Kitchen extract cleaning in CM0: how it works
We treat an extract system much as a doctor treats a patient: diagnose with a survey, treat with a thorough clean, then sign it off. The sign-off is a TR19 certificate with a photo report, issued through the BESCA Vent Hygiene Elite portal. The work covers horizontal duct runs, canopies and hoods and discharge points, and common reasons people get in touch are grease drips onto cooking equipment and missing paperwork after a change of operator.
The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. The work on site takes as long as the system needs, from a few hours to several planned visits, and we clear up before we go.
- We survey the system, from your photos or on site, canopy to discharge.
- We take grease readings at set points and give you a fixed quote.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.

Get a fixed quote
The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.
What’s near Burnham-on-Crouch
We work in commercial kitchens and buildings around St Mary's Church, Burnham-on-Crouch Primary School and Ormiston Rivers Academy, among other places. Burnham-on-Crouch has its own railway station: Burnham-On-Crouch station. Not far away are Lion Creek and Lower Raypits.
Where we work in CM0
From Maldon, Burnham-on-Crouch and Southminster to its smaller places, CM0 has kitchens of every size. Each extract is cleaned to the same TR19® standard, canopy to discharge.
London and the South East cover everything from city basements to rural kitchens. Wherever the site is in CM0, the work is done to the same TR19® standard. Coastal kitchens in CM0 often have their busiest months in the summer, so it pays to book work around the busy season.
Burnham-on-Crouch: Church and community hall kitchens, near St Mary's Church or anywhere around Burnham-on-Crouch, are easy to forget, but their extracts collect grease like any other. For kitchens close to Burnham-On-Crouch station, where the day often starts early and ends late, the extract can be cleaned overnight.
In-house cleaning or a specialist?
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that is where we come in.
Different parts, different methods
Schools, hospitals and care homes
Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. Holidays make it simple to schedule.
Restaurant and pub kitchens
High-heat cooking loads the extract with grease, so grease readings help set the right interval.
What affects the cost of kitchen extract cleaning
A fixed price needs a few facts first. We check:
- A single visit or a regular plan
- What state the system is in
- Site rules, permits and inductions
- How big the system is
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in touch, it helps to send:
- When the site is open and when it’s quiet
- The site address and the type of premises
- Problems your staff have spotted
- The paperwork from the last visit, if you have it
If you need kitchen extract cleaning in CM0, phone us on 0345 646 2711 or email us. Let us know the site type and the opening hours, plus photos or the previous report if they’re to hand. We normally send a fixed quote within one working day.
Why it fails
Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. Filters catch some of it, but never all.
Any of these means the system needs a check-up:
- An overdue clean flagged by an EHO or fire officer
- Years of baked-on grease in the ducts
- A kitchen with no current TR19 certificate
- Proof of cleaning requested by an insurer
Looking after it afterwards
Here’s the after-treatment advice, short and simple:
- Book the next clean before the date on the report
- Clean grease off the canopy surfaces regularly
- Keep the baffle filters clean
- Don’t let the canopy gutters overflow
If we couldn’t get into part of the duct, the report says so plainly. A TR19 report should record what wasn’t cleaned as well as what was, and new access panels can be fitted so the next clean covers it.
Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
CM0: your questions answered
Do you work with multi-site operators?
Yes. Send the list of sites and the work at each and you’ll get one fixed quote.
Can you set up regular visits?
Yes. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.
Do we have to close the kitchen for the clean?
Out of hours: evenings, overnight, early mornings or weekends. The equipment is switched off and left to cool, and we hand the kitchen back ready for the next service.
Is TR19 a legal requirement?
Strictly, the legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, not from TR19. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.
Do you survey before quoting?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
Do insurers need proof of extract cleaning?
Grease in an extract is a known fire risk, which is why many insurers require TR19 cleaning. Our certificate and photo report give you that evidence.
What does a TR19 kitchen extract clean include?
The whole system: canopy inside and out, plenum, grease filters, ductwork, risers, extract fan and discharge, plus attenuators where fitted. Any part without access is noted.
