AHU cleaning in Bakers Arms

Units vary a lot in size, age and layout, from a small ceiling-mounted unit to a large rooftop plant. We look at the unit first, from photos or a site visit, and send you a fixed quote, so you know where you stand. The work covers filter sections, drain trays and supply and extract fans, and people most often call us about coils clogged with dust and debris and drain trays holding standing water.

London buildings often depend on air handling units in plant rooms or on the roof to supply fresh air. For a building in Bakers Arms, dust settles in the units and ducts year after year, which is what TR19® Air cleaning deals with.

The paperwork matters as much as the work. You get a written report with pictures after each visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

What happens if it’s left?

Standing water in a drain tray doesn’t clear itself. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. Leaving it on a busy London site only adds to the work.

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll go through it with you.

Why us?

  • Photo reports with every job
  • Every job surveyed first
  • Fixed quotes, normally within one working day
  • One contact for all your sites in London and the South East

Different parts, different methods

Heating and cooling coils

Heating and cooling coils have tightly packed fins that trap fine dust. They’re cleaned using methods that will not bend or flatten the fins.

Internal casing and panels

We open each section through its doors and close them securely when we’re done, and check every one is shut.

Bakers Arms questions

Do you work overnight in Bakers Arms?

Yes, out-of-hours work is a big part of what we do. That way a site in Bakers Arms does not have to lose a day’s trading. When you call us on 0345 646 2711 or send us an email, mention when the site is quiet.

Is parking a problem for work in Bakers Arms?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. Much of our London work is done overnight, which helps.

How do you protect the area?

We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. At the end, the area is cleaned down.

How long will the unit be out of action?

As a guide, it takes one overnight shift for many single units, with bigger plant phased. The shutdown is planned to fit, out of hours if needed.

How much notice should we give?

For planned work, earlier is better, especially if the next clean or test is due soon. For emergencies, we take calls 24/7.

What is TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Is there a report after cleaning?

Yes, a TR19® certificate and a photo report. It includes a recommended date for the next check.

Does the AHU have to be shut down for cleaning?

Yes. The fan must be stopped and the unit isolated, so we plan it for a time that suits the building.

What we do, step by step

Protection comes first: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. It takes from a few hours for a compact unit to a day or more for a large one, and we clear up before we go. Expect the work in Bakers Arms to happen after your last customer leaves, not during trading.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. We clean out the drain tray and make sure it drains.
  5. A TR19® certificate and photo report follow the clean.

How to prepare

  • Mention any locked doors, roof access or ceiling voids
  • Clear the space around the work
  • Dig out any earlier paperwork for the system

Getting a quote

Some systems can be priced from photos; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Advice

When something else is needed

We’ll always give you a straight diagnosis, so here’s what AHU cleaning will not do:

  • Breakdowns that need a mechanical engineer
  • The supply and extract ducts, quoted separately
  • Coils that are corroded or leaking and need replacing

If in doubt, call 0345 646 2711 or email us and we will say what we think.

What the work covers

  • Internal panels
  • Dampers and louvres
  • Supply and extract fans
  • Drain trays
  • Filter sections
  • Heating and cooling coils

Staff cleaning versus specialist work

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

What affects the cost of AHU cleaning

The price is fixed before any work begins. It’s based on:

  • The number of sites or systems
  • When the work can happen, such as evenings, overnight or weekends
  • What state the system is in
  • How easy every part is to reach

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

Helping us quote

Many jobs can be priced from photos and some basics. Send what you can of the following:

  • Your opening hours and when the area is out of use
  • Any symptoms, from odd noises to smells or leaks
  • The site address and the type of premises
  • Wide photos of the system and the area around it

To help us quote: where the site is, what it is and its opening hours, pictures of the system and any previous report or certificate. Then phone us on 0345 646 2711, or send details by email.
