AHU cleaning in Knightsbridge

Your questions about AHU cleaning in Knightsbridge

Can ventilation in schools around Knightsbridge be cleaned out of term?

Yes, holiday work suits schools best. The FSA’s register shows about 88 schools and colleges with food registrations within roughly a mile and a half of Knightsbridge. You can call us on 0345 646 2711 or email us with the dates the site is empty.

Can parking be tricky for a job in Knightsbridge?

Tell us where a van can stop near your site in Knightsbridge, and about any building rules on loading. Where restrictions apply in the day, an evening or overnight visit typically gets round them.

Do you offer maintenance contracts?

Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.

What do you do with what you remove?

It leaves the site with us when we go. While we work, it’s kept contained to keep the area clean.

Which sectors do you work in?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Can you clean without disrupting the building?

Yes. The clean is planned around when the unit can be switched off. Healthcare and care settings are planned with staff.

Will the ventilation be off while you clean?

Yes. We can’t clean a running unit, so it’s switched off and made safe first. The shutdown is planned with whoever runs the building.

What does TR19 mean?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.

How we handle AHU cleaning in Knightsbridge

We clean the parts of the unit where dirt and moisture gather: filters, coils, drain trays, fans and the internal panels. Every clean comes with a TR19® certificate and before and after pictures in a report. If you’re dealing with blocked condensate drains and slimy trays and rooms that smell stuffy when the system runs, we can put it right, from supply and extract fans, heating and cooling coils and drain trays onwards.

London buildings tend to keep their plant on the roof or below ground, so work in Knightsbridge is often done in the evening or at weekends. Parking and loading are agreed with the building in advance.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Keeping the system healthy

Good habits slow the build-up between visits. A few tips:

  • Watch for drips or damp patches near the plant
  • File each AHU report in the maintenance log
  • Don’t store bins or materials near the intake
  • Keep inspection doors on the unit in good order

Stick to the filter change schedule, as that does more than anything to keep the unit clean. Log every change so it’s easy to see when the next is due.

Keep the area around the intake clear. What’s near the intake ends up in the unit.

What happens on the day

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. On site, it takes from a few hours for a compact unit to a day or more for a large one. Managed blocks in London often need contractors booked in ahead, and we’re happy to deal with the agent directly for a site in Knightsbridge.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. You get a TR19® certificate and a photo report.

Advice

What AHU cleaning cannot fix

In fairness, there are a few things this work won’t fix:

  • Ductwork downstream of the unit, which is a separate clean
  • Problems with the unit’s controls or sensors
  • Coils that are corroded or leaking and need replacing

If in doubt, ring 0345 646 2711 or drop us a line and we will say what we think.

What we work on in Knightsbridge

  • Drain trays
  • Filter sections
  • Supply and extract fans
  • Dampers and louvres
  • Heating and cooling coils
  • Internal panels

What staff can safely do

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

What affects the cost of AHU cleaning

The quote reflects the site in front of us. We take into account:

  • The times the site is available
  • A single visit or a regular plan
  • Any permits to work or inductions
  • The condition we find in the survey

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Helping us quote

We can often survey from photos. Try to include:

  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • Your last certificate, test record or report
  • Photos showing the whole system and its surroundings

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before work begins.

Different parts, different methods

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. The intake section gets particular attention.

Fans and fan sections

The fan moves all of the unit’s air, so dirt on it gets spread around. The impeller, its housing and the fan chamber are cleaned.
