AHU cleaning in Bushey Mead, done properly
An air handling unit is the heart of a building’s ventilation: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, which is why we clean the unit itself, not just the ducts. The work covers drain trays, supply and extract fans and dampers and louvres, and the jobs we see most are fan sections that haven’t been cleaned in years and units needing a clean before a new tenant or handover.
Many London buildings have had their ventilation extended and altered through several fit-outs, leaving sections that are hard to reach and seldom cleaned. In Bushey Mead, as elsewhere, cleaning starts with an inspection of what’s there.
The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

When to call us in Bushey Mead
Cooling coils create condensation, and that water has to go somewhere. If the drain tray outlet blocks or the tray doesn’t fall properly, water stands in it, and slime and smells soon follow.
The symptoms we’re asked about most include:
- Rooms that smell stuffy when the system runs
- Leaves and litter drawn into the unit
- Air handling units due a clean after building work
- Blocked condensate drains and slimy trays
Healthcare buildings such as Atkinson Morley Hospital, about 0.9 miles north-west, depend on their ventilation; if you manage a surgery, clinic or care home near Bushey Mead, yours matters too.
Before you book anyone
- Proof of insurance
- Exactly which parts of the system are covered
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor

Bushey Mead: your questions answered
Do you clean school ventilation in Bushey Mead in the holidays?
Yes. The holidays are the usual time for school work. The FSA’s register shows about 46 schools and colleges with food registrations within roughly a mile and a half of Bushey Mead. You can call 0345 646 2711 or email us with the dates the site is empty.
Does London parking affect a job in Bushey Mead?
We plan it in advance, so let us know about loading bays, permits and access rules at the building. Night visits tend to make loading easier on London streets.
Do you have a 24/7 line?
Yes, day and night, every day of the year. Office hours are Monday to Friday, 8am to 6pm, and the emergency line covers the rest.
How much notice should we give?
Earlier is better, especially for out-of-hours work. Quotes normally come back within one working day, and there’s a 24/7 line for emergencies.
Can you look after several sites?
Yes. Tell us the addresses and what each needs and we will quote them together.
Do you work in Bushey Mead?
Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, Bushey Mead included.
Will you repair the fan or motor?
Our AHU work is cleaning rather than mechanical repair. Any faults we notice are recorded for your maintenance team to follow up.
What does TR19 mean?
BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.
Landlords, agents and facilities managers
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
Facilities teams in offices, schools and healthcare sites book us too in Bushey Mead and across Greater London. Larger estates can be phased building by building around the people who use them.

What a clean will not put right
Before booking, it helps to know what’s not included:
- Ventilation that was badly designed in the first place
- Breakdowns that need a mechanical engineer
- Dirty ducts beyond the unit itself
Not sure which it is? You can ring 0345 646 2711 or drop us a line and we’ll tell you honestly before booking.
What the work covers
- Internal panels
- Filter sections
- Supply and extract fans
- Drain trays
- Dampers and louvres
- Heating and cooling coils
What staff can safely do
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.
What we do, step by step
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before work begins, and floors and nearby surfaces are sheeted. The work itself takes half a day to a full day per unit, with large plant planned over several shifts. Most London sites cannot stop for the day, so work in Bushey Mead is typically done overnight, early in the morning or at weekends.
- We look at the unit and the plant area during the survey.
- We sheet the area and the unit is isolated.
- Each section is cleaned of dust, debris and slime.
- We clean the coils and clear the tray and drain.
- The unit is closed up and handed back, with a report to follow.
Getting ready for the visit
- Let us know how we reach the system, including roofs, risers and plant rooms
- Plan for cooking equipment or plant to be off before we arrive
- Tell us where we can park and unload
How to get a quote
There’s no standard price list, because every site is different. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To get going, call 0345 646 2711 or email us.
Advice
Leave it or put it right?
Leave an AHU uncleaned and the dirt does not stay put. It moves on into the ductwork and out into the rooms, so cleaning the ducts without the unit only goes so far. Leaving it on a busy London site only adds to the work.
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will go through it with you.
Why book with us
- A fixed price before any work starts
- Fully insured
- Photo reports with every job
- Ventilation hygiene specialists since 2009
Between visits
Here’s the after-treatment advice, in brief:
- Don’t store bins or materials near the intake
- Report musty smells from the vents right away
- Look at the condensate drain whenever the unit is serviced
- Store the TR19 paperwork where auditors can find it
The report shows each section of the unit before and after, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.
Make the drain tray part of every maintenance visit. Catching a slow drain early stops standing water building up.
