Greater London · Air handling unit cleaning
AHU Cleaning in Hornsey
Cleaning of air handling units, including filters, coils, drain trays, fans and internal surfaces for businesses, landlords and public buildings in Hornsey. CHAS, SafeContractor and ISO 9001, and fully insured.
- Blocked condensate drains and slimy trays
- Dirty coils holding back the airflow
- Air handling units with blocked filters
AHU cleaning in Hornsey, done properly
Coils are where a lot of the dirt ends up. A coated coil restricts airflow and makes the unit work harder. Coils are cleaned carefully, with methods chosen so the fins are not flattened. Common call-outs are for plant that has been serviced but not cleaned and leaves and litter drawn into the unit, on internal panels, supply and extract fans and filter sections.
London buildings often depend on air handling units in plant rooms or on the roof to supply fresh air. For a building in Hornsey, dust settles in the units and ducts year after year, which is what TR19® Air cleaning deals with.
Good records are part of the job. You get a written report with photos after every visit, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

Why deal with it now?
A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that does not feel as comfortable, and a planned clean is far less disruptive than a breakdown. London sites work long hours, and the longer a job is left, the bigger it gets.
One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.

Aftercare tips
Aftercare is simple, and it helps at the next visit:
- Diary the inspection date recommended in the report
- Watch for drips or damp patches near the plant
- Keep inspection doors on the unit in good order
- Check the drain tray is emptying during routine visits
Once the clean is done, we send a TR19® certificate and a report with before and after pictures. They belong in the plant or maintenance log.
Regular filter changes are the best protection an AHU has. Overloaded filters let more dirt through to the coils and fan.
How the visit works
Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. In Hornsey, as across London, we normally work overnight or at weekends and hand the site back ready to open.
- We survey the unit from pictures or on site and agree what’s included.
- With your site team, the unit is switched off and isolated, then the area around it protected.
- We clean or change the filters as agreed, then clean the coils, fan and internal panels.
- Standing water and slime come out of the tray and the drain is checked.
- A TR19® certificate and photo report follow the clean.
Getting ready for the visit
- Agree a time when the area can be out of use
- Mention any locked doors, roof access or ceiling voids
- Make sure someone can let us in and lock up afterwards
How to get a quote
Every quote begins with a look at the system, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work so you know the cost before we start.

What the work involves, part by part
Filters
Filter condition tells you a lot about the rest of the unit. We photograph them for the report.
Heating and cooling coils
Because cooling coils run wet, the dirt on them tends to cling. The coil and its drain tray are cleaned as one job.
When to call us in Hornsey
Cooling coils create condensation, and that water has to go somewhere. A blocked outlet or a badly sloped tray leaves standing water, and slime and smells soon follow.
Look out for any of the following:
- Rooms that smell stuffy when the system runs
- Debris and leaves in the fresh air intake
- Dust-coated heating and cooling coils
- Plant that needs cleaning after a refit
If you manage offices or shops near Hornsey station, their ventilation can be inspected and cleaned out of hours.
What to look for in a quote
- Proof of accreditation you can verify
- What records you will receive afterwards
- How they set the interval to the next visit
- Whether a survey comes first
Hornsey questions
Can the work in Hornsey be done at night or at weekends?
Yes. We work evenings, overnight and at weekends. The work in Hornsey can fit around your hours. Your opening times are the first thing we ask for.
Do you do school ventilation cleaning in Hornsey in the summer holidays?
Yes, and it’s the easiest time to do it. With about 47 schools and colleges on the FSA’s register within roughly a mile and a half of Hornsey, it pays to plan holiday dates ahead. Just give us a ring on 0345 646 2711 or email us with your term dates and we will plan around them.
How often should an air handling unit be cleaned?
That is set by inspection, in line with TR19® Air. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.
How long will the unit be out of action?
As a guide, it takes anything from half a day for one small unit to several shifts for a plant room full of them. We plan the shutdown around that, out of hours if needed.
Can you look after several sites?
Yes. We work across South East England and London, so we can schedule a run of sites on one programme. Each site gets its own report and pictures.
How do you keep the site clean during the work?
With sheeting and covers, before anything else happens. The work is kept contained and leave the area clean.
Do you have insurance?
Yes. We carry full insurance and have been trading since 2009.
What’s TR19?
A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t law, but it’s the benchmark.
When something else is needed
We’ll always give you a straight diagnosis, so here’s what AHU cleaning will not do:
- Dirty ducts beyond the unit itself
- Mechanical faults with motors, belts or bearings
- Leaking heating or cooling coils
If you’re not sure, just give us a ring on 0345 646 2711, or send details by email and we will give you a straight answer before you book.

How we price AHU cleaning
Your quote is based on your site. We consider:
- Any permits to work or inductions
- Whether it’s a one-off visit or part of a schedule
- Working hours and out-of-hours timing
- The condition of the system
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll go through it with you.
What we need to know
There’s no need for technical detail. It helps if you can send:
- The site address and the type of premises
- Photos showing the whole system and its surroundings
- Detail shots of panels, filters and grilles
- Where the plant sits or the system leaves the building, such as a roof or outside wall
For AHU cleaning in Hornsey, ring 0345 646 2711 or email us. Tell us what kind of premises it is and when it’s open, and send pictures or your last report if you can. We typically send a fixed quote within one working day.
