Our ductwork cleaning service in Essex
Once air leaves the canopy, it travels through ductwork that most people never see. Every horizontal run and vertical riser collects grease along the way and a fire in the duct can spread through the building. We clean it from the inside, through access panels, to BESA TR19® Grease. The work covers bends and junctions, vertical risers and multi-storey ducts, and common reasons people get in touch are high readings at a recent grease test and smells of old cooking grease from the ductwork.
Each visit runs to the same pattern: protect the area, make the system safe, carry out the ductwork cleaning, tidy up and leave you the report. The visit itself takes a shift or more, depending on the length of the runs and the number of access points.
- We trace the duct and find every way in.
- Grease thickness is measured at set points.
- Once the kitchen has closed, we protect the area and open the panels.
- Heavy deposits come out by hand, then each section is degreased.
- Panels are closed, readings and photos repeated, and unreachable sections recorded.

Near you in Colchester
Locally, jobs take us to businesses close to Church of St Peter, Bull Meadow and The Bay And Say Public House and the streets around them. You will also find Colchester Sixth Form College (under half a mile north-west) and St John's Green Primary School (under half a mile south). Colchester has its own railway station: Colchester Town station. A little further out are Lion Walk (less than half a mile south-east) and Essex County Hospital (within half a mile south-west). Green spaces nearby include Westhouse Wood.
Kitchen extracts across Essex
In Essex, a busy kitchen in a place such as Colchester, Chelmsford and Basildon and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book. Coastal kitchens in Essex often have their busiest months in the summer, so cleaning is often best booked before or after the peak season.
Colchester: Church and community hall kitchens, near Church of St Peter or anywhere around Colchester, are easy to forget, but their extracts collect grease like any other. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Essex County Hospital is the nearest hospital to Colchester, about under half a mile south-west.
Looking after it afterwards
So the system stays in good health:
- Keep your cleaning records together
- Diarise the next duct clean
- Tell us if grease leaks from the ductwork
- Ask us about extra access panels where sections can’t be reached
Keep the certificate and report with the fire risk assessment. It’s the evidence an insurer or inspector may ask for, and the pictures make the duct’s condition easy to see.
Extra access panels mean more of the duct gets cleaned each time. Grease you can reach is grease that gets removed.
Honest limits
We’ll always give you a straight diagnosis, so here’s what ductwork cleaning won’t do:
- Ductwork that was poorly designed
- A failed fan motor at the end of the duct (a fan repair job)
- Parts of the duct with no way in
Signs you need ductwork cleaning
A greasy duct is a fire path, in Essex as anywhere. Once it lights, fire can spread along the duct and into other areas, which is why the responsible person needs it under control.
If you notice any of these, it’s worth a diagnosis:
- Fat dripping from the ductwork
- Ductwork that has never been cleaned
- Smells of old cooking grease from the ductwork
- Proof of duct cleaning for the insurer
Staff cleaning versus specialist work
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We will take a look and give you a fixed quote.
Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
Different parts, different methods
Access panels
Extra panels can be installed where there are gaps, making future cleans more complete. The survey shows where they’re needed.
Horizontal duct runs
The underside of a horizontal duct collects the most grease. We scrape out the heavy layer first, then the walls and roof are cleaned too.
FAQs for Essex
Which kinds of sites do you work on?
Any commercial site with kitchens or ventilation, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.
How long does ductwork cleaning take?
Duct length, access and grease levels all affect it. Typically it takes anything from a few hours to several visits, depending on the length of duct.
How often should kitchen ducts be cleaned?
It depends mostly on daily cooking hours. Kitchens cooking 12 to 16 hours a day need it at least every 3 months, while lighter use can go longer.
Will I get a report after the ducts are cleaned?
Every clean comes with a photo report, and a full TR19 clean also comes with a certificate issued through the BESCA Vent Hygiene Elite portal. Keep both in the maintenance log.
Do you survey before quoting?
Yes, every time. Diagnosis comes before treatment: the survey tells us what the system needs and how to reach it, and the quote is based on that.
Will the duct clean disrupt the kitchen?
We plan the clean when you’re not cooking. Most kitchens book overnight or weekend cleans, so no service is lost.
What if part of the duct cannot be reached?
We clean everything we can reach and record what we can’t. Fitting extra access panels is the usual answer, and we can do that for you.
