What happens if it’s left?

A light clean now is simpler than a heavy one later. Years of build-up make the job longer and harder, especially where there’s been moisture. Every month a London system goes without attention adds to what has to be done later.

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before work begins.

What you get with us

  • A fixed price before any work starts
  • Work around your opening hours, with 24/7 emergency cover

AHU cleaning in St Ann's

Every supply and extract system relies on the air handling unit at its centre: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, so cleaning the unit matters as much as cleaning the ducts. We are often asked to deal with filters that are clogged or overdue and dust built up on fan impellers, across supply and extract fans, drain trays and internal panels.

London buildings tend to keep their plant on the roof or below ground, so work in St Ann's is often done in the evening or at weekends. Parking and loading are agreed with the building in advance.

We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Landlords, agents and facilities managers

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

Multi-site operators often want one contractor and one number. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

How the visit works

We work around your opening hours, not the other way round. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes from a few hours for a compact unit to a day or more for a large one. Many London buildings have a managing agent, a security desk or a permit-to-work system, so tell us who to contact in St Ann's.

  1. We survey the unit from photos or on site and agree what’s included.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. We clean out the drain tray and make sure it drains.
  5. A TR19® certificate and photo report follow the clean.

Preparing for the visit

  • Name a contact who can let us in at the agreed time
  • Plan for cooking equipment or plant to be off before we arrive
  • Have your last certificate or report to hand

We don’t publish a price list, because no two systems are the same. We look at your system first, from photos or on a visit, then send a fixed quote. To start, give us a ring on 0345 646 2711, or send details by email.

Advice

Keeping the system healthy

A little care between visits keeps the system in better shape. We recommend:

  • Store the TR19 paperwork where auditors can find it
  • Check the drain tray is emptying during routine visits
  • Don’t ignore odours coming through the grilles
  • Plan the next inspection before the last report gets filed away

Once the clean is done, we send a TR19® certificate and a report with before and after photos. Keep both with the building’s maintenance records.

Don’t let leaves, litter or stored materials build up near the fresh air intake. What’s near the intake ends up in the unit.

St Ann's: your questions answered

What do you need to know about parking in St Ann's?

London parking can be tight, so details of loading bays and permits help. Where restrictions apply in the day, an evening or overnight visit usually gets round them.

Can a school’s ventilation in St Ann's be done out of term time?

Yes, and it’s the easiest time to do it. Around St Ann's, the Food Standards Agency lists about 48 schools and colleges with registered kitchens within a mile and a half or so. Just ring 0345 646 2711 or email us with your term dates and we will plan around them.

What happens to the waste?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We do not leave it behind.

Do you repair air handling units?

Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We’ll flag anything we notice during the clean.

How much does AHU cleaning cost in St Ann's?

We don’t publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before any work starts.

What’s included in an AHU clean?

We clean the filter section, heating and cooling coils, drain trays, fan and internal casing. Filters are cleaned or changed as agreed in the quote.

Do you clean the ductwork as well?

Yes. We clean supply and extract ductwork to TR19® Air as well. It’s often worth doing both at once, and we can quote for both.

Can you come out in an emergency?

Yes. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line, and we will advise on what to do next.

What the work involves, part by part

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. We clean the intake and first stage of filters along with the rest.

Filters

Clogged filters reduce airflow, and dirt can get round the edges. The filter section is cleaned so new or cleaned filters sit properly.

What AHU cleaning cannot fix

To be straight with you, some problems need a different fix:

  • Leaking heating or cooling coils
  • Controls and BMS settings that run the unit
  • Mechanical faults with motors, belts or bearings

If you’re not sure, just phone us on 0345 646 2711, or email photos and we will give you a straight answer before you book.

Parts of the system we cover

  • Filter sections
  • Heating and cooling coils
  • Drain trays
  • Dampers and louvres
  • Internal panels
  • Supply and extract fans

Common problems we fix in St Ann's

Cooling coils create condensation, and that water has to go somewhere. A blocked outlet or a badly sloped tray leaves standing water, and slime and smells soon follow.

Common reasons sites call us are:

  • Filters that are clogged or overdue
  • Dirty fans and fan housings
  • Odours coming through the supply air
  • Air handling units never cleaned inside

Healthcare buildings such as City of London Maternity Hospital, about 1.7 miles south-west, depend on their ventilation; if you manage a surgery, clinic or care home near St Ann's, yours matters too.

What to look for in a quote

  • Whether the quote is based on a survey or pictures
  • How they set the interval to the next visit
  • Whether VAT is included
  • Whether the price is fixed
