About our AHU cleaning in Force Green

Think of an AHU clean as a full check-up for the ventilation. Every section is opened, cleaned and photographed, so the report shows exactly what was done. The work covers supply and extract fans, heating and cooling coils and drain trays, and common reasons people get in touch are fan sections that haven’t been cleaned in years and units needing a clean before a new tenant or handover.

In London, plant rooms are often in basements or on roofs reached through occupied floors, so ventilation cleaning in Force Green is typically planned out of hours. Parking and loading are agreed with the building in advance.

The sign-off is always in writing: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

The process

Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes a single shift for a typical unit, longer for large or heavily soiled ones. Before any visit in Force Green, we agree where the van can stop and how equipment reaches the system.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. We clean out the drain tray and make sure it drains.
  5. We close up the unit and send the certificate and before and after photos.

Getting ready for the visit

  • Mention any locked doors, roof access or ceiling voids
  • Find the previous report, if there is one
  • Plan for cooking equipment or plant to be off before we arrive

Getting a quote

There’s no standard price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To start, give us a ring on 0345 646 2711 or drop us a line.

What affects the cost of AHU cleaning

Every site gets its own quote. These are the things that affect it:

  • How many systems or sites are involved
  • The times the site is available
  • Access, including roofs, risers and ceiling voids
  • Whether it’s a one-off visit or part of a schedule

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote and give you a fixed price before any work starts.

Asking for a quote

You don’t need the technical terms. It helps if you can send:

  • The paperwork from the last visit, if you have it
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The times we could work without disrupting the site
  • The postcode and the type of business

Every quote begins with a look at the system, either from photos and details you send or from a site visit. After that, you get a fixed price for the work so you know the cost before any work starts.

FAQs for Force Green

Is AHU cleaning available in Force Green?

Yes, Force Green is within the area we cover across London and the South East. Get in touch with the details and we’ll arrange a survey.

Can you work in Force Green outside opening hours?

Yes. We work evenings, overnight and at weekends. That way a site in Force Green doesn’t have to lose a day’s trading. Let us know the hours you are closed and we will book within them.

What accreditations do you have?

Our accreditations are CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

What information do you need?

Only a few details: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. Then ring 0345 646 2711, or send details by email.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

What if parts of the system can’t be reached?

We record them on the report, with pictures where possible, and we explain what access is needed, such as extra access panels in ductwork.

Can you set up regular visits?

Yes. Send details of the systems and how they’re used, and we will suggest a schedule and quote for it.

How long does it take to clean an air handling unit?

As a guide, it takes anything from half a day for one small unit to several shifts for a plant room full of them. We plan the shutdown around that, out of hours if needed.

Looking after it afterwards

A little care between visits keeps the system in better shape. We recommend:

  • Book the next check in line with the report
  • Report water on the plant room floor
  • Stick to the filter change plan
  • Don’t ignore odours coming through the grilles

Stick to the filter change schedule, as that does more than anything to keep the unit clean. Record each change in the maintenance log.

Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.

What staff can safely do

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.

Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare across Greater London. Larger estates can be phased building by building around the people who use them.

Records are where multi-site compliance often slips. Each visit produces a dated report with photos, ready to show insurers, fire officers or EHOs.

What the work involves, part by part

Fans and fan sections

Build-up on fan blades can upset the balance and add wear. A clean fan runs more smoothly.

Drain trays

Older trays can corrode and start leaking. Their condition goes into the report with pictures so you can decide on any repairs.

What a clean won’t put right

A few issues sit outside what this work can do:

  • Problems with the unit’s controls or sensors
  • Breakdowns that need a mechanical engineer
  • A system that is undersized for the building

If you are not sure, just give us a ring on 0345 646 2711, or email photos and we’ll give you a straight answer before booking.
