AHU cleaning in Redbridge

AHU cleaning in Redbridge, done properly

Units vary a lot in size, age and layout, whether it’s a compact unit in a ceiling void or a big unit on the roof. We look at the unit first, from pictures or a site visit, and give you a fixed quote, so you know where you stand. The work covers drain trays, supply and extract fans and dampers and louvres, and the jobs we see most are leaves and litter drawn into the unit and air handling units never cleaned inside.

London offices and flats often have ductwork added through successive refits, leaving sections that are hard to reach and seldom cleaned. An inspection first shows where cleaning is needed in a building in Redbridge.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we are fully insured.

Part by part

Internal casing and panels

Loose or damaged linings inside a unit can break up into the airstream. We note any we find in the report.

Rooftop and plant room units

Units outside are exposed to weather and windblown debris. We clean the intake and first stage of filters along with the rest.

What we are called out for in Redbridge

Whatever surrounds a building in Redbridge, the air drawn into its AHU carries dust, pollen and debris. The intake section and first filters take the brunt, and the finer material travels on.

Any of these means the system needs a check-up:

  • Units needing a clean before a new tenant or handover
  • Air handling units never cleaned inside
  • Coils clogged with dust and debris
  • Fan sections that haven’t been cleaned in years

School buildings such as Redbridge Primary School are typically done in the holidays, so classrooms aren’t disturbed.

FAQs for Redbridge

Do you work at weekends in Redbridge?

Yes, nights and weekends are routine for us. That way a site in Redbridge doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Can parking be tricky for a job in Redbridge?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. If the building has a loading slot system, we’ll book into it.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply call 0345 646 2711, or email photos.

When should our AHU next be cleaned?

Inspection under TR19® Air decides it. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.

How far ahead should we book?

The more notice, the better, especially for out-of-hours work. We typically quote within one working day, and there’s a 24/7 line for emergencies.

What accreditations do you have?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We have been trading since 2009 and we’re fully insured.

Do you need to switch the unit off?

Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.

What do you do to protect the area?

By covering it before any work starts. The work is kept contained and clean down when we finish.

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we’re happy to quote for all of it.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.

Why act early in Redbridge

Facilities teams are often asked for evidence that the ventilation is looked after. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. It’s better booked as a planned job in Redbridge than handled as an emergency.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. The price is fixed before any work starts.

Why book with us

  • Work around your opening hours, with 24/7 emergency cover
  • Fully insured
  • A BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease

What happens on the day

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. The middle part takes longest, which takes anything from half a day for one small unit to several shifts for a plant room full of them. Loading bays, visitor permits and roof access are the first things we ask about for a site in Redbridge.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Preparing for the visit

  • Tell us where we can park and unload
  • Mention any sign-in, permit or induction we need
  • Plan for cooking equipment or plant to be off before we arrive

Getting a quote

Every quote begins with a look at the system, either from pictures and details you send or from a site visit. Then we send a fixed price so you know the cost before any work starts.

When something else is needed

AHU cleaning can’t fix everything, and we’ll tell you before we start. It does not solve:

  • Building management system faults
  • Mechanical faults with motors, belts or bearings
  • Leaking heating or cooling coils

If in doubt, give us a ring on 0345 646 2711 or email us and we will say what we think.

Where we work

  • Drain trays
  • Filter sections
  • Supply and extract fans
  • Dampers and louvres
  • Internal panels
  • Heating and cooling coils

Keeping the system healthy

No system stays clean for ever, but care slows the build-up. A few tips:

  • Keep inspection doors on the unit in good order
  • Store the TR19 paperwork where auditors can find it
  • Watch for drips or damp patches near the plant
  • Flag stale or damp smells in the supply air

Stick to the filter change schedule, because good filters protect everything downstream. Record each change in the maintenance log.

Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.
