AHU cleaning in West End
The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. We clean the fan section along with the rest of the unit, with the unit switched off and made safe first. The work covers filter sections, dampers and louvres and drain trays, and people most often call us about leaves and litter drawn into the unit and dirty coils holding back the airflow.
Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. In West End, as elsewhere, cleaning starts with an inspection of what’s there.
We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Managing agents and facilities teams in West End
From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.
What AHU cleaning looks like in West End
There are about 76 schools, colleges and universities, about 42 caring premises (care homes, nurseries and hospitals) and about 233 hotels, B&Bs and guest houses on the FSA’s food hygiene register within about 1.5 miles of central West End. Buildings like these often rely on mechanical ventilation, which TR19® Air covers. Getting kit to a London plant room usually means lifts, stairs and an agreed loading slot. For West End, the closest hospital is St Paul's Hospital, roughly less than half a mile north-east. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.
St Paul's Hospital, about less than half a mile north-east, is the nearest hospital to West End, and healthcare sites of every size need their supply air kept clean. Wherever a school like Soho Parish CofE Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time. If you run an office near Tottenham Court Road station, its supply ductwork can gather dust for years before anyone looks inside.
West End is about 1 mile east of City of Westminster, in Greater London. Every kind of commercial site in West End, AHU cleaning is something we can help with. Visits can be booked for evenings, overnight or weekends so trading isn’t interrupted. Across Greater London, we cover 764 places, and West End is one of them.
All of W1F, W1D and W1T is covered for AHU cleaning, from busy streets to back roads. You’ll find streets such as Duck Lane, Drury Lane and Bridle Lane, all of which we cover for AHU cleaning. West End sits on or near the A301 and A400, which makes travel easy for AHU cleaning. Close by, we work in Seven Dials (1 mile east), St Giles (1 mile north-east), Soho (1 mile west), Chinatown (1 mile south-west) and Covent Garden (1 mile east). Further out, we also cover Kensington (3 miles west), Walthamstow (7 miles north-east), Whitechapel (3 miles east), Hampstead (4 miles north-west), Ruislip (13 miles west) and Stockwell (3 miles south).

Well-known places in the area include St Paul's Hospital (less than half a mile north-east) and Leverian collection (under half a mile south). Different parts, different methods
Internal casing and panels
Dust settles on every internal surface of the unit. Each section is cleaned from the intake through to the outlet.
Drain trays
A tray that does not drain becomes a pool of stagnant water in the airstream. We clean it and note if the slope or the drain needs attention.
What staff can safely do
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but the parts you can’t see still need a specialist at the right interval.
Looking after it afterwards
Here’s the after-treatment advice, in brief:
- Diary the inspection date recommended in the report
- Make sure the unit’s access doors open easily
- Look at the condensate drain whenever the unit is serviced
- Store the TR19 paperwork where auditors can find it
Once the clean is done, we send a TR19® certificate and a report with before and after pictures. Keep both with the building’s maintenance records.
Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.
Why act early in West End
Dirt left in an air handling unit does not stay in the unit. It moves on into the ductwork and out into the rooms, so cleaning the ducts without the unit only goes so far. A busy site in West End builds up dirt and wear quickly, so putting it off makes the eventual job larger.
The price reflects the work, not guesswork. That is why we survey first, from pictures or on site, and the price is agreed before we start.

What we do, step by step
We’re used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes half a day to a full day per unit, with large plant planned over several shifts. Expect the work in West End to happen after your last customer leaves, not during trading.
- We look at the unit and the plant area during the survey.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- We clean the coils and clear the tray and drain.
- We close every panel, hand the unit back and send the report and certificate.
Preparing for the visit
- Allow time for equipment near the work to be turned off and cool down
- Tell us where we can park and unload
- Let us know how we reach the system, including roofs, risers and plant rooms
How to get a quote
For a fixed quote, call 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. We usually come back within one working day.

Questions from West End
Can the work in West End be done at night or at weekends?
Yes, evening, overnight and weekend work is normal for us. It means the site in West End keeps running as normal. Your opening times are the first thing we ask for.
Can a school’s ventilation in West End be done out of term time?
Yes, out-of-term visits are normal for schools. There are about 76 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of West End. You can call 0345 646 2711 or drop us a line with the dates the site is empty.
How much notice should we give?
Earlier is better, particularly for night and weekend visits. Quotes typically come back within one working day, and there’s a 24/7 line for emergencies.
How do you keep the site clean during the work?
By covering it before any work starts. The work is kept contained and clean down when we finish.
Does the AHU have to be shut down for cleaning?
Yes. The unit has to be shut down and isolated before it’s opened. We agree the timing with your site team.
Do you look at the system first?
Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.
What do you clean inside the unit?
All the internal parts the air touches, from the intake and filters through the coils and fan to the outlet. The photo report shows each section before and after.
Do you offer emergency callouts?
Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line, and we’ll advise on what to do next.
