AHU cleaning in Chinatown

Keeping the system healthy

A little care between visits keeps the system in better shape. Our advice:

  • Make sure condensate is draining away
  • Do not ignore odours coming through the grilles
  • Diary the inspection date recommended in the report
  • Keep the certificate and photo report with the plant records

The report shows each section of the unit before and after, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.

Keep the unit’s doors and panels in working order. Sections that are awkward to open are the ones that get skipped.

AHU cleaning in Chinatown, done properly

Heating and cooling coils trap dust that gets past the filters. A coated coil restricts airflow and makes the unit work harder. We clean coils with methods suited to their condition, taking care not to damage the fins. We’re often asked to deal with drain trays holding standing water and air handling units never cleaned inside, on dampers and louvres, drain trays and supply and extract fans.

Across London, offices, hotels, schools and healthcare buildings rely on mechanical ventilation, much of it supplied through air handling units on roofs or in basements. In a building in Chinatown, dust and debris build up in the units and ductwork over time, which is what TR19® Air cleaning deals with.

Nothing is signed off by word of mouth: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Why act early in Chinatown

A clean unit feeds cleaner air into the ductwork, so the whole system stays cleaner for longer. That makes the next inspection of a building in Chinatown simpler. Every month a London system goes without attention adds to what has to be done later.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, give us a ring on 0345 646 2711 or send us an email and we’ll give you an honest view and a fixed quote.

Questions from Chinatown

Can parking be tricky for a job in Chinatown?

Tell us where a van can stop near your site in Chinatown, and about any building rules on loading. If the building has a loading slot system, we’ll book into it.

Can ventilation in schools around Chinatown be cleaned out of term?

Yes, and it’s the easiest time to do it. There are about 85 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Chinatown. Booking early in the term gives the best choice of holiday dates.

How much does AHU cleaning cost?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. You get a fixed price before work begins.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.

Which parts of an air handling unit do you clean?

Everything inside the unit that air passes over, from the intake and filters through the coils and fan to the outlet. The photo report shows each section before and after.

Are you fully insured?

Yes. Duct Doctor is fully insured, and we can share the details when you need them.

Will we get paperwork for the AHU clean?

Yes. A TR19® certificate and photo report are sent after the clean, with any faults we noticed.

How much notice should we give?

Earlier is better, especially for out-of-hours work. We typically quote within one working day, and there’s a 24/7 line for emergencies.

What AHU cleaning can’t fix

Some problems need a different service or another trade:

  • Ventilation that was badly designed in the first place
  • Dirty ducts beyond the unit itself
  • Coils that are corroded or leaking and need replacing

Not sure which it is? You can call 0345 646 2711 or send us an email and we’ll tell you honestly before you book.

Parts of the system we cover

  • Heating and cooling coils
  • Drain trays
  • Supply and extract fans
  • Filter sections
  • Dampers and louvres
  • Internal panels

The process

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. In a London area like Chinatown, parking, loading and building access are planned before the day of the work.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Dirt and debris are removed from each section.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Before we arrive

  • Arrange a key holder or contact on site
  • Mention any sign-in, permit or induction we need
  • Mention any locked doors, roof access or ceiling voids

Getting a quote

Quotes are quick. Call or email with a few details and you’ll typically have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.

Common problems we fix in Chinatown

Most units live out of sight on roofs, in plant rooms or in ceiling voids and are rarely seen by anyone but maintenance staff. Months can pass without anyone looking inside.

What we’re most often called out for:

  • Plant that needs cleaning after a refit
  • Air handling units with blocked filters
  • Drain trays holding standing water
  • Stale or musty smells from the ventilation

Hospitals such as St James Workhouse (about within half a mile north-west) show how much a building can rely on clean ventilation, and smaller healthcare sites near Chinatown are no different.

Our hiring checklist

What staff can safely do

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

For landlords and multi-site operators

Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we’re happy to quote for all of it.
