What AHU cleaning looks like in Smithfield
There are about 86 schools, colleges and universities, about 72 hospitals, care homes and childcare premises and about 211 hotels and B&Bs on the FSA’s food hygiene register across Smithfield and its immediate surroundings (about a mile and a half). Buildings like these often rely on mechanical ventilation, which TR19® Air covers. Getting kit to a London plant room normally means lifts, stairs and an agreed loading slot. Finsbury Health Centre is the nearest hospital, about 0.5 miles north-west of Smithfield. Healthcare buildings depend on clean supply and extract ventilation, and the same applies to surgeries, clinics and care homes.
If you run a surgery, dental practice or care home near Smithfield, clean ventilation matters as much to you as to a hospital like Finsbury Health Centre (about 0.5 miles north-west). If you run an office near Farringdon station, its supply ductwork can gather dust for years before anyone looks inside. Wherever a school like Charterhouse Square School has ducted ventilation, a half-term visit keeps the work out of lesson time.

Around Smithfield
Typical jobs here are in premises near London Nautical School, Barts Health Archives and St Alban's Church of England Primary School, among other places. You’ll also find St Mary-at-Hill (1 mile south-east), Oriole pub (less than half a mile south-west) and Postman's Park (less than half a mile south-east). Smithfield has its own railway station: Farringdon station. Nearby you will also find Montfichet's Tower (within half a mile south) and Postal Museum (within half a mile south-east). Open spaces near Smithfield include Ludgate Hill and St. James's Park Lake.
AHU cleaning in Smithfield, done properly
Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. The work covers heating and cooling coils, drain trays and filter sections, and the jobs we see most are rooms that smell stuffy when the system runs and filters that are clogged or overdue.
Across London, offices, hotels, schools and healthcare buildings rely on mechanical ventilation, much of it supplied through air handling units on roofs or in basements. For a building in Smithfield, dust settles in the units and ducts year after year.
The paperwork matters as much as the work. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Managing agents and facilities teams in Smithfield
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.
Smithfield questions
How do you handle parking and loading in Smithfield?
We plan it in advance, so let us know about loading bays, permits and access rules at the building. Where restrictions apply in the day, an evening or overnight visit normally gets round them.
Can ventilation in schools around Smithfield be cleaned out of term?
Yes. Half-terms and the summer break are the natural time for school work. Around Smithfield, the Food Standards Agency lists about 86 schools and colleges with registered kitchens within a mile and a half or so. Booking early in the term gives the best choice of holiday dates.
How do you keep the site clean during the work?
With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.
Can you look after several sites?
Yes. Tell us the addresses and what each needs and we’ll quote them together.
Do you work in Smithfield?
Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, Smithfield included.
What happens to the waste?
We contain it and take it with us. Grease, debris and waste water are collected as the work goes on, so it does not spread.
Which kinds of sites do you work on?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.
What does AHU cleaning cost?
There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before any work starts.
Why deal with it now?
A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that does not feel as comfortable, and a planned clean is far less disruptive than a breakdown. In a London building, a problem in a duct, damper or fan rarely stays in one unit.
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will explain each part.

How it works
The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. The middle part takes longest, which takes a single shift for a typical unit, longer for large or heavily soiled ones. Expect the work in Smithfield to happen after your last customer leaves, not during trading.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- We finish with the fan section and the drain tray.
- After pictures are taken and the certificate issued.
Before we arrive
- Make sure equipment near the work can be switched off and left to cool
- Tell us where we can park and unload
- Move anything stored near the system

What affects the cost of AHU cleaning
The quote reflects the site in front of us. We take into account:
- How easy every part is to reach
- Any permits to work or inductions
- What state the system is in
- Where the site is and how we reach it
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you will get one fixed quote.
Helping us quote
There’s no need for technical detail. Just send:
- Any symptoms, from odd noises to smells or leaks
- Wide photos of the system and the area around it
- Your last certificate, test record or report
- Any access panels or hatches you can see
There’s no standard price list, because every site is different. Instead, we look at your site first, from pictures or a survey, and then give you a fixed quote. To start, ring 0345 646 2711 or email us.
What staff can safely do
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
