Managing agents and facilities teams in Wix Green

Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept to a regular schedule.

If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.

Ductwork cleaning in Wix Green, done properly

We treat ductwork like a doctor treats arteries: diagnose where grease has built up, clear it and confirm the result. Grease readings before and after give you the evidence, alongside before and after pictures. Common call-outs are for stale grease odours from the duct and proof of duct cleaning for the insurer, on access panels, bends and junctions and horizontal duct runs.

Somewhere as small as Wix Green, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Each still has a canopy and duct that collect grease, whatever the size of the place.

Think of the report as the system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Fixed quotes for ductwork cleaning in Wix Green

The quote reflects the site in front of us. We consider:

  • When the work can happen, such as evenings, overnight or weekends
  • Whether it’s a one-off visit or part of a schedule
  • What state the system is in
  • Site rules, permits and inductions

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll explain each part.

Asking for a quote

A few details help us quote accurately. With your enquiry, please include:

  • Close-ups of filters, grilles, hatches or access panels
  • Problems your staff have spotted
  • How we’d reach plant on a roof or in a plant room
  • Wide photos of the system and the area around it

We do not publish a price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To get going, ring 0345 646 2711 or send us an email.

What ductwork cleaning looks like in Wix Green

At about 3 miles from the coast, Wix Green is close enough for sea air to matter. Metal on the roof weathers faster close to the coast, and the extract fan and cowl are no exception. Fire safety in Wix Green falls to Essex County Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. Environmental health officers from Tendring council inspect food businesses in Wix Green. Extraction counts as kitchen equipment, so its condition can come up on the day. Before-and-after pictures from each clean are a simple way to show the extract is in hand.

A hall kitchen that only cooks for events, whether near Church of St Mary or elsewhere in Wix Green, still needs its extract cleaned, just less often. If your kitchen is in a listed or historic building, like the houses around Wix Green (Thorpe Hall is about 4.2 miles south), fitting access panels needs care. For schools such as Wix and Wrabness Primary School, kitchen extract cleaning is typically booked for the holidays, when the canteen is closed.

Between visits

Once we’ve finished, these simple steps help:

  • Ask for a grease thickness test if the kitchen gets busier
  • Don’t block access panels with shelving or stock
  • Never cook with a filter missing
  • Don’t switch the extract off early

The report gives a recommended next clean date, based on the readings and your daily cooking hours, in line with BESA guidance.

Grease that never reaches the duct never needs cleaning out of it. Keep the filters clean, well fitted and in place whenever you cook.

Leave it or put it right?

A fire in a greasy duct is hard to reach and hard to stop. The duct can carry it to rooms, floors or roof spaces well away from the kitchen, which is why the duct matters as much as the canopy. A planned visit to Wix Green is easier to arrange than an emergency callout.

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before work begins.

How the visit works

A visit follows the same order every time: protect the area, isolate whatever needs isolating, carry out the ductwork cleaning, clear away and hand over the paperwork. The visit itself takes from a few hours to more than one visit, depending on duct length and access. For a village or hamlet like Wix Green, tell us about narrow lanes, gates and parking when you book.

  1. We map the duct route and check where the access panels are.
  2. We measure grease thickness at set points before cleaning.
  3. Through the access panels, thick grease is removed by hand first.
  4. Horizontal runs and risers are then degreased by the method that suits the deposit.
  5. We test again, take photos and note any part that couldn’t be reached.

Getting ready for the visit

  • Allow time for equipment near the work to be turned off and cool down
  • Agree a time when the area can be out of use
  • Clear the space around the work

Ask for a quote

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Wix Green questions

Does the sea air around Wix Green make a difference to ductwork cleaning?

It can, as Wix Green is within about 3 miles of the sea, where salt in the air is hard on metal. A fan housing that is rusting near the coast can fail sooner, so it’s worth catching early.

Which council inspects kitchens in Wix Green?

Kitchens in Wix Green are inspected by Tendring council’s environmental health officers. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

Do you look at the system first?

Yes, always. Diagnosis comes before treatment: the survey shows what needs doing and what access we need, and the quote is based on that.

What’s the cleaning interval for extract ductwork?

The minimum depends on how long the kitchen cooks each day: 3-monthly for heavy use, 6-monthly for moderate and 12-monthly for light use. Measured grease sets the real interval.

Do you install duct access panels?

Yes, we install duct access panels. Panels go where they give the best access to sections that couldn’t be reached, and we will recommend where.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

Which accreditations do you hold?

Our accreditations are CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. The Vent Hygiene Elite scheme is run by BESCA and audited independently.

What the work involves, part by part

Horizontal duct runs

Grease settles on the floor of a flat duct run. We scrape out the heavy layer first, then the walls and roof are cleaned too.

Bends and transitions

Grease tends to pile up at elbows. We clean it back by hand and with degreaser, and readings are taken there before and after.

What staff can safely do

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
