AHU cleaning for sites in Puddledock

AHU cleaning in Puddledock

Our AHU cleans for sites in Puddledock cover the parts that collect dirt: filters, coils, drain trays, fans and the internal panels. You get a TR19® certificate and a photo report showing the unit before and after. If you have rooms that smell stuffy when the system runs and dust built up on fan impellers, we can put it right.

Many London buildings have had their ventilation extended and altered through several fit-outs, with old runs left behind that are hard to reach. An inspection first shows where cleaning is needed in a building in Puddledock.

Think of the report as the system’s health record: a dated account with pictures of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

How it works

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes a single shift for a typical unit, longer for large or heavily soiled ones. Most London sites cannot stop for the day, so work in Puddledock is usually done overnight, early in the morning or at weekends.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. We close every panel, hand the unit back and send the report and certificate.

How to prepare

  • Make sure someone can let us in and lock up afterwards
  • Tell us where we can park and unload
  • Find the previous report, if there is one

Getting a quote

We don’t publish a price list, because every site is different. Instead, we look at your site first, from pictures or a survey, and then send you a fixed quote. To get going, call us on 0345 646 2711, or email photos.

When it’s something else

We won’t sell you work that doesn’t address the problem, so here are the limits:

  • Controls and BMS settings that run the unit
  • Mechanical faults with motors, belts or bearings
  • Dirty ducts beyond the unit itself

If you’re not sure, just give us a ring on 0345 646 2711 or use the quote form and we’ll give you a straight answer before you book.

What the work covers

  • Dampers and louvres
  • Supply and extract fans
  • Internal panels
  • Drain trays
  • Filter sections
  • Heating and cooling coils

For landlords and multi-site operators

Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we will come back with a fixed quote.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.

Different parts, different methods

Rooftop and plant room units

Units outside are exposed to weather and windblown debris. The intake section gets particular attention.

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. We clean the coil and the tray beneath it together.

What we’re called out for in Puddledock

No filter stops everything. What gets through settles on coils, fans and the inside of the casing, a little more each month.

It’s time to book a visit if you see:

  • Dirty filters cutting the airflow
  • Blocked condensate drains and slimy trays
  • Dust-coated heating and cooling coils
  • Rooms that smell stuffy when the system runs

Healthcare ventilation, from large hospitals like Tandridge Priory (about 3 miles west) to small clinics, depends on clean filters, coils and ducts.

Questions to ask before booking

  • Whether a written report and photos are included
  • Whether the quote shows VAT
  • What hours they’ll be on site
  • When the next visit should be, and why

How we price AHU cleaning

You’ll get a fixed price before any work starts. It’s based on:

  • Whether we need access equipment or extra panels
  • The number of sites or systems
  • Any permits to work or inductions
  • The scale of the work

When the work has to happen, how we reach it and how big the site is all affect the cost. Each of those is built into the quote, and the price is fixed before we start.

Helping us quote

To help us quote quickly, send us:

  • Your last certificate, test record or report
  • Any symptoms, from odd noises to smells or leaks
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your opening hours and when the area is out of use

To get a fixed quote, give us a ring on 0345 646 2711, or send details by email with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. You will usually have a quote within one working day.

Puddledock: your questions answered

Is Puddledock in your area for AHU cleaning?

Yes. We work across London and the South East, and Puddledock is part of that. A fixed quote typically follows within one working day of the survey details.

Does London parking affect a job in Puddledock?

Tell us where a van can stop near your site in Puddledock, and about any building rules on loading. Where restrictions apply in the day, an evening or overnight visit typically gets round them.

Do you do ventilation duct cleaning too?

Yes. We clean supply and extract ductwork to TR19® Air as well. It’s often worth doing both at once, and we can survey both on the same visit.

Where does the waste go?

We take it away at the end of the visit. During the work, it’s contained to keep the area clean.

Can you set up regular visits?

Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.

How long does it take to clean an air handling unit?

It takes one overnight shift for many single units, with bigger plant phased. Size, layout and how dirty it is decide the rest, and we will confirm the time when we quote.

What’s TR19?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together as one programme. Each site gets its own report and pictures.

Looking after it afterwards

So the system stays in good health:

  • Note any water around the unit or leaks below it
  • Don’t store bins or materials near the intake
  • Flag stale or damp smells in the supply air
  • Diary the inspection date recommended in the report

The report shows each section of the unit before and after, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.

Make the drain tray part of every maintenance visit. Catching a slow drain early stops standing water building up.
