How kitchen extract cleaning works in CM7

The part of the system nobody sees is often the dirtiest. We reach horizontal runs and vertical risers through access panels, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Any section we cannot reach is recorded on the report, and new panels can be fitted. Common call-outs are for a smoky, hot kitchen with weak extraction and a TR19 certificate needed for the insurer, across vertical risers, plenums and filters and extract fans.

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes anything from a few hours to a full night, depending on the size of the system.

  1. We survey the system first, from your photos and details or on a site visit.
  2. We measure the grease at set points along the system, then give you a fixed price.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. We test again, photograph the result and issue your TR19 certificate and photo report.

Where we work in CM7

In CM7, we work in places such as Braintree, Bocking and Bocking Churchstreet and well beyond. We cover every place we list for CM7, 17 in all, with cleans booked around trading hours.

Across England, including CM7, the responsible person has a legal duty to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book.

Braintree: Commuter trade near Braintree station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands. Where a hall near Congregational Church, or anywhere in Braintree, hosts lunch clubs or events, its extract gathers grease just as a café’s does.

For landlords and multi-site operators

We also work for facilities teams across offices, schools and healthcare in CM7 and across Essex. Larger estates can be phased building by building to keep disruption down.

Managing agents often deal with us directly. Send the address, what’s needed and how access works and we will come back with a fixed quote.

Why act early?

Grease build-up causes everyday problems too. Blocked filters and narrowed ducts slow the airflow, leaving the kitchen hot and smoky, while the fan works harder to move less air. Smells, dripping grease and condensation often follow.

Questions to ask before you book

  • Whether VAT is included
  • Which accreditations they hold, and whether you can check them
  • What insurance they carry
  • What’s included in the scope, part by part

What kitchen extract cleaning cannot fix

An honest diagnosis matters more to us than a booking, so here’s what kitchen extract cleaning won’t do:

  • A fan motor that has burnt out
  • Ductwork that’s corroded, split or leaking (that is for a ductwork contractor)
  • A grease trap that needs emptying

Different parts, different methods

Extract fan and discharge

At the end of the system is the discharge, and grease can collect there too. We clean it where it can be safely reached, and any limits are recorded.

Ductwork and risers

Vertical risers carry the air up through the building, and grease runs down their walls and pools at the base. They’re cleaned through access points along their height.

Why it fails

Grease in the extract matters because it burns. A flare-up on the range can be drawn up into the canopy and duct, and once grease in the duct catches, fire can spread through the building’s ductwork. For a kitchen in CM7, keeping that fuel under control is part of the fire risk assessment.

It’s time to book a visit if you see:

  • Grease dripping from the canopy or filters
  • Extraction mentioned at an environmental health visit
  • An extract that no longer clears the smoke
  • Stale cooking odours from the system

CM7 questions

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.

Is a quote from pictures possible?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

Is TR19 a legal requirement?

The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.

Do you clean the whole extract system or just the canopy?

Everything from canopy to discharge: the canopy, the plenum behind the filters, the filters, horizontal ducts, vertical risers, the fan and the discharge, plus attenuators where fitted. Anything we cannot reach is recorded on the report.

What’s the right cleaning interval for a kitchen extract?

BESA guidance gives minimum intervals of 3, 6 or 12 months, depending on daily cooking hours. Kitchens that fry or grill a lot may need cleaning sooner, which grease thickness testing will show.

Are you accredited for kitchen extract cleaning?

As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We hold CHAS, SafeContractor and ISO 9001 too, and we’re fully insured.

Do you look at the system first?

Yes. We always survey first, either from photos and details you send or on a site visit. Then you get a fixed quote.
