full photo report. The report lists what was cleaned, anything we couldn’t reach and when the next clean is due.
What accreditations do you hold?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
What happens if you cannot reach some of it?
They’re listed in the report, never skipped quietly. You’ll know exactly which parts weren’t reached and why, along with a quote to put access in.
What do you do with what you remove?
Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.
How long does a kitchen extract clean take?
Short systems are done in a few hours, but large systems may be spread over more than one visit. Your quote says how long to expect.
