How we handle AHU cleaning in Swiss Cottage

We clean air handling units for buildings in Swiss Cottage and across Greater London, working to TR19® Air, in buildings such as offices, schools, healthcare sites and shops. The work is timed around when the system can be switched off, including evenings, nights and weekends. If you have dust built up on fan impellers and stale or musty smells from the ventilation, we can put it right, from filter sections, drain trays and internal panels onwards.

London buildings tend to keep their plant on the roof or below ground, so work in Swiss Cottage is often done in the evening or at weekends. Parking and loading are agreed with the building in advance.

The report is your system’s health record: dated, with pictures, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

How the visit works

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes half a day to a full day per unit, with large plant planned over several shifts. Getting kit into a London building takes planning, so let us know where we can load and park in Swiss Cottage.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After photos are taken and the certificate issued.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Allow time for equipment near the work to be turned off and cool down
  • Find the previous report, if there is one

How the job changes from site to site

Fans and fan sections

Dust on a fan impeller adds weight and wear. A clean fan runs more smoothly.

Filters

Clogged filters reduce airflow, and dirt can get round the edges. The filter section is cleaned so new or cleaned filters sit properly.

Between visits

Think of this as the after-treatment advice, in brief:

  • Note any water around the unit or leaks below it
  • Store the TR19 paperwork where auditors can find it
  • Flag stale or damp smells in the supply air
  • Diary the inspection date recommended in the report

The report suggests a date for the next inspection or clean, taking into account how dirty it was. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.

When something else is needed

Some problems need a different service or another trade:

  • Damaged coils beyond cleaning
  • Mechanical faults with motors, belts or bearings
  • Building management system faults

Not sure which it is? You can ring 0345 646 2711 or email us and we’ll tell you honestly.

What the work covers

  • Supply and extract fans

  • Dampers and louvres

What AHU cleaning looks like in Swiss Cottage

There are about 70 schools, colleges and universities, about 51 hospitals, care homes and childcare premises and about 22 hotels and B&Bs on the FSA’s food hygiene register within roughly a mile and a half of the centre of Swiss Cottage. Busy, occupied buildings like these are where clean supply air matters most. For Swiss Cottage, the closest hospital is Hospital of St John and St Elizabeth, roughly 0.7 miles south. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale. London plant rooms are often on roofs or in basements reached through occupied floors.

School buildings such as The UCL Academy are normally done in the holidays, so classrooms aren’t disturbed. Healthcare buildings such as Hospital of St John and St Elizabeth, about 0.7 miles south, depend on their ventilation; if you manage a surgery, clinic or care home near Swiss Cottage, yours matters too.

Swiss Cottage is about 1 mile south of Hampstead, in Greater London. Anywhere in NW3, we can take on AHU cleaning. Swiss Cottage is one of 764 towns, villages and districts in Greater London where we work for AHU cleaning.

Work in NW3, NW8 and NW6 is surveyed, quoted and booked the same way as anywhere else. AHU cleaning is available to premises on Avenue Road, Acacia Road and Harben Road and nearby roads. If your site is just outside Swiss Cottage, we cover South Hampstead (1 mile north), St John's Wood (1 mile south), Haverstock (1 mile east), Belsize Park (1 mile east) and Primrose Hill (1 mile east). Larger places within reach include London (4 miles south-east), Kensington (3 miles south-west), St Pancras (3 miles south-east), Shoreditch (4 miles east), Walthamstow (7 miles north-east) and Hoxton (4 miles east).

When to call us in Swiss Cottage

It matters for two reasons: air quality, since the unit feeds occupied rooms, and performance, since dirt makes it strain. For the people using the building every day, that is the air they breathe for hours on end.

Common reasons sites call us are:

  • Stale or musty smells from the ventilation
  • Filters that are clogged or overdue
  • Air handling units never cleaned inside
  • Dirty fans and fan housings

If you run an office near South Hampstead station, its supply ductwork can gather dust for years before anyone looks inside.

Questions to ask before you book

  • Whether the work can be done while the site is closed
  • What happens if part of the system cannot be accessed
  • Exactly which parts of the system are covered
  • What insurance they carry

What affects the quote in Swiss Cottage

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number of sites or systems
  • The condition we find in the survey
  • How easy every part is to reach
  • Working hours and out-of-hours timing

Several systems or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at, and you will get one fixed quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in touch, it helps to send:

  • Problems your staff have spotted
  • Close-ups of filters, grilles, hatches or access panels
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your last certificate, test record or report

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

Swiss Cottage: your questions answered

Can you come to Swiss Cottage after we close?

Yes, we can come after you close and finish before you open. The work in Swiss Cottage can fit around your hours. Let us know the hours you are closed and we’ll book within them.

Can ventilation in schools around Swiss Cottage be cleaned out of term?

Yes, and it’s the easiest time to do it. The FSA’s register shows about 70 schools and colleges with food registrations within roughly a mile and a half of Swiss Cottage. Tell us your holiday dates and we will book the visit for when the site is empty.

Do you work in Swiss Cottage?

Yes. Our technicians work in Swiss Cottage, within the South East and London area we cover.

Is a quote from pictures possible?

Usually, yes. Send a few wide pictures plus close-ups of panels, filters or grilles, and we usually come back within one working day. Some sites still need a visit, and we will say so.

Do you need to switch the unit off?

Yes. We can’t clean a running unit, so it’s switched off and made safe first. The shutdown is planned with whoever runs the building.

How much does AHU cleaning cost?

Size, condition, access and working hours all affect the cost. Ask us for a fixed quote and we will normally reply within one working day.

How far ahead should we book?

Book as early as you can for planned work, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.

Can you fix a faulty AHU?

We clean the unit and flag faults rather than repair them, with pictures where it helps.

Why act early in Swiss Cottage

Standing water in a drain tray does not clear itself. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Clearing it now is a much smaller job. A building in Swiss Cottage may have flats or offices above and alongside, and a fault in the system can affect them too.

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.

Why us?

  • Out-of-hours work and a 24/7 emergency line
  • One number for every site across the South East and London
  • Survey first, then a fixed quote
  • Fixed quotes from a survey or pictures
