How we handle extract fan cleaning in North Cheam

Duct Doctor has been cleaning kitchen extract fans since 2009. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, with CHAS, SafeContractor and ISO 9001 and full insurance. The work covers discharge points, in-line fans and fan housings, and the jobs we see most are a noisy fan that has got louder over time and vibration from an unbalanced impeller.

In a London area like North Cheam, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. Grease in a duct like that is a fire risk to the whole building, not just the kitchen, which is why keeping it clean to TR19® matters.

Think of the report as the system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

How it works

Your trading hours come first. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes a few hours where there are several fans or heavy deposits. Many London buildings have a managing agent, a security desk or a permit-to-work system, so tell us who to contact in North Cheam.

  1. First we locate the fan and agree how it’s safely isolated.
  2. Power to the fan is isolated before anyone touches it.
  3. Grease is scraped from the impeller blades and the inside of the housing.
  4. The fan and its surrounds are degreased, keeping clear of the motor’s electrics.
  5. The fan is put back into service, checked and photographed.

How to prepare

  • Let us know about permits to work or site inductions
  • Clear loose items from the work area
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Signs you need extract fan cleaning in North Cheam

A fan in North Cheam builds up grease at a rate set by the kitchen, not the location: daily hours and the amount of frying and grilling. Under BESA guidance, the whole system, fan included, needs cleaning at least every 3, 6 or 12 months depending on daily hours.

Look out for any of the following:

  • A fan coated in grease inside its housing
  • Rough running from the extract fan
  • A smell of hot grease from the extract
  • Less air being pulled from the kitchen

If you run a church or community hall kitchen, near St Oswald Church or elsewhere in North Cheam, its extract still collects grease from every lunch and event.

Your questions about extract fan cleaning in North Cheam

Who would carry out a food hygiene inspection at a kitchen in North Cheam?

Food hygiene inspections in North Cheam are carried out by Sutton council. How often a business is inspected depends on the risk rating the council gives it, so it’s worth staying ready all year.

Do you work overnight in North Cheam?

Yes, we can come after you close and finish before you open. The work in North Cheam can fit around your hours. Your opening times are the first thing we ask for.

What information do you need?

Just the basics: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. After that, simply call 0345 646 2711, or email photos.

Which sectors do you work in?

Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. Work is timed around how each site runs.

What do you do to protect the area?

Protection goes down first: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.

How much does extract fan cleaning cost?

It depends on the site, so we quote each one individually. For a quote, ring 0345 646 2711, or send details by email with the site type, opening hours and a few pictures.

What is TR19?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.

Aftercare tips

Here’s the after-treatment advice, in brief:

  • File the fan’s report with your other records
  • Never cook with a filter missing
  • Report grease escaping from the fan
  • Leave a clear route to the fan

When we have finished, the fan is reassembled and run. Anything we notice, like noise, vibration or a worn part, goes on the report, so you can plan any repair.

Make sure the fan is reachable. Clear access means it’s never left out of a clean, whether it’s on a roof, in a ceiling or on a wall.

When something else is needed

Extract fan cleaning cannot fix everything, and we’d rather say so up front. It doesn’t solve:

  • Grease in the canopy and ductwork
  • A fan that was never right for the kitchen
  • A fan that will not start

Not sure which it is? You can call 0345 646 2711 or drop us a line and we’ll tell you honestly.

Parts of the system we cover

  • Centrifugal fans
  • In-line fans
  • Fan housings
  • Axial fans

For landlords and multi-site operators

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We can diagnose it and quote.

How we price extract fan cleaning

Sites vary more than people expect. What affects the quote:

  • Whether several sites go on one quote
  • Site requirements such as sign-in and permits
  • Parking and loading at the site
  • The times the site is available

Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.

Asking for a quote

We can often survey from pictures. Try to include:

  • The paperwork from the last visit, if you have it
  • Where the site is and what kind of site it is
  • Detail shots of panels, filters and grilles
  • When the site is open and when it’s quiet

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
