Kitchen extract cleaning across CO9: what to expect
The ducts are where most of the grease hides. Access panels let us into the duct runs and risers, scraping heavy deposits by hand before degreasing. Anything out of reach is noted in the report, and new panels can be fitted. Common call-outs are for rancid smells from grease in the duct and years of baked-on grease in the ducts, on canopies and hoods, horizontal duct runs and discharge points.
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. On site, it takes one visit for most kitchens, while large or complex systems may need more than one.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- Grease readings set the baseline, and a fixed quote follows.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.
How we quote
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re not sure what’s needed, call 0345 646 2711 or send us an email for straight advice and a fixed quote.
Why book with us
- Survey first, then a fixed quote
- Work around your opening hours, with 24/7 emergency cover
- Accredited under CHAS and SafeContractor, with ISO 9001
- Ventilation hygiene specialists since 2009
Ask for a quote
There’s no standard price list, because every site is different. Instead, we look at your site first, from photos or a survey, then send a fixed quote. To get going, call us on 0345 646 2711, or email photos.
Local landmarks in Halstead
In Halstead, that means kitchens and buildings near Congregational Church, Bull Hotel and The Ramsey Academy and the streets around them. Other local landmarks include Gosfield Sandpits (1.8 miles west) and Richard De Clare Community Academy (within half a mile north-east). Other landmarks nearby include Halstead Hospital (0.5 miles north) and Hedingham Castle (3.8 miles north-west). Not far away are Belcher's and Broadfield Woods.
Kitchen extract cleaning around CO9
From Braintree, Halstead and Sible Hedingham to its smaller places, CO9 has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in CO9 can keep trading.
Halstead: Healthcare kitchens cannot easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Halstead is Halstead Hospital, about 0.5 miles north. A hall kitchen that only cooks for events, whether near Congregational Church or elsewhere in Halstead, still needs its extract cleaned, just less often.
Fixed quotes for kitchen extract cleaning in CO9
A fixed price needs a few facts first. We check:
- Whether several sites go on one quote
- Working hours and out-of-hours timing
- The size of the system
- One-off work versus a regular cycle
Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at, and you’ll get one fixed quote.
Helping us quote
Before you ask for a quote, gather:
- Photos showing the whole system and its surroundings
- Close-ups of filters, grilles, hatches or access panels
- When the site is open and when it’s quiet
- Where the plant sits or the system leaves the building, such as a roof or outside wall
Here’s what helps us quote: where the site is, what it is and its opening hours, a few photos and any previous report or certificate. Once you have those, phone us on 0345 646 2711 or use the quote form.
Aftercare tips
After the visit, a few habits help the work last:
- Keep the baffle filters clean
- Keep grease collection points emptied
- File each certificate with the fire risk assessment
- Flag any change in how the extract sounds or works
If we couldn’t get into part of the duct, the report says so plainly. A TR19 report should record what wasn’t cleaned as well as what was, and new access panels can be fitted so the next clean covers it.
Keep the fan on throughout service. Switching it off early leaves vapour to settle on the canopy and plenum, and the next clean has more to do.
What we’re called out for in CO9
What’s on the menu matters as much as how much is cooked. Fryers, grills and open flames throw much more fat into the extract than gentler cooking, which is why grease readings matter more than the calendar.
The symptoms we’re asked about most are:
- An overdue clean flagged by an EHO or fire officer
- Heavy grease build-up inside the duct runs
- A new tenancy or takeover with no cleaning history
- A smoky, hot kitchen with weak extraction
When it’s something else
We’d rather tell you now than book work that won’t help, so here are the limits:
- A broken extract fan that won’t run
- Extraction that cannot cope with the cooking because of its design
- Damaged duct sections that need replacing
What staff can safely do
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.
Your questions about kitchen extract cleaning in CO9
What’s the right cleaning interval for a kitchen extract?
Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Grease readings can show a shorter interval is needed.
Do I have to clean my extract to TR19 by law?
The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.
What if parts of the system can’t be reached?
They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.
Do you clean the whole extract system or just the canopy?
Every part the air passes through, as far as access allows. Where there are not enough access panels to reach a section, it’s recorded, and we can fit new ones.
What’s TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
Do insurers need proof of extract cleaning?
Grease in an extract is a known fire risk, which is why many insurers require TR19 cleaning. Each clean gives you a certificate and photo report to show them.
What happens to the waste?
We take it away when we go. While we work, it’s kept contained so the area stays clean.
