TR19 cleaning across CM22

How kitchen extract cleaning works in CM22

Cooking sends fat-laden vapour into the canopy with every service. As it cools, it clings to the inside of the ductwork and keeps building. That film is fuel, and cleaning the whole system is how you keep it under control. We’re often asked to deal with an extract that has never been cleaned to TR19 and grease drips onto cooking equipment, on plenums and filters, extract fans and horizontal duct runs.

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes a single shift for most kitchens, with long duct runs and tall risers needing more time.

  1. We survey the system, from your photos or on site, canopy to discharge.
  2. We take grease readings at set points and send you a fixed quote.
  3. The kitchen is closed, the equipment cooled and everything nearby protected.
  4. Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
  5. Readings are repeated, photos taken, and your TR19 certificate and photo report issued.

What you’ll pay

We do not list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

Landmarks near Elsenham

Typical jobs here are in premises near Forest Hall School, Church of St Mary the Virgin and Robin Hood Public House. There’s a railway station in Elsenham itself: Elsenham station. Kitchen extracts across CM22

In CM22, a busy kitchen in a place such as Bishop's Stortford, Sawbridgeworth and Elsenham and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.

We work across London and the South East, and CM22 is part of that area. Each job starts with a survey and a fixed quote.

Elsenham: Healthcare kitchens, like those at hospitals such as Herts and Essex Hospital (about 4.1 miles south-west), often cook for long hours, which puts them in BESA’s heavier-use bands. If you run a café or takeaway near Elsenham station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Why it fails

What’s on the menu matters as much as how much is cooked. Frying, grilling and roasting send far more fat into the canopy than steaming or boiling, which is why grease readings matter more than the calendar.

These are the problems we see most often:

  • Ductwork thick with old, hardened grease
  • Rancid smells from grease in the duct
  • An inspection that picked up a dirty extract
  • A smoky, hot kitchen with weak extraction

Between visits

Simple habits between visits make a real difference. Our advice:

  • Make sure every filter is fitted before cooking
  • Do not let the canopy gutters overflow
  • Report grease drips, smells or fan noise right away
  • Book the next clean before the date on the report

You get a photo report after every clean. Before and after pictures show each part of the system, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.

Tell whoever looks after the system when something changes. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.

When it’s something else

Some problems need a different service or another trade:

  • Fire dampers that will not close (that needs damper testing and remedials)
  • A canopy that’s too small or a system that was badly designed
  • A fan motor that has burnt out

Why act early?

An overdue clean in CM22 is best dealt with now rather than after the next inspection. The job takes anything from a few hours to a full night, depending on the size of the system, and we work evenings, overnight and weekends so you do not lose a service. Every extra month adds grease.

Questions to ask before you book

  • Whether they’re fully insured
  • Proof of accreditation you can verify
  • How VAT is shown on the quote
  • Whether the figure could change on the day

Part by part

Extract fan and discharge

At the end of the system is the discharge, which can collect grease and stain the surface around it. It’s cleaned as far as safe access allows, and any limits are recorded.

Grease filters

Baffle filters are cleaned as part of every TR19 clean, and put back so they seat correctly. Damaged ones are noted on the report.

Questions from CM22

What’s the right cleaning interval for a kitchen extract?

BESA guidance gives minimum intervals of 3, 6 or 12 months, depending on daily cooking hours. Heavy frying and grilling can mean shorter intervals, which grease thickness testing will show.

Can one contract cover all our sites?

Yes. Tell us the addresses and what each needs and you’ll get one fixed quote.

Are you accredited for kitchen extract cleaning?

We’re members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We hold CHAS, SafeContractor and ISO 9001 too, and we are fully insured.

Is there a survey before the work?

Yes. Every job is surveyed first, either from photos and details you send or on a site visit. A fixed quote follows.

Does the law say I must clean to TR19?

TR19 isn’t written into law, but the Fire Safety Order 2005 does require the responsible person to manage fire risk. TR19 is the standard insurers and fire officers expect, and many policies require it.

How long will the clean take?

A small kitchen with a short duct can be done in a few hours, while long runs and tall risers take longer and may need more than one visit. Your quote says how long to expect.

What does kitchen extract cleaning cost?

Every site is different, so each gets its own fixed quote. For a quote, give us a ring on 0345 646 2711 or email us with the site type, opening hours and a few pictures.
