Air handling unit cleaning in Collier Row, Greater London
AHU cleaning in Collier Row, surveyed first and signed off with a written report and pictures. Ask us for a fixed quote.
- Leaves and litter drawn into the unit
- Condensate trays that won’t empty
- Dirty filters cutting the airflow
What affects the cost of AHU cleaning
There’s no set price list, because sites vary so much. The quote depends on:
- The condition of the system
- Travel, parking and unloading
- Site requirements such as sign-in and permits
- How easy every part is to reach
We do not list prices on the website, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711 or drop us a line, and we will explain what it covers.
What we need to know
Photos and a few facts are often enough to price the work. Useful things to send:
- Detail shots of panels, filters and grilles
- The paperwork from the last visit, if you have it
- A few general shots of the system
- Problems your staff have spotted
Here’s what helps us quote: the address, the type of site and when it’s open, pictures of the system and the last certificate or report, if there is one. Once you have those, ring 0345 646 2711 or email us.
AHU cleaning in Collier Row
Our AHU cleaning covers sites in Collier Row and the rest of Greater London, in offices, schools, hospitals, care homes and retail. Units are cleaned when the site can spare them, often evenings, overnight or weekends. The work covers supply and extract fans, drain trays and dampers and louvres, and people most often call us about debris and leaves in the fresh air intake and air handling units due a clean after building work.
London offices and flats often have ductwork added through successive refits, leaving sections that are hard to reach and seldom cleaned. In Collier Row, as elsewhere, cleaning starts with an inspection of what’s there.
Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

Why deal with it now?
Standing water in a drain tray doesn’t clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Clearing it now is a much smaller job. Shared walls, risers and roofs mean a problem at one London site seldom stays put.
No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.

Keeping the system healthy
Simple habits between visits make a real difference. We recommend:
- Watch for drips or damp patches near the plant
- Change filters on schedule and log each change
- Keep the certificate and photo report with the plant records
- Keep the area around the fresh air intake clear
Restart the unit with your site team or maintenance contractor once we have finished. Keep an eye on the condensate drain over the next few days to confirm water is draining away.
Make the drain tray part of every maintenance visit. A drain that is cleared early never gets to the slime stage.
What the work involves, part by part
Rooftop and plant room units
Many AHUs sit on roofs or in plant rooms with limited access. Access is planned during the survey so the quote reflects it.
Heating and cooling coils
Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.

Collier Row buildings and their air
There are about 17 schools, colleges and universities, about 46 caring premises (care homes, nurseries and hospitals) and about 7 hotels, B&Bs and guest houses on the FSA’s food hygiene register within 1.5 miles or so of the middle of Collier Row. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. Getting kit to a London plant room normally means lifts, stairs and an agreed loading slot. When to call us in Collier Row
Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. That means a unit can tick every service box and still be carrying years of dirt.
It’s time to book a visit if you see:
- Filters that are clogged or overdue
- Stale or musty smells from the ventilation
- Plant that has been serviced but not cleaned
- Debris and leaves in the fresh air intake
If you manage a school such as Rise Park Infant School, ventilation cleaning is best booked for the holidays.
Before you book anyone

- Exactly which parts of the system are covered
- Whether a written report and photos are included
- How they set the interval to the next visit
When it’s something else
AHU cleaning cannot fix everything, and we’d rather say so up front. It will not put right:
- Airflow problems caused by the system’s design
- Leaking heating or cooling coils
- The supply and extract ducts, quoted separately
Not sure which it is? You can ring 0345 646 2711 or send us an email and we will tell you honestly before booking.
Parts of the system we cover
- Heating and cooling coils
- Filter sections
- Internal panels
- Dampers and louvres
- Drain trays
- Supply and extract fans
What we do, step by step
Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes one overnight shift for many single units, with bigger plant phased. Before any visit in Collier Row, we agree where the van can stop and how equipment reaches the system.
- The survey covers the unit, its access and how it can be shut down.
- We sheet the area and the unit is isolated.
- Each section is cleaned of dust, debris and slime.
- Coils and trays are cleaned and the condensate drain cleared.
- The unit is closed up and handed back, with a report to follow.
Preparing for the visit
- Dig out any earlier paperwork for the system
- Tell us the best time to work, such as after service or at a weekend
- Make sure someone can let us in and lock up afterwards
Ask for a quote
We don’t publish a price list, because every site is different. We look at your system first, from photos or on a visit, and then send you a fixed quote. To get going, call us on 0345 646 2711, or email photos.
