Kitchen extract cleaning in RM1: how it works

Cooking sends fat-laden vapour into the canopy with every service. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and cleaning the whole system is how you keep it under control. We’re often asked to deal with a smoky, hot kitchen with weak extraction and ductwork thick with old, hardened grease, across vertical risers, horizontal duct runs and discharge points.

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes a single shift for most kitchens, with long duct runs and tall risers needing more time.

  1. You send pictures or we visit, and the system is surveyed from canopy to discharge.
  2. Grease thickness is measured and the price is fixed before work starts.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
  5. We re-test, photograph and send your certificate and photo report.

What you’ll pay

When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account and give you a fixed price before any work starts.

What you get with us

  • Fixed quotes from a survey or pictures
  • Full insurance on every job
  • CHAS and SafeContractor accredited, with ISO 9001
  • We diagnose before we treat

Ask for a quote

Quoting starts with a diagnosis, from your photos and details or, where that isn’t enough, a survey on site. Then we send a fixed price so you know the cost before any work starts.

Where we work in RM1

Across RM1, from Romford, Hornchurch and Heath Park outwards, kitchens range from town-centre restaurants and takeaways to pubs, hotels, schools and care homes. Every one gets the same full TR19® clean, from the canopy to the discharge.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across RM1 do not have to lose a day.

Romford: If you run catering at a healthcare site, such as a hospital like Oldchurch Hospital about within half a mile south, the extract may need cleaning more often than a part-time kitchen. If you cook for passing trade around Romford station, the extract can be cleaned between your last and first customer.

For landlords and multi-site operators

We also work for facilities teams across offices, schools and healthcare across Greater London. Larger estates can be phased building by building to keep disruption down.

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Signs you need kitchen extract cleaning

Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. The grease filters stop some, never all of it.

Common reasons sites call us include:

  • Missing paperwork after a change of operator
  • An extract that has never been cleaned to TR19
  • An overdue clean flagged by an EHO or fire officer
  • Stale cooking odours from the system

Aftercare tips

Here’s the after-treatment advice, short and simple:

  • Book the next clean before the date on the report
  • Keep the TR19 certificate and photo report in the maintenance log
  • Clean the grease filters regularly between TR19 cleans
  • Make sure every filter is fitted before cooking

The certificate records when the clean was done, where and by whom. Keep it in the maintenance log with your fire risk assessment so it’s ready when anyone asks to see it.

Clean the grease filters often, not just on clean day. Clean, well-fitted filters catch more fat before it reaches the duct, which slows build-up further down the system.

Part by part

Extract fan and discharge

Some systems have attenuators to cut noise, and they hold grease. Where they can be cleaned, they are, and the report notes anything that cannot.

Grease filters

Baffle filters are cleaned as part of every TR19 clean, and put back so they seat correctly. Damaged ones are noted on the report.

What your team can do, and what needs us

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

RM1 questions

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

How long will the clean take?

It takes one visit for most kitchens, while large or complex systems may need more than one. We’ll confirm the time when we quote.

What happens if you can’t reach some of it?

Anything we cannot reach goes on the report, with photos where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

How do you keep the site clean during the work?

By covering it before any work starts. We keep the work contained and clean down when we finish.

What information do you need?

Where the site is, what it is and when it’s open, along with a few photos and any previous report.

What’s the right cleaning interval for a kitchen extract?

It depends on how many hours a day the kitchen cooks. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. Your report gives a recommended next clean date.

Can you look after several sites?

Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.
