Kitchen extract cleaning in RM5

Kitchen extract cleaning across RM5: what to expect

Think of it as a health check for the kitchen’s airways: diagnose with a survey, treat with a thorough clean, then sign it off. The sign-off is a TR19 certificate with a photo report, issued through the BESCA Vent Hygiene Elite portal. The work covers discharge points, plenums and filters and horizontal duct runs, and people most often call us about a TR19 certificate needed for the insurer and missing paperwork after a change of operator.

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes one visit for most kitchens, while large or complex systems may need more than one.

  1. Diagnosis comes first, with a survey of the system and how it’s reached.
  2. Grease readings set the baseline, and a fixed quote follows.
  3. We arrive after close, protect the area and contain the waste.
  4. Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
  5. Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.

What affects the price in RM5

The price reflects the work, not guesswork. That is why we survey first, from photos or on site, and the price is agreed before any work starts.

Near you in Chase Cross

We work in commercial kitchens and buildings around Bower Park Academy, Colley Rowe Inn and Clockhouse Primary School and the streets around them. Other local landmarks include St James (less than half a mile south-west) and Havering Country Park (0.5 miles north). The closest station to Chase Cross is Gidea Park station, roughly 2.1 miles south-east. Nearby you will also find Romford Shopping Hall (1.8 miles south) and Harold Wood Hospital (2.3 miles south-east). Open spaces near Chase Cross include Bedfords Park.

Where we work in RM5

In RM5, a busy kitchen in a place such as Collier Row, Chase Cross and Rise Park and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.

London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in RM5 and beyond.

Chase Cross: Where a hall near St James, or anywhere in Chase Cross, hosts lunch clubs or events, its extract gathers grease just as a café’s does. If you run catering at a historic house or estate in the area (Hare Hall is about 2 miles south-east), event kitchens in older buildings often have awkward duct runs that need planning.

Different parts, different methods

Extract fan and discharge

At the end of the system is the discharge, which can collect grease and stain the surface around it. We clean it where it can be safely reached, and any limits are recorded.

Schools, hospitals and care homes

School kitchens can look lightly used but still need a TR19 clean at least every 12 months under BESA guidance. School holidays are an easy time to do it.

What affects the cost of kitchen extract cleaning

Some jobs are bigger than they look, and some smaller. The main factors:

  • Parking and loading at the site
  • How many systems or sites are involved
  • Working hours and out-of-hours timing
  • Whether we need access equipment or extra panels

Several systems or sites on one quote often makes better use of the time. Tell us about everything you’d like looked at, and you will get one fixed quote.

What to send for a quote

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • How we’d reach plant on a roof or in a plant room
  • Problems your staff have spotted
  • The site address and the type of premises
  • A few general shots of the system

There’s no standard price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To get going, call us on 0345 646 2711, or send details by email.

Signs you need kitchen extract cleaning

Cooking fat leaves the pan as a fine vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.

Common reasons sites call us include:

  • Extraction mentioned at an environmental health visit
  • A kitchen with no current TR19 certificate
  • Grease dripping from the canopy or filters
  • Proof of cleaning requested by an insurer

Between visits

To keep the system working properly between visits:

  • Do not let the canopy gutters overflow
  • Never cook with filters missing or out of place
  • Switch the fan on before cooking starts
  • Clean the grease filters regularly between TR19 cleans

You leave with a date for the next clean, based on your cooking hours and the grease we measured. A 3, 6 or 12-monthly maintenance plan keeps it on track, so the date is not missed.

Regular filter cleaning is the simplest thing a kitchen can do. A filter that is clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.

When something else is needed

Before booking, it helps to know what’s not included:

  • A canopy that’s too small or a system that was badly designed
  • Ductwork that is corroded, split or leaking (that is for a ductwork contractor)
  • Blocked drains from a neglected grease trap (a separate service)

RM5 questions

What if parts of the system can’t be reached?

We record them on the report, with a note of where it is, and we tell you what would make it reachable, such as extra access panels in ductwork.

How much does kitchen extract cleaning cost in RM5?

We do not publish prices, because the cost depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.

Where does the waste go?

It leaves the site with us when we go. While we work, it’s kept contained so the area stays clean.

Will I get a certificate after the clean?

A TR19 certificate, plus a full photo report. It records what was cleaned, what wasn’t accessible and the recommended next clean date.

Can you set up regular visits?

Yes. Tell us what you have and how it’s used and we’ll propose a schedule with a fixed quote.

What does a TR19 kitchen extract clean include?

We clean every part the grease travels through. Canopy, plenum, filters, ductwork, risers, fan and discharge are all included, reached through access panels where needed.

Are you a BESCA Vent Hygiene Elite member?
