TR19® kitchen extract cleaning in Reading
Reading is a large Berkshire town with a busy centre, business parks along the M4, a university and a large hospital. Restaurants, pubs, hotels, staff restaurants and institutional kitchens all need their extract cleaned. We clean kitchen extract to BESA’s TR19® Grease specification across Reading, Wokingham and the rest of Berkshire.
Every job starts with a survey, from photos or on site, followed by a fixed quote, usually within one working day. We clean when the kitchen or building is closed: evenings, overnight or at weekends. You then get a TR19® certificate and a photo report with before and after pictures. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. See kitchen extract cleaning and ventilation duct cleaning for more.
If you have moved into a building or taken over a kitchen and don’t know when the extract or ventilation was last cleaned, a TR19 inspection is the place to start. It shows what is there and what needs doing.
Town-centre restaurants and offices along the M4
Reading’s town centre has restaurants, bars and pubs around The Oracle and the main shopping streets, many in buildings with flats or offices above. Kitchens in those buildings often send their extract up through the building to a roof fan, and the duct needs cleaning along its whole length, not just at the canopy.
The M4 corridor is lined with offices and business parks. Many of those buildings have staff restaurants and cafés, but their bigger job is often the ventilation: supply and extract ductwork, air handling units and fire and smoke dampers. BESA’s TR19® covers those systems too, under TR19® Air, with a risk-based approach of inspecting and cleaning where needed. We clean AHUs and ductwork out of hours and test fire dampers and smoke dampers, so staff arrive to a working building.
The University of Reading and the Royal Berkshire Hospital add large institutional kitchens. University kitchens follow the academic year, so holidays are the natural time to clean them, while hospital kitchens cook every day and need cleaning planned around meals and infection control. Wokingham adds busy suburbs with pubs, restaurants, schools and care homes.
Business park buildings often have plant on the roof and in plant rooms, with long supply and extract runs above ceilings. Access panels are not always where they are needed. Our survey finds them, and any section we can’t reach is recorded so new panels can be fitted.
Food Standards Agency records list about 287 restaurants, cafés and canteens, 83 takeaways, 72 pubs and bars and 10 hotels and guest houses within roughly a mile and a half of the centre of Reading, plus 29 schools and colleges and 42 hospitals, care and childcare premises. Every one that cooks under a canopy has an extract that needs cleaning. Source: FSA food hygiene rating data, October 2026.

Who inspects kitchens in Reading and Wokingham
Food businesses are inspected by the environmental health team at Reading Borough Council, or at Wokingham Borough Council for sites in its area. Officers look at the cleanliness of the kitchen and its equipment, extraction included, and ratings are published on the Food Standards Agency’s food hygiene ratings site.
Fire safety in workplaces is enforced by Royal Berkshire Fire and Rescue Service. Its officers carry out audits and can take enforcement action under the Regulatory Reform (Fire Safety) Order 2005. The responsible person, usually the employer, owner, landlord or managing agent, must assess and reduce fire risk. That includes grease in the kitchen extract and fire dampers that close as they should. GOV.UK’s guide to workplace fire safety explains more.
TR19® is not law. It is BESA’s specification and the benchmark that fire officers, EHOs and insurers look to. In multi-let offices, the lease usually sets out who looks after shared ventilation and who looks after tenant kitchens, so check it before you book.
For multi-let offices, the managing agent usually holds the records for shared systems. Make sure certificates for tenant kitchens are kept too, so the building’s fire risk assessment has the full picture.
Kitchens and buildings in Reading
We clean extract for restaurants and pubs in the town centre and suburbs, and for hotels serving business and leisure guests. Offices and retail sites need ventilation, AHU and damper work. Schools, colleges and the university are cleaned in the holidays, and hospitals and care homes are planned with your estates team. Food production units and leisure sites are covered on food production and leisure. We also clean grease traps and run a grease filter exchange.
Many employers along the M4 have offices in several towns. We can put each building on one maintenance contract, with kitchens on 3, 6 or 12-monthly cleans, ventilation on a risk-based inspection programme and records kept per site. Restaurant and pub groups in the town centre can do the same. Our 24/7 emergency line is there if a fan fails or an extract starts dripping.
How it works
- Send details. Tell us about your kitchen or building and send a few photos: canopy, filters, access panels and the last certificate if you have one.
- Get a fixed quote. We survey from your photos or on site and give you a fixed price, usually within one working day.
- We clean. We arrive when you’re closed, protect the kitchen and clean the system back to bare metal wherever it can be reached.
- Certified. You get a TR19® certificate and a photo report, with the readings, anything we couldn’t reach and the next clean date.
Our services in Reading
- Kitchen extract cleaning: Full TR19® Grease cleaning of your kitchen extract, from the canopy and filters through the ductwork to the fan and discharge, with a certificate and photo report.
- Canopy and hood cleaning: Kitchen canopies and hoods cleaned inside and out, along with the plenum behind the filters and the filters themselves, as part of a full TR19® Grease clean or between cleans.
- Ductwork cleaning: Kitchen extract ductwork cleaned along its full length, horizontal runs and vertical risers, through access panels, with grease readings before and after.
- Extract fan cleaning: Kitchen extract fans and their housings cleaned of grease, so the fan does its job and the last part of the system isn’t left as a fire risk.
- Fire damper testing: Fire dampers drop tested, reset and recorded, and smoke dampers tested through their controls, so you can show each one closes when it should.
- Air handling unit cleaning: Air handling units cleaned inside: filter sections, coils, drain trays, fans and internal surfaces, as part of TR19® Air ventilation hygiene.
- Ventilation duct cleaning: General supply and extract ductwork inspected and cleaned to BESA’s TR19® Air, the hygiene specification for ventilation beyond the kitchen.
- TR19 inspections and grease testing: Grease thickness testing, surveys and TR19® audits that show how much grease is in your kitchen extract and when it needs cleaning.
- Extract fan repair and replacement: Kitchen extract fans diagnosed, repaired or replaced, so smoke, heat and grease are pulled out of the kitchen and the extract system works as it should.
- Grease filter exchange: Dirty canopy grease filters swapped for clean ones on a regular schedule, so the first line of defence in your extract keeps working.
- Commercial kitchen deep cleaning: Commercial kitchens deep cleaned from ceiling to floor, including the places daily cleaning can’t reach: behind, under and inside the cooking equipment.
- Grease trap cleaning: Under-sink and inline grease traps emptied and cleaned on a schedule, so fats, oils and grease stay out of your drains and the sewer.
We also offer smoke damper testing, access panel installation, laundry extract cleaning, LEV testing, odour control maintenance and maintenance contracts.
