Need kitchen extract cleaning in CO3?

Kitchen extract cleaning across CO3: what to expect

Few kitchens can stop cooking for a day so the extract can be cleaned. Cleans are booked for evenings, overnight or weekends, or during holidays where a site closes for them. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. The work covers discharge points, extract fans and plenums and filters, and common reasons people get in touch are years of baked-on grease in the ducts and a system with no record of a TR19 clean.

We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. From there, it takes anything from a few hours to a full night, depending on the size of the system.

  1. We start with a survey, so we know every part of the system before we quote.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
  4. Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
  5. We test again, photograph the result and issue your TR19 certificate and photo report.

What you will pay

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Call for a fixed quote and we will explain each part.

Kitchen extracts across CO3

In CO3, a busy kitchen in a place such as Colchester, Camulodunum and Lexden and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.

London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in CO3 and beyond.

Camulodunum: Volunteers running a hall kitchen near Colchester New Church, or anywhere in Camulodunum, may not know when the extract was last cleaned, and a grease test settles it. School kitchens, at schools like Philip Morant School and College for example, are usually cleaned in the holidays so no lunches are lost.

Why deal with it now?

Grease that’s left only gets thicker. Under BESA guidance, grease shouldn’t exceed a mean of 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. The longer it’s left, the bigger the job becomes.

What your quote should include

  • Whether the price is fixed
  • Whether a written report and photos are included
  • Whether they’re fully insured
  • What’s included in the scope, part by part

Why it fails

We often find duct sections that haven’t been cleaned since they were installed. Most of the time it’s because there were never enough access panels, so those sections were never reached. Grease in those sections keeps building out of sight.

Keep an eye out for these warning signs:

  • Proof of cleaning requested by an insurer
  • A kitchen taken over without any extract records
  • An extract that has never been cleaned to TR19
  • Fat running down the canopy edge

Between visits

Good habits slow the build-up between visits. Our tips:

  • Refit filters properly after cleaning
  • Wash or exchange the filters often
  • Report grease drips, smells or fan noise right away
  • Keep the TR19 certificate and photo report in the maintenance log

Every clean ends with a photo report. It shows the system before and after, part by part, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.

Regular filter cleaning is the simplest thing a kitchen can do. A filter that’s clean and seated properly stops more grease getting into the plenum, so the ductwork stays cleaner for longer.

Different parts, different methods

Schools, hospitals and care homes

In a care home or hospital, the kitchen may cook every day of the year. We plan the clean around meal times and work in a contained, tidy way with as little disruption as possible.

Grease filters

We clean the grease filters as part of the job, and refitted so they sit properly in the housing. We’ll tell you if any need replacing.

How we price kitchen extract cleaning

The price is fixed before any work begins. It takes into account:

  • Whether several sites go on one quote
  • Working hours and out-of-hours timing
  • Site rules, permits and inductions
  • How easy every part is to reach

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered and we will price it together.

What we need to know

You do not need the technical terms. It helps if you can send:

  • The roof, plant room or outside wall the system runs to
  • Wide pictures of the system and the area around it
  • Detail shots of panels, filters and grilles
  • When the site is open and when it’s quiet

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before we start.

CO3 questions

Can you come out in an emergency?

Yes, day and night, every day of the year. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

Why do insurers care about extract cleaning?

Grease in an extract is a known fire risk, so many insurers want evidence it’s being cleaned to TR19. Our certificate and photo report give you that evidence.

Can one contract cover all our sites?

Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Each site gets its own report and pictures.

What should I send you?

A short description and a few photos, with the address and opening hours. If we need more, we will ask.

Will I get a certificate after the clean?

Every clean comes with a TR19 certificate and a photo report. Keep them in the maintenance log with the fire risk assessment so they’re to hand when an insurer asks.

What happens if you can’t reach some of it?

We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, along with a quote to put access in.

How often does a kitchen extract system need cleaning?

The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Heavy frying and grilling can mean shorter intervals, which grease thickness testing will show.
