What affects the cost of AHU cleaning

The survey tells us what the work involves. The main factors are:

  • Whether it’s a one-off visit or part of a schedule
  • Any permits to work or inductions
  • Parking and loading at the site
  • Access, including roofs, risers and ceiling voids

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.

Asking for a quote

We can often survey from photos. Try to include:

  • Where the site is and what kind of site it is
  • Problems your staff have spotted
  • Any previous report or certificate
  • A few general shots of the system

Quotes are quick. Send a few details and pictures, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

How we handle AHU cleaning in Vale of Health

An AHU clean is a thorough examination and treatment of the unit. Every section is opened, cleaned and photographed, so the report shows exactly what was done. If you’re dealing with fan sections that haven’t been cleaned in years and debris and leaves in the fresh air intake, we can help, from filter sections, dampers and louvres and heating and cooling coils onwards.

London buildings often depend on air handling units in plant rooms or on the roof to supply fresh air. In a building in Vale of Health, dust and debris build up in the units and ductwork over time.

We have been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Why it’s worth doing now in Vale of Health

Standing water in a drain tray doesn’t clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. In Vale of Health, a planned overnight visit is much easier than closing unexpectedly.

No two sites are the same, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

How it works

We are used to working while the site is closed. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. Security desks and permits-to-work are routine in London, so let us know what your building in Vale of Health needs from us.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. After pictures are taken and the certificate issued.

Before we arrive

  • Tell us about site rules, permits or sign-in
  • Make sure equipment near the work can be switched off and left to cool
  • Let us know how we reach the system, including roofs, risers and plant rooms

Questions from Vale of Health

What do you need to know about parking in Vale of Health?

London parking can be tight, so details of loading bays and permits help. Much of our London work is done overnight, which helps.

Can you come to Vale of Health after we close?

Yes, evening, overnight and weekend work is normal for us. It means the site in Vale of Health keeps running as normal. Just give us a ring on 0345 646 2711 or send us an email with your opening times and we will plan around them.

Will you repair the fan or motor?

AHU cleaning is what we offer here, not mechanical repairs. Any faults we notice are recorded for your maintenance team to follow up.

Will the ventilation be off while you clean?

Yes, while the clean is under way. Out-of-hours work is available so the building is not left without ventilation when it’s busy.

What does AHU cleaning cost?

There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.

What happens to the waste?

We take it away at the end of the visit. While we work, it’s kept contained so the area stays clean.

Do you work in Vale of Health?

Yes. Vale of Health is part of the area we cover, within the South East and London area we cover.

How far ahead should we book?

Earlier is better, especially for out-of-hours work. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.

What AHU cleaning looks like in Vale of Health

Buildings like these often rely on mechanical ventilation, which TR19® Air covers. Getting kit to a London plant room typically means lifts, stairs and an agreed loading slot. Vale of Health’s nearest hospital, New End Hospital, is about under half a mile south. Clean air matters most where people are unwell, and that is as true in a care home as in a hospital.

Hospitals such as New End Hospital (about under half a mile south) show how much a building can rely on clean ventilation, and smaller healthcare sites near Vale of Health are no different. Keeping the system healthy

Think of this as the after-treatment advice, in brief:

  • Plan the next inspection before the last report gets filed away
  • Report water on the plant room floor
  • Flag stale or damp smells in the supply air
  • Clear leaves and litter away from the intake

The report suggests a date for the next inspection or clean, taking into account how dirty it was. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Check drain trays and condensate drains during routine maintenance. Catching a slow drain early stops standing water building up.

What a clean won’t put right

To be straight with you, there are a few things this work will not fix:

  • Problems with the unit’s controls or sensors
  • Dirty ducts beyond the unit itself
  • Mechanical faults with motors, belts or bearings

If in doubt, phone us on 0345 646 2711 or send us an email and we will say what we think before you book.

Parts of the system we cover

  • Supply and extract fans
  • Dampers and louvres
  • Filter sections
  • Internal panels
  • Heating and cooling coils
  • Drain trays

What the work involves, part by part

Filters

What’s on the filters is a good clue to what’s further in. They’re photographed before and after for your records.

Rooftop and plant room units

Smaller units in ceiling voids are part of the work as well. We protect the area below before opening them.

What we’re called out for in Vale of Health

No filter stops everything. The fine dust that passes the filters lands on the coils, the fan and the internal panels, building up layer by layer.

Any of these means the system needs a check-up:

  • Debris and leaves in the fresh air intake
  • Dirty filters cutting the airflow
  • Plant that needs cleaning after a refit
  • Rooms that smell stuffy when the system runs

If you manage offices or shops near Hampstead Heath station, their ventilation can be inspected and cleaned out of hours.

What your quote should include

  • How they set the interval to the next visit
  • Whether inaccessible sections are listed on the report
  • If the quote is a fixed price or an estimate
  • When they can work, and whether that’s outside your opening hours
