AHU cleaning in Poplar

Coils are where a lot of the dirt ends up. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins are not flattened. Typical jobs include units that have only ever had filter changes and units needing a clean before a new tenant or handover, on drain trays, internal panels and dampers and louvres.

Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. In Poplar, as elsewhere, cleaning starts with an inspection of what’s there.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we are fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

How we price AHU cleaning

The quote reflects the site in front of us. We consider:

  • Site requirements such as sign-in and permits
  • The times the site is available
  • Access, including roofs, risers and ceiling voids
  • The size of the system

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at, and you will get one fixed quote.

What to send for a quote

We can often survey from photos. Try to include:

  • Where the site is and what kind of site it is
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any access panels or hatches you can see
  • When the site is open and when it’s quiet

Getting a quote doesn’t take long. Call or email with a few details and you’ll normally have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

What AHU cleaning cannot fix

Some problems need a different service or another trade:

  • Controls and BMS settings that run the unit
  • Leaking heating or cooling coils
  • Dirty ducts beyond the unit itself

If you are not sure, just call 0345 646 2711 or drop us a line and we will give you a straight answer before booking.

Where we work

  • Heating and cooling coils
  • Filter sections
  • Supply and extract fans
  • Drain trays
  • Dampers and louvres
  • Internal panels

Why deal with it now?

A clean unit feeds cleaner air into the ductwork, so the ducts and grilles stay cleaner between cleans. It also means the next inspection has less to find. In a London building, a problem in a duct, damper or fan rarely stays in one unit.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll go through it with you.

How it works

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes one overnight shift for many single units, with bigger plant phased. Loading bays, visitor permits and roof access are the first things we ask about for a site in Poplar.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

Getting ready for the visit

  • Have your last certificate or report to hand
  • Tell us about site rules, permits or sign-in
  • Plan for cooking equipment or plant to be off before we arrive

Advice

What staff can safely do

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that’s where we come in.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

For landlords and multi-site operators

For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so each one has its own record.

Whether it’s one building or many, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

Poplar buildings and their air

Going by the FSA’s register, there are about 68 schools, colleges and universities, about 52 hospitals, care homes and childcare premises and about 15 hotels, B&Bs and guest houses serving food within roughly a mile and a half of the centre of Poplar. Many buildings of this kind have supply and extract ductwork that gathers dust and needs inspecting. Ventilation cleaning in London buildings is typically planned for evenings or weekends. The nearest hospital to Poplar is Poplar Hospital, about 0.6 miles north-east. Clean air matters most where people are unwell, and that’s as true in a care home as in a hospital.

Healthcare ventilation, from large hospitals like Poplar Hospital (about 0.6 miles north-east) to small clinics, depends on clean filters, coils and ducts. School buildings such as Tower Hamlets College are typically done in the holidays, so classrooms aren’t disturbed. If you manage offices or shops near Canary Wharf station, their ventilation can be inspected and cleaned out of hours.

Keeping the system healthy

Think of this as the after-treatment advice, short and simple:

  • Watch for drips or damp patches near the plant
  • Don’t ignore odours coming through the grilles
  • Clear leaves and litter away from the intake
  • Check the drain tray is emptying during routine visits

The ducts served by the unit may need attention too. A clean unit feeding dirty ducts only solves half the problem, and we can quote for both.

Do not let leaves, litter or stored materials build up near the fresh air intake. Anything around the intake is likely to be drawn in.

The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote and we will normally reply within one working day.

How do you keep the site clean during the work?

We cover floors and nearby surfaces with sheeting before work begins, and waste is contained as we go. At the end, the area is cleaned down.

Can we book visits on a schedule?

Yes. Regular plans can run on 3, 6 or 12-monthly cycles, depending on what the system needs.

Do you offer emergency callouts?

Yes. There’s a 24/7 emergency line for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.

How long will the unit be out of action?

The work takes one overnight shift for many single units, with bigger plant phased. Bigger units can be phased, so phone us on 0345 646 2711 or send us an email to talk it through.

What is TR19?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.
