AHU cleaning for kitchens and businesses in West Ham
Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins aren’t flattened. We are often asked to deal with intake sections clogged with outdoor debris and rooms that smell stuffy when the system runs, on dampers and louvres, internal panels and supply and extract fans.
London offices and flats often have ductwork added through successive refits, with old runs left behind that are hard to reach. An inspection first shows where cleaning is needed in a building in West Ham.
The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

How we price AHU cleaning
You will get a fixed price before work begins. It’s based on:
- Travel, parking and unloading
- Site rules, permits and inductions
- When the work can happen, such as evenings, overnight or weekends
- The number of sites or systems
Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, phone us on 0345 646 2711 or drop us a line and we’ll give you an honest view and a fixed quote.
What to send for a quote
There’s no need for technical detail. Just send:
- Your opening hours and when the area is out of use
- The site address and the type of premises
- Detail shots of panels, filters and grilles
- Where the plant sits or the system leaves the building, such as a roof or outside wall
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
What happens on the day
The first job on site is protection: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. It takes half a day to a full day per unit, with large plant planned over several shifts, and we clear up before we go. Security desks and permits-to-work are routine in London, so let us know what your building in West Ham needs from us.
- We look at the unit and the plant area during the survey.
- The area is protected and the unit made safe.
- Dirt and debris are removed from each section.
- We clean the coils and clear the tray and drain.
- We close every panel, hand the unit back and send the report and certificate.
Before we arrive
- Mention any locked doors, roof access or ceiling voids
- Let us know about parking and loading
- Arrange a key holder or contact on site
Ask for a quote
Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. Then we send a fixed price, before we start.
Advice
What the work involves, part by part
Rooftop and plant room units
Units on roofs and in plant rooms can be awkward to reach. We plan safe access as part of the survey, before we quote.
Fans and fan sections
Before the fan is touched, the unit is shut down and made safe with your site team.
Leave it or put it right?
Leave an AHU uncleaned and the dirt does not stay put. It’s carried through the ductwork and out of the grilles, so cleaning the ducts without the unit only goes so far. A busy site in West Ham builds up dirt and wear quickly, so putting it off makes the eventual job larger.
Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we’ll go through it with you.

Ventilation in West Ham buildings
The FSA’s food hygiene register lists about 65 schools, colleges and universities, about 59 care, childcare and hospital premises and about 12 hotels and B&Bs with registered kitchens or food service within 1.5 miles or so of the middle of West Ham. Busy, occupied buildings like these are where clean supply air matters most. Getting kit to a London plant room usually means lifts, stairs and an agreed loading slot. The nearest hospital to West Ham is Queen Mary's Hospital for the East End, about 0.6 miles north-west. If you run a surgery, clinic or care home, your ventilation deserves the same care as a hospital’s, on a smaller scale.
Workplaces around West Ham station with an air handling unit need the filters, coils and drain tray looked at, as well as the ducts. For schools like West Ham Church Primary School, the holidays are the usual time to inspect and clean ventilation. Queen Mary's Hospital for the East End, about 0.6 miles north-west, is the nearest hospital to West Ham, and healthcare sites of every size need their supply air kept clean.
West Ham is about 2 miles west of East Ham, in Greater London. Wherever you are in the E15 postcode area, we can carry out AHU cleaning at your premises. We cover 764 places across Greater London, large and small.
Work in E15, E13 and E7 is surveyed, quoted and booked the same way as anywhere else. Local streets include Plaistow Grove, Willis Road and Moorey Close, and we cover them all for AHU cleaning. Neighbouring places we cover for AHU cleaning include Upton (1 mile north-east), Greengate (1 mile south-east), Maryland (1 mile north-west), Stratford (1 mile north-west) and Plaistow (1 mile south-east). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (7 miles west), Kensington (9 miles west), St Pancras (6 miles west) and Shoreditch (4 miles west).
Around West Ham
We work in commercial kitchens and buildings around West Ham Church School, The Earl Of Derby Public House and St Bonaventure's RC School and the streets around them. For rail, the closest station is West Ham station, roughly 0.5 miles south-west of the centre. A little further out are Greenwich Castle (3.9 miles south) and Passmore Edwards Museum (0.6 miles north). The countryside around West Ham includes Old Ford Island and Tower Hill.
Staff cleaning versus specialist work
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, alongside our reports.
West Ham: your questions answered
Can a school’s ventilation in West Ham be done out of term time?
Yes, holiday work suits schools best. With about 65 schools and colleges on the FSA’s register within roughly a mile and a half of West Ham, it pays to plan holiday dates ahead. Send us your term dates when you give us a ring on 0345 646 2711 or use the quote form, and we will fit the work in.
Does London parking affect a job in West Ham?
London parking can be tight, so details of loading bays and permits help. Much of our London work is done overnight, which helps.
How often do AHUs need cleaning?
It depends on the unit, the filters and how the building is used. Inspection tells you when cleaning is needed, and we will suggest an interval after the first clean.
What do you do with what you remove?
It’s contained and taken away. Grease, debris and waste water are collected as the work goes on, so it does not spread.
Do you offer emergency callouts?
Yes. Our emergency line runs 24/7 for anything that cannot wait until a planned visit. Ring any time and tell us what’s happened.
What do you do to protect the area?
With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.
What do you clean inside the unit?
Filters, coils, drain trays, the fan and the internal surfaces are all covered. What happens to the filters is agreed when we quote.
Which accreditations do you hold?
We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.
Aftercare tips
How long the results last depends on use and care. We suggest:
- Keep the area around the fresh air intake clear
- Don’t ignore odours coming through the grilles
- Change filters on schedule and log each change
- Keep inspection doors on the unit in good order
Photos in the report cover the filters, coils, drain tray, fan and casing, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.
Make the drain tray part of every maintenance visit. A drain that is cleared early never gets to the slime stage.
For landlords and multi-site operators
Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We can quote either party and send the paperwork to whoever needs it.
Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we will send a fixed quote.
