How kitchen extract cleaning works in RM4
Every time food is cooked, warm vapour carries fat up into the extract. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and a proper clean removes it before it becomes a fire risk. Common call-outs are for fat running down the canopy edge and a kitchen taken over without any extract records, on plenums and filters, horizontal duct runs and vertical risers.
Everything the job needs comes with us, including protection sheets, the right tools and access kit. You only need to give us clear access and switch off what needs to be off. The visit takes one visit for most kitchens, while large or complex systems may need more than one.
- First the diagnosis: a survey of the whole system and its access points.
- We record grease levels at set points, then fix the price.
- We arrive after close, protect the area and contain the waste.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.
What affects the price in RM4
Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.
Why book with us
- Every visit written up, with photos
- We diagnose before we treat
- CHAS and SafeContractor accredited, with ISO 9001
- BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease
Get a fixed quote
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Where we work in RM4
In RM4, we work in places such as Chase Cross, Abridge and Stapleford Abbotts and well beyond. We cover every place we list for RM4, 9 in all, and kitchens are cleaned around their opening hours, overnight and at weekends included.
From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. The same TR19® standard applies to all of them, in RM4 and beyond.
Abridge: If you run catering at a healthcare site, such as a hospital like St. Margaret's Hospital about 3.8 miles north, the extract may need cleaning more often than a part-time kitchen. If you run a church or community hall kitchen, near Holy Trinity Church or elsewhere in Abridge, its extract still collects grease from every lunch and event.
Why deal with it now?
Grease build-up causes everyday problems too. Filters block, airflow drops and the kitchen gets hotter and smokier, while the fan works harder to move less air. Smells, dripping grease and condensation often follow.
Questions to ask before booking
- How areas they can’t reach will be recorded
- If the quote is a fixed price or an estimate
- Proof of insurance
- What paperwork you get at the end
Keeping the system healthy
To keep the system working properly between visits:
- Flag any change in how the extract sounds or works
- File each certificate with the fire risk assessment
- Diarise the next clean as soon as you get the certificate
- Keep the baffle filters clean
Every clean ends with a photo report. Before and after photos show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.
Run the extract whenever the kitchen is cooking. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.
What kitchen extract cleaning cannot fix
A few issues sit outside what this work can do:
- An undersized canopy or fan
- Fire dampers that will not close (that needs damper testing and remedials)
- Blocked drains from a neglected grease trap (a separate service)
Signs you need kitchen extract cleaning
Grease in an extract starts as vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. Filters catch some of it, but never all.
What we’re most often called out for:
- Missing paperwork after a change of operator
- Poor airflow at the canopy
- Extraction mentioned at an environmental health visit
- Rancid smells from grease in the duct
What affects the cost of kitchen extract cleaning
The diagnosis comes before the price. The main factors are:
- The condition of the system
- A single visit or a regular plan
- The size of the system
- Working hours and out-of-hours timing
We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.
What to send for a quote
Many jobs can be priced from photos and some basics. Useful things to send:
- The postcode and the type of business
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- How we’d reach plant on a roof or in a plant room
- When the site is open and when it’s quiet
To help us quote: the address, the type of site and when it’s open, a few photos and the last certificate or report, if there is one. Once you have those, call 0345 646 2711, or email photos.
Your questions about kitchen extract cleaning in RM4
Will I get a certificate after the clean?
You get both a certificate and a photo report. Keep them in the maintenance log with the fire risk assessment so they’re to hand when an insurer asks.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.
What do you need from me for a quote?
Where the site is, what it is and when it’s open, along with a few pictures and any previous report.
Can you come out in an emergency?
Yes. There’s a 24/7 emergency line for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.
Are you a BESCA Vent Hygiene Elite member?
We clean to BESA TR19® Grease as a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. We have been trading since 2009.
Can you look after several sites?
Yes. One number covers all your sites in our area, and visits can be set on a regular cycle.
How often does a kitchen extract system need cleaning?
Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Grease readings can show a shorter interval is needed.
