AHU cleaning in Hampstead

About our AHU cleaning in Hampstead

A cooling coil drips condensate into a tray that should drain away. When the drain blocks, water sits there and the tray turns slimy, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. The work covers dampers and louvres, drain trays and heating and cooling coils, and the jobs we see most are drain trays holding standing water and plant that has been serviced but not cleaned.

London buildings tend to keep their plant on the roof or below ground, so ventilation cleaning in Hampstead is usually planned out of hours. Loading and parking are planned with the building first.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Ventilation in Hampstead buildings

Food Standards Agency data includes about 67 schools, colleges and universities, about 55 hospitals, care homes and childcare premises and about 23 hotels and B&Bs in and around Hampstead, up to about a mile and a half out. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. About within half a mile north of Hampstead is New End Hospital, the nearest hospital. Hospitals show how much a building can rely on its ventilation, and smaller healthcare sites rely on theirs too. London plant rooms are often on roofs or in basements reached through occupied floors.

If you manage offices or shops near Finchley Road & Frognal station, their ventilation can be inspected and cleaned out of hours. School buildings such as Fitzjohn's Primary School are usually done in the holidays, so classrooms aren’t disturbed.

What staff can safely do

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.

Hampstead questions

Do you clean school ventilation in Hampstead in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 67 schools and colleges with food registrations within roughly a mile and a half of Hampstead. Just ring 0345 646 2711 or email us with your term dates and we will plan around them.

Does London parking affect a job in Hampstead?

We plan it in advance, so let us know about loading bays, permits and access rules at the building. Working overnight, as we often do in London, normally makes it simpler.

What if parts of the system can’t be reached?

We record them on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

What information do you need?

A short description and a few photos plus the address and your hours. If we need more, we’ll ask.

Is a quote from photos possible?

Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.

Can you fix a faulty AHU?

The clean includes noting faults, but repairs sit with your maintenance contractor, with photos where it helps.

Do you have a 24/7 line?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, with the emergency line covering every other hour.

Is there a survey before the work?

Yes. We always survey first, either from photos and details you send or on a site visit. Then you get a fixed quote.

What a clean won’t put right

We’d rather tell you now than book work that won’t help, so here are the limits:

  • Damaged coils beyond cleaning
  • Dirty ducts beyond the unit itself
  • Problems with the unit’s controls or sensors

Not sure which it is? You can phone us on 0345 646 2711 or use the quote form and we will tell you honestly before booking.

What the work covers

  • Filter sections
  • Drain trays
  • Supply and extract fans
  • Dampers and louvres
  • Internal panels
  • Heating and cooling coils

Multi-site and managed buildings

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we’ll come back with a fixed quote.

Facilities teams in offices, schools and healthcare sites book us too across Greater London. Work can be phased by floor, building or site around the people who use them.

Looking after it afterwards

A little care between visits keeps the system in better shape. We recommend:

  • Store the TR19 paperwork where auditors can find it
  • Watch for drips or damp patches near the plant
  • Stick to the filter change plan
  • Clear leaves and litter away from the intake

When we’ve closed the unit up, it can be restarted with your site team. Keep an eye on the condensate drain over the next few days to make sure it stays clear.

Change or clean filters on time. Overloaded filters let more dirt through to the coils and fan.

When to call us in Hampstead

Mechanical servicing keeps a unit running, but it does not always include cleaning the inside. That means a unit can tick every service box and still be carrying years of dirt.

Most sites get in touch after spotting something like this:

  • Units needing a clean before a new tenant or handover
  • Fan sections that haven’t been cleaned in years
  • Dirty filters cutting the airflow
  • Air handling units never cleaned inside

Healthcare ventilation, from large hospitals like New End Hospital (about under half a mile north) to small clinics, depends on clean filters, coils and ducts.

What your quote should include

  • Whether the price is fixed
  • Whether they recommend a next date
  • What hours they’ll be on site
  • Whether the quote is based on a survey or photos

Questions to ask before booking

What affects the cost of AHU cleaning

We do not publish a price list, because sites vary so much. What we look at:

  • A single visit or a regular plan
  • Where the site is and how we reach it
  • How easy every part is to reach
  • The condition of the system

Working hours, access and the scale of the site can all change the price. We take each of them into account and give you a fixed price before we start.

Helping us quote

We can often survey from pictures. Try to include:

  • Wide photos of the system and the area around it
  • Any access panels or hatches you can see
  • Any previous report or certificate
  • Where the plant sits or the system leaves the building, such as a roof or outside wall

Need a price for AHU cleaning? Please ring 0345 646 2711 or drop us a line and tell us about the site. We’ll talk you through the work and send you a fixed quote before anything is booked.

How it works

Everything the job needs comes with us, including protection sheets, the right tools and access kit. All we need from you is clear access and the right equipment switched off. The visit takes a single shift for a typical unit, longer for large or heavily soiled ones. Most London sites cannot stop for the day, so work in Hampstead is normally done overnight, early in the morning or at weekends.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. We take after pictures and issue the certificate and report.

Getting ready for the visit

  • Clear loose items from the work area
  • Mention any sign-in, permit or induction we need
  • Agree a time when the area can be out of use

Getting a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.
