How the job changes from site to site

Filters

What’s on the filters is a good clue to what’s further in. They’re photographed before and after for your records.

Rooftop and plant room units

Units outside are exposed to weather and windblown debris. The intake section gets particular attention.

How we handle AHU cleaning in Haverstock

Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. We clean coils with methods suited to their condition, taking care not to damage the fins. The work covers dampers and louvres, internal panels and supply and extract fans, and common reasons people get in touch are units that have only ever had filter changes and drain trays holding standing water.

London offices and flats often have ductwork added through successive refits, leaving sections that are hard to reach and seldom cleaned. An inspection first shows where cleaning is needed in a building in Haverstock.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

How we price AHU cleaning

The survey tells us what the work involves. We look at:

  • Travel, parking and unloading
  • One-off work versus a regular cycle
  • Whether we need access equipment or extra panels
  • Whether several sites go on one quote

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re unsure, call us on 0345 646 2711 or email us for straight advice and a fixed quote.

What to send for a quote

You do not need the technical terms. It helps if you can send:

  • The times we could work without disrupting the site
  • Close-ups of filters, grilles, hatches or access panels
  • The paperwork from the last visit, if you have it
  • Where the site is and what kind of site it is

To get a fixed quote, phone us on 0345 646 2711 or drop us a line with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. We usually come back within one working day.

What happens on the day

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and floors and nearby surfaces are sheeted. The work itself takes one overnight shift for many single units, with bigger plant phased. Managed blocks in London often need contractors booked in ahead, and we are happy to deal with the agent directly for a site in Haverstock.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. The unit is closed up and handed back, with a report to follow.

Preparing for the visit

  • Clear loose items from the work area
  • Mention any sign-in, permit or induction we need
  • Find the previous report, if there is one

Advice

For landlords and multi-site operators

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.

In-house cleaning or a specialist?

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

AHU cleaning around Haverstock

The FSA’s food hygiene register lists about 71 schools, colleges and universities, about 59 caring premises (care homes, nurseries and hospitals) and about 30 hotels and B&Bs with registered kitchens or food service within 1.5 miles or so of the middle of Haverstock. Busy, occupied buildings like these are where clean supply air matters most. Haverstock’s nearest hospital, Wellington Hospital, is about 0.9 miles south-west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale. London plant rooms are often on roofs or in basements reached through occupied floors.

If you run a surgery, dental practice or care home near Haverstock, clean ventilation matters as much to you as to a hospital like Wellington Hospital (about 0.9 miles south-west). If you manage offices or shops near South Hampstead station, their ventilation can be inspected and cleaned out of hours. For schools like Fine Arts College, the holidays are the usual time to inspect and clean ventilation.

Honest limits

Before booking, it helps to know what’s not included:

  • Building management system faults
  • Faulty motors, drives or bearings
  • Coils that are corroded or leaking and need replacing

If in doubt, call us on 0345 646 2711 or email us and we’ll say what we think.

Parts of the system we cover

  • Supply and extract fans
  • Heating and cooling coils
  • Drain trays
  • Filter sections
  • Internal panels
  • Dampers and louvres

Between visits

To keep the system working properly between visits:

  • Keep the area around the fresh air intake clear
  • Plan the next inspection before the last report gets filed away
  • Do not ignore odours coming through the grilles
  • Keep inspection doors on the unit in good order

The report shows each section of the unit before and after, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.

Make the drain tray part of every maintenance visit. A drain that’s cleared early never gets to the slime stage.

Questions from Haverstock

Do you work at weekends in Haverstock?

Yes, out-of-hours work is a big part of what we do. The work in Haverstock can fit around your hours. Let us know the hours you’re closed and we will book within them.

What do you need to know about parking in Haverstock?

Parking and loading in London need planning, so tell us about bays, permits and building rules when you book. Night visits tend to make loading easier on London streets.

How much notice should we give?

For planned work, earlier is better, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.

Do you look at the system first?

Yes. Photos often do the job, and larger or hidden systems get a visit.

Do you give a certificate after the clean?

Yes, both a certificate and a report with pictures. It includes a recommended date for the next check.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and we will quote them together.

How long does it take to clean an air handling unit?

Typically the clean takes from a few hours for a compact unit to a day or more for a large one. The shutdown is planned to fit, out of hours if needed.

What should I send you?

Only a few details: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. Then phone us on 0345 646 2711, or send details by email.
