AHU cleaning in North Cheam

The fan pushes every bit of air in the system, so dust on its blades and housing ends up in the airstream. Fan, housing and the surrounding panels are cleaned as part of the job, with the unit switched off and made safe first. The work covers heating and cooling coils, dampers and louvres and internal panels, and the jobs we see most are air handling units due a clean after building work and debris and leaves in the fresh air intake.

London buildings often depend on air handling units in plant rooms or on the roof to supply fresh air. For a building in North Cheam, dust settles in the units and ducts year after year.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What we do, step by step

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. On site, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. Expect the work in North Cheam to happen after your last customer leaves, not during trading.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Each section is cleaned of dust, debris and slime.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Getting ready for the visit

Advice

Multi-site and managed buildings

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.

What your team can do, and what needs us

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

North Cheam buildings and their air

There are about 28 schools, colleges and universities and about 50 hospitals, care homes and childcare premises on the FSA’s food hygiene register within 1.5 miles or so of the middle of North Cheam. Buildings like these often rely on mechanical ventilation, which TR19® Air covers. North Cheam’s nearest hospital, St. Anthony's Hospital, is about 0.6 miles north. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too. Ventilation cleaning in London buildings is normally planned for evenings or weekends.

If you run an office near West Sutton station, its supply ductwork can gather dust for years before anyone looks inside. For schools like Cheam Park Farm Primary Academy, the holidays are the usual time to inspect and clean ventilation. Hospitals such as St. Anthony's Hospital (about 0.6 miles north) show how much a building can rely on clean ventilation, and smaller healthcare sites near North Cheam are no different.

North Cheam: your questions answered

Can you clean school ventilation in North Cheam during the holidays?

Yes. The holidays are the usual time for school work. There are about 28 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of North Cheam. Just call 0345 646 2711 or send us an email with your term dates and we will plan around them.

What do you need to know about parking in North Cheam?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. Working overnight, as we often do in London, normally makes it simpler.

What do you clean inside the unit?

Every section that collects dirt: filters, coils, tray, fan and panels. The survey confirms what’s in your unit before we quote.

Can you clean the AHU out of hours?

Yes. We work evenings, overnight and weekends, so offices, schools and shops can carry on.

What types of premises do you cover?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.

Are you accredited?

Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

Do you survey before quoting?

Yes. For many sites, pictures and a few details are enough, and larger or hidden systems get a visit.

Can we book visits on a schedule?

Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.

Keeping the system healthy

Think of this as the after-treatment advice, in brief:

  • Don’t ignore odours coming through the grilles
  • Look at the condensate drain whenever the unit is serviced
  • Watch for drips or damp patches near the plant
  • Don’t store bins or materials near the intake

Stick to the filter change schedule, because good filters protect everything downstream. Record each change in the maintenance log.

Regular inspection under TR19® Air shows when cleaning is due instead of leaving it to guesswork.

When something else is needed

We will not sell you work that doesn’t address the problem, so these are the things it will not cover:

  • Controls and BMS settings that run the unit
  • Coils that are corroded or leaking and need replacing
  • A system that’s undersized for the building

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly before you book.

Parts of the system we cover

  • Heating and cooling coils
  • Dampers and louvres
  • Filter sections
  • Internal panels
  • Supply and extract fans
  • Drain trays

What happens if it’s left?

A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that does not feel as comfortable, and a planned clean is far less disruptive than a breakdown. For a site in North Cheam, fitting the work in overnight now is far easier than closing at short notice later.

No two sites are the same, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all play a part.

Filters

What’s on the filters is a good clue to what’s further in. We photograph them for the report.

Heating and cooling coils

Heating and cooling coils have tightly packed fins that trap fine dust. They’re cleaned using methods that won’t bend or flatten the fins.
