About kitchen extract cleaning in CM11

The canopy over the range is only the start of a kitchen extract system. Behind it sit the plenum and grease filters, then the ductwork, risers, extract fan and discharge, and each part collects grease. A TR19® Grease clean deals with the whole route, not only the parts on show. We are often asked to deal with fat running down the canopy edge and an overdue clean flagged by an EHO or fire officer, on plenums and filters, horizontal duct runs and discharge points.

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before work begins, and floors and nearby surfaces are sheeted. The work itself takes as long as the system needs, from a few hours to several planned visits.

  1. You send photos or we visit, and the system is surveyed from canopy to discharge.
  2. We take grease readings at set points and send you a fixed quote.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. We work through the system from the canopy to the fan and discharge.
  5. Readings are repeated, photos taken, and your TR19 certificate and photo report issued.

How we quote

You won’t find a price list here, because the cost depends on the site in front of us. For a fixed quote, ring 0345 646 2711, or send details by email, and we will talk you through it.

Why businesses in CM11 choose us

  • We diagnose before we treat
  • Each visit written up, with photos
  • Out-of-hours work and a 24/7 emergency line
  • A single point of contact for sites across the South East and London

Ask for a quote

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before any work starts.

Kitchen extract cleaning around CM11

Kitchens across CM11 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.

CM11 is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price, wherever it is in CM11.

Crays Hill: If you look after a school kitchen, at a school such as Crays Hill Primary School or anywhere near Crays Hill, the holidays are the usual time for a TR19® clean. If you run a church or community hall kitchen, near Church of St Mary or elsewhere in Crays Hill, its extract still collects grease from every lunch and event.

What affects the quote in CM11

There’s no set price list, because no two systems are the same. What we look at:

  • When the work can happen, such as evenings, overnight or weekends
  • One-off work versus a regular cycle
  • Whether several sites go on one quote
  • Any permits to work or inductions

What you pay reflects the actual work. That’s why we survey first, from photos or on site, and the price is agreed before any work starts.

What we need to know

Photos let us diagnose from a distance. Try to include:

  • A few general shots of the system
  • Where the site is and what kind of site it is
  • Close-ups of filters, grilles, hatches or access panels
  • The times we could work without disrupting the site

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

What kitchen extract cleaning can’t fix

An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:

  • Ductwork that’s corroded, split or leaking (that’s for a ductwork contractor)
  • A grease trap that needs emptying
  • An undersized canopy or fan

Part by part

Restaurant and pub kitchens

Losing a service is not an option for most restaurants and pubs. We work overnight and at weekends where that suits, and hand back a clean kitchen ready to cook.

Grease filters

We clean the grease filters as part of the job, and refitted so they sit properly in the housing. We’ll tell you if any need replacing.

What we are called out for in CM11

Grease filters are the first line of defence, and they’re often the weak point. Filters that are bent, badly fitted, missing or left uncleaned let more fat into the plenum and duct, and it does not stop until it reaches the fan.

Signs it’s time to call us include:

  • A smoky, hot kitchen with weak extraction
  • An inspection that picked up a dirty extract
  • Fat running down the canopy edge
  • An extract that has never been cleaned to TR19

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

CM11: your questions answered

Which sectors do you work in?

Any commercial site with kitchens or ventilation, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

How much notice do you need?

Earlier is better, particularly for night and weekend visits. We normally quote within one working day, and emergencies are covered by our 24/7 line.

Does the law say I must clean to TR19?

TR19® is BESA’s specification, not legislation. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.

Can you price the work without visiting?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

How often should a kitchen extract be cleaned?

It depends on how many hours a day the kitchen cooks. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. We will recommend a date after measuring the grease.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together as one programme. Every site has its own report.

What do you need from me for a quote?

A short description and a few photos plus the address and your hours. If we need more, we’ll ask.
