Maze Hill AHU cleaning
One call covers AHU cleaning in Maze Hill, from survey to sign-off. Fully insured, with CHAS, SafeContractor and ISO 9001.
- Dirty fans and fan housings
- Coils clogged with dust and debris
- Odours coming through the supply air
AHU cleaning in Maze Hill, done properly
The fan pushes every bit of air in the system, so dirt on the impeller and housing gets spread around. We clean the fan section along with the rest of the unit, once the unit has been shut down and isolated. If you have dirty coils holding back the airflow and units that have only ever had filter changes, we can put it right.
Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. An inspection first shows where cleaning is needed in a building in Maze Hill.
Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What affects the quote in Maze Hill
The quote reflects the site in front of us. We consider:
- The number of sites or systems
- Any permits to work or inductions
- One-off work versus a regular cycle
- The condition of the system
Several systems or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at and we will price it together.
What to send for a quote
Photos and a few facts are often enough to price the work. Send what you can of the following:
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- The postcode and the type of business
- When the site is open and when it’s quiet
- Photos showing the whole system and its surroundings
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
How the visit works
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before work begins, and floors and nearby surfaces are sheeted. On site, it takes half a day to a full day per unit, with large plant planned over several shifts. Night and weekend working is normal for us in London, and a site in Maze Hill is no exception.
- We survey the unit from pictures or on site and agree what’s included.
- With your site team, the unit is switched off and isolated, then the area around it protected.
- Filters, coils, fan section and casing are cleaned in turn.
- Standing water and slime come out of the tray and the drain is checked.
- We close up the unit and send the certificate and before and after pictures.
How to prepare
- Name a contact who can let us in at the agreed time
- Tell us the best time to work, such as after service or at a weekend
- Mention any parking or loading restrictions
Getting a quote
For a fixed quote, call us on 0345 646 2711 or use the quote form and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. You’ll typically have a quote within one working day.

Rooftop and plant room units
Smaller units in ceiling voids are part of the work as well. We protect the area below before opening them.
Filters
What’s on the filters is a good clue to what’s further in. We photograph them for the report.
What staff can safely do
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.
Keep a record of what your team does. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, alongside our reports.
Questions from Maze Hill
What do you need to know about parking in Maze Hill?
A loading bay, a visitor permit or off-street space near the site in Maze Hill makes the visit easier to plan. If the building has a loading slot system, we’ll book into it.
Can ventilation in schools around Maze Hill be cleaned out of term?
Yes, and it’s the easiest time to do it. Food Standards Agency records list about 47 schools, colleges and universities with registered kitchens within about a mile and a half of Maze Hill. You can call 0345 646 2711, or send details by email with the dates the site is empty.
Do you do ventilation duct cleaning too?
Yes. We clean supply and extract ductwork to TR19® Air as well. Cleaning the unit and ducts together often makes sense, and we can quote for both.
Where does the waste go?
It leaves the site with us when we go. While we work, it’s kept contained to keep the area clean.
Which sectors do you work in?
We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so we can schedule a run of sites on one programme. Every site has its own report.
Is Maze Hill in your area?
Yes. We cover Maze Hill and the rest of Greater London, as part of our work across South East England and London. To book, ring 0345 646 2711 or drop us a line.
Do you offer maintenance contracts?
Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.

Keeping the system healthy
Looking after the system between visits is straightforward, and it helps at the next visit:
- Report musty smells from the vents straight away
- Check the drain tray is emptying during routine visits
- Change filters on schedule and log each change
- Report stiff or damaged access doors
When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to make sure it stays clear.
Don’t let leaves, litter or stored materials build up near the fresh air intake. Anything around the intake is likely to be drawn in.

The FSA’s food hygiene register lists about 47 schools, colleges and universities, about 66 care, childcare and hospital premises and about 8 hotels and B&Bs with registered kitchens or food service within about 1.5 miles of central Maze Hill. Healthcare ventilation is a good example of why supply ducts need inspecting: the air goes straight to patients.

Hospitals such as Greenwich District Hospital (about within half a mile north-east) show how much a building can rely on clean ventilation, and smaller healthcare sites near Maze Hill are no different.
