AHU cleaning in Pinner

Our AHU cleaning covers sites in Pinner and the rest of Greater London, in buildings such as offices, schools, healthcare sites and shops. The work is timed around when the system can be switched off, including evenings, nights and weekends. Typical jobs include air handling units due a clean after building work and fan sections that haven’t been cleaned in years, across supply and extract fans, heating and cooling coils and internal panels.

Across London, offices, hotels, schools and healthcare buildings rely on mechanical ventilation, much of it supplied through air handling units on roofs or in basements. In a building in Pinner, dust and debris build up in the units and ductwork over time, which is what TR19® Air cleaning deals with.

The report is your system’s health record: dated, with photos, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

In-house cleaning or a specialist?

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Keeping the system healthy

A little care between visits keeps the system in better shape. We recommend:

  • Watch for drips or damp patches near the plant
  • Store the TR19 paperwork where auditors can find it
  • Stick to the filter change plan
  • Don’t ignore odours coming through the grilles

Once the clean is done, we send a TR19® certificate and a report with before and after pictures. They belong in the plant or maintenance log.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

What the work involves, part by part

Rooftop and plant room units

Units on roofs and in plant rooms can be awkward to reach. Access is planned during the survey, before we quote.

Fans and fan sections

The fan moves all of the unit’s air, so dirt on it gets spread around. We clean the impeller, housing and surrounding section.

Pinner questions

How do you handle parking and loading in Pinner?

London parking can be tight, so details of loading bays and permits help. Where restrictions apply in the day, an evening or overnight visit typically gets round them.

Can ventilation in schools around Pinner be cleaned out of term?

Yes, out-of-term visits are normal for schools. Around Pinner, the Food Standards Agency lists about 18 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we’ll book the visit for when the site is empty.

Are you fully insured?

Yes. Duct Doctor is fully insured, and the details are available on request.

Can you set up regular visits?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

What about areas you can’t get to?

Anything we can’t reach goes on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

Do you work evenings or weekends?

Yes. We time the work to fit the building’s hours. In hospitals and care homes, we agree timings with the site team.

How often do AHUs need cleaning?

TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. Each report suggests when the unit should next be looked at.

Do you do ventilation duct cleaning too?

Yes, the ductwork, grilles and diffusers the unit serves. We will tell you after the survey whether the ducts need it.

How it works

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes a single shift for a typical unit, longer for large or heavily soiled ones. If your building in Pinner has sign-in rules, permits or key holders, mention them when you book.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

Preparing for the visit

  • Have your last certificate or report to hand
  • Tell us about site rules, permits or sign-in
  • Tell us the best time to work, such as after service or at a weekend

Common problems we fix in Pinner

Cooling coils create condensation, and that water has to go somewhere. A blocked outlet or a badly sloped tray leaves standing water, and slime and smells soon follow.

These are the problems we see most often:

  • Blocked condensate drains and slimy trays
  • Plant that needs cleaning after a refit
  • Air handling units with blocked filters
  • Dust built up on fan impellers

Hospitals such as Northwood and Pinner Cottage Hospital (about 1.3 miles north-west) show how much a building can rely on clean ventilation, and smaller healthcare sites near Pinner are no different.

  • Building management system faults
