About our AHU cleaning in Edgware

Coils are where a lot of the dirt ends up. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins are not flattened. If you have dirty fans and fan housings and condensate trays that won’t empty, we can help, from filter sections, heating and cooling coils and drain trays onwards.

Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. In Edgware, as elsewhere, cleaning starts with an inspection of what’s there.

The paperwork matters as much as the work. You get a written report with pictures after each visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

How we price AHU cleaning

We do not publish a price list, because sites vary so much. What we look at:

  • Whether several sites go on one quote
  • Whether it’s a one-off visit or part of a schedule
  • Access, including roofs, risers and ceiling voids
  • Site requirements such as sign-in and permits

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered and we’ll price it together.

Helping us quote

Before you ask for a quote, gather:

  • Photos showing the whole system and its surroundings
  • Where the site is and what kind of site it is
  • The roof, plant room or outside wall the system runs to
  • When the site is open and when it’s quiet

If you need AHU cleaning in Edgware, ring 0345 646 2711, or send details by email. Let us know the site type and the opening hours, and send photos or your last report if you can. A fixed quote normally follows within one working day.

What staff can safely do

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Common problems we fix in Edgware

Filters catch most of the dust, but not all of it. The fine dust that passes the filters lands on the coils, the fan and the internal panels, a little more each month.

Common reasons sites call us include:

  • Dirty fans and fan housings
  • Leaves and litter drawn into the unit
  • Condensate trays that won’t empty
  • Stale or musty smells from the ventilation

Healthcare buildings such as Edgware Community Hospital, about 0.9 miles south, depend on their ventilation; if you manage a surgery, clinic or care home near Edgware, yours matters too.

Before you book anyone

  • Whether the quote is based on a survey or photos
  • Whether a written report and photos are included
  • Whether the work can be done while the site is closed
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor

Edgware buildings and their air

There are about 31 schools, colleges and universities, about 38 caring premises (care homes, nurseries and hospitals) and about 3 hotels, B&Bs and guest houses on the FSA’s food hygiene register across Edgware and its immediate surroundings (about a mile and a half). Where buildings like these have air handling units, filters, coils and drain trays need regular attention. Edgware Community Hospital is the nearest hospital, about 0.9 miles south of Edgware. Clean air matters most where people are unwell, and that’s as true in a care home as in a hospital. In London, ventilation plant is often on the roof or below ground, so the work is normally done out of hours.

School buildings such as Beit Shvidler Primary School are typically done in the holidays, so classrooms aren’t disturbed.

Edgware questions

Does London parking affect a job in Edgware?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. Night visits tend to make loading easier on London streets.

Can you come to Edgware after we close?

Yes, evening, overnight and weekend work is normal for us. That way a site in Edgware does not have to lose a day’s trading. Your opening times are the first thing we ask for.

Can you fix a faulty AHU?

The clean includes noting faults, but repairs sit with your maintenance contractor, with the details in the report.

Do you survey before quoting?

Yes. We always survey first, either from photos and details you send or on a site visit. Then you get a fixed quote.

How much notice should we give?

Earlier is better, particularly for night and weekend visits. We typically quote within one working day, and emergencies are covered by our 24/7 line.

When should our AHU next be cleaned?

Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. We recommend a next date in each report.

What do you do with what you remove?

Anything we remove is contained as we work and taken away with us, including grease, debris and dirty water. We don’t leave it behind.

Which sectors do you work in?

Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.

Leave it or put it right?

Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Dealing with it early keeps the clean straightforward. Choosing the date yourself beats having a fault choose it for you.

What you pay depends on how big the system is, what state it’s in and access to every part of it. We give you a fixed price before work begins, so there are no surprises.

What happens on the day

Your trading hours come first. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes anything from half a day for one small unit to several shifts for a plant room full of them. If your building in Edgware has sign-in rules, permits or key holders, mention them when you book.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. The unit is closed up and handed back, with a report to follow.

Getting ready for the visit

  • Let us know about permits to work or site inductions
  • Tell us where we can park and unload
  • Make sure someone can let us in and lock up afterwards

Advice

Different parts, different methods

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey so the quote reflects it.

Heating and cooling coils

A dirty coil holds back the air and makes heating and cooling less effective. Cleaning restores the open path through the fins.

What a clean will not put right

A few issues sit outside what this work can do:

  • Faulty motors, drives or bearings
  • Damaged coils beyond cleaning
  • Controls and BMS settings that run the unit

If you’re not sure, just call us on 0345 646 2711 or send us an email and we will give you a straight answer.
