AHU cleaning in Shoreditch, done properly
An air handling unit is the heart of a building’s ventilation: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, so cleaning the unit matters as much as cleaning the ducts. If you have plant that has been serviced but not cleaned and dirty coils holding back the airflow, we can put it right, from filter sections, drain trays and dampers and louvres onwards.
Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. An inspection first shows where cleaning is needed in a building in Shoreditch.
Think of the report as the system’s health record: dated, with pictures, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal, ready for your insurer.

Why act early in Shoreditch
A light clean now is simpler than a heavy one later. Years of build-up make the job longer and harder, especially where there’s been moisture. It’s better booked as a planned job in Shoreditch than handled as an emergency.
Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you are not sure what’s needed, phone us on 0345 646 2711 or drop us a line and we’ll give you an honest view and a fixed quote.

What AHU cleaning can’t fix
AHU cleaning cannot fix everything, and we’d rather say so up front. It will not put right:
- A system that’s undersized for the building
- Controls and BMS settings that run the unit
- Dirty ducts beyond the unit itself
Not sure which it is? You can phone us on 0345 646 2711 or use the quote form and we’ll tell you honestly.

FAQs for Shoreditch
Do you do school ventilation cleaning in Shoreditch in the summer holidays?
Yes, out-of-term visits are normal for schools. The FSA’s register shows about 80 schools and colleges with food registrations within roughly a mile and a half of Shoreditch. Tell us your holiday dates and we’ll book the visit for when the site is empty.
Do you work overnight in Shoreditch?
Yes, evening, overnight and weekend work is normal for us. That way a site in Shoreditch doesn’t have to lose a day’s trading. Let us know the hours you’re closed and we will book within them.
Do you need to switch the unit off?
Yes, for the time we’re working on it. We can work evenings, overnight or at weekends to keep disruption down.
How long does an AHU clean take?
As a guide, it takes one overnight shift for many single units, with bigger plant phased. We plan the shutdown around that, out of hours if needed.
Do you have insurance?
Yes. Duct Doctor is fully insured, and we can share the details when you need them.
Which parts of an air handling unit do you clean?
All the internal parts the air touches, from intake to discharge, including coils, fan and drain trays. You get a photo report showing each part before and after.
What about areas you can’t get to?
We record them on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.
Do you work with multi-site operators?
Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.
Aftercare tips
Once we’ve finished, these simple steps help:
- Keep inspection doors on the unit in good order
- Make sure condensate is draining away
- Report water on the plant room floor
- Do not ignore odours coming through the grilles
Once the clean is done, we send a TR19® certificate and a report with before and after pictures. They belong in the plant or maintenance log.
Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.
Fixed quotes for AHU cleaning in Shoreditch
Every site gets its own quote. This is what makes a difference:
- What state the system is in
- Where the site is and how we reach it
- One-off work versus a regular cycle
- Whether we need access equipment or extra panels
Several systems or sites on one quote often makes better use of the time. Mention every system or site you need covered, and you will get one fixed quote.
Helping us quote
We can often survey from pictures. Try to include:
- The roof, plant room or outside wall the system runs to
- The times we could work without disrupting the site
- Your last certificate, test record or report
- Any access panels or hatches you can see
There’s no standard price list, because every site is different. Instead, we look at your site first, from pictures or a survey, and then send you a fixed quote. To start, call us on 0345 646 2711, or email photos.
What we do, step by step
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. The work itself takes from a few hours for a compact unit to a day or more for a large one. A name and number for whoever controls access to the building in Shoreditch saves time on the night.
- We start with a survey of the unit and a fixed quote for the work.
- We arrange the shutdown with your staff and sheet the area.
- Filters are dealt with as agreed, and the coils, fan and casing cleaned.
- We clean out the drain tray and make sure it drains.
- We close up the unit and send the certificate and before and after pictures.
Getting ready for the visit
- Agree a time when the area can be out of use
- Arrange a key holder or contact on site
- Mention any sign-in, permit or induction we need
How to get a quote
Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price, before we start.
Related advice
Staff cleaning versus specialist work
Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Different parts, different methods
Rooftop and plant room units
Ceiling-mounted and compact units are cleaned too. The space underneath is protected with sheeting first.
Drain trays
The drain tray collects water from the cooling coil. We clear standing water, clean out slime and check the outlet is draining.
Shoreditch buildings and their air
There are about 80 schools, colleges and universities, about 69 care, childcare and hospital premises and about 62 hotels and guest houses on the FSA’s food hygiene register within 1.5 miles or so of the middle of Shoreditch. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. London plant rooms are often on roofs or in basements reached through occupied floors. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too.

School buildings such as Virginia Primary School are normally done in the holidays, so classrooms aren’t disturbed.
