AHU cleaning for kitchens and businesses in Chelsea

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. If you are dealing with dirty coils holding back the airflow and air handling units due a clean after building work, we can put it right, from heating and cooling coils, drain trays and dampers and louvres onwards.

Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. An inspection first shows where cleaning is needed in a building in Chelsea.

We’ve been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Part by part

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. The coil and its drain tray are cleaned as one job.

Drain trays

Drain trays can rust and leak over time. We record their condition with pictures so you can decide on any repairs.

Looking after it afterwards

To keep the system working properly between visits:

  • Check the drain tray is emptying during routine visits
  • Stick to the filter change plan
  • File each AHU report in the maintenance log
  • Book the next check in line with the report

When we have closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to make sure it stays clear.

Change or clean filters on time. Once filters clog, dirt starts getting past them.

What AHU cleaning can’t fix

To be straight with you, some problems need a different fix:

  • A system that’s undersized for the building
  • Coils that are corroded or leaking and need replacing
  • Building management system faults

Not sure which it is? You can give us a ring on 0345 646 2711, or email photos and we’ll tell you honestly.

Where we work

  • Filter sections
  • Dampers and louvres
  • Heating and cooling coils
  • Supply and extract fans
  • Drain trays
  • Internal panels

The process

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes half a day to a full day per unit, with large plant planned over several shifts. Night and weekend working is normal for us in London, and a site in Chelsea is no exception.

  1. We start with a survey of the unit and a fixed quote for the work.
  2. The unit is shut down with your site team and the area protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. We clean out the drain tray and make sure it drains.
  5. You get a TR19® certificate and a photo report.

Before we arrive

  • Find the previous report, if there is one
  • Clear loose items from the work area
  • Make sure equipment near the work can be switched off and left to cool

Ask for a quote

Quotes are quick. Send a few details and photos, and we usually reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Advice

Chelsea: your questions answered

Do you work overnight in Chelsea?

Yes, out-of-hours work is a big part of what we do. The work in Chelsea can fit around your hours. When you call us on 0345 646 2711 or email us, mention when the site is quiet.

Can a school’s ventilation in Chelsea be done out of term time?

Yes, out-of-term visits are normal for schools. Around Chelsea, the Food Standards Agency lists about 65 schools and colleges with registered kitchens within a mile and a half or so. Send us your term dates when you phone us on 0345 646 2711 or use the quote form, and we will fit the work in.

How long will the unit be out of action?

Cleaning takes anything from half a day for one small unit to several shifts for a plant room full of them. Bigger units can be phased, and you can phone us on 0345 646 2711 or email us to plan it.

Do you repair air handling units?

Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.

Do you offer maintenance contracts?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

What does AHU cleaning cost?

Every site is different, so each gets its own fixed quote. To get one, ring 0345 646 2711 or email us and tell us about the site and its opening hours.

How often should an air handling unit be cleaned?

Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. Each report suggests when the unit should next be looked at.

Can you come out in an emergency?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we will advise on what to do next.

Common problems we fix in Chelsea

Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.

Common reasons sites call us are:

  • Plant that has been serviced but not cleaned
  • Dirty filters cutting the airflow
  • Intake sections clogged with outdoor debris
  • Dust-coated heating and cooling coils

Wherever a school like Oratory Roman Catholic Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

What to look for in a quote

  • When they can work, and whether that’s outside your opening hours
  • Exactly which parts of the system are covered
  • What records you will receive afterwards
  • If they look at the system before pricing

Chelsea buildings and their air

The FSA’s food hygiene register lists about 65 schools, colleges and universities, about 50 caring premises (care homes, nurseries and hospitals) and about 111 hotels and B&Bs with registered kitchens or food service within roughly a mile and a half of the centre of Chelsea. Busy, occupied buildings like these are where clean supply air matters most. The nearest hospital to Chelsea is Royal Brompton Hospital, about under half a mile west. Healthcare buildings depend on clean supply and extract ventilation, and the same applies to surgeries, clinics and care homes. In London, ventilation plant is often on the roof or below ground, so the work is usually done out of hours.

How we price AHU cleaning

Sites vary more than people expect. The main factors:

  • How many systems or sites are involved
  • How big the system is
  • Where the site is and how we reach it
  • Any permits to work or inductions

Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

Helping us quote

Before you ask for a quote, gather:

  • Problems your staff have spotted
  • Your opening hours and when the area is out of use
  • Where the site is and what kind of site it is
  • Your last certificate, test record or report

To help us quote: where the site is, what it is and its opening hours, pictures of the system and the last certificate or report, if there is one. Then phone us on 0345 646 2711 or drop us a line.

In-house cleaning or a specialist?

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.
