Our kitchen extract cleaning service in CM20
The ducts are where most of the grease hides. We reach horizontal runs and vertical risers through access panels, scraping heavy deposits by hand before degreasing. Any section we cannot reach is recorded on the report and extra access panels can be added. We’re often asked to deal with stale cooking odours from the system and years of baked-on grease in the ducts, across canopies and hoods, plenums and filters and extract fans.
There’s very little for your team to do on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Afterwards, the area is left tidy and the written report follows.
- You send photos or we visit, and the system is surveyed from canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- On the night, the equipment is off and cool and the kitchen is sheeted.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.
What affects the price in CM20
Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.
What you get with us
- CHAS and SafeContractor accredited, with ISO 9001
- We diagnose before we treat
- A written report with pictures after each visit
- Evenings, overnight and weekends, plus 24/7 emergency callout
Ask for a quote
Quotes are quick. Send a few details and pictures, and we usually reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Where we work in CM20
In CM20, a busy kitchen in a place such as Harlow, Newhall and Little Parndon and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.
Across London and the South East, we work evenings, overnight and weekends, so sites across CM20 do not have to lose a day.
Little Parndon: If you look after a school kitchen, at a school such as Little Parndon Primary School or anywhere near Little Parndon, the holidays are the usual time for a TR19® clean. For kitchens close to Harlow Town station, where the day often starts early and ends late, the extract can be cleaned overnight.
Why deal with it now?
If there’s a fire and the extract hasn’t been cleaned, the paperwork becomes the problem. Many insurers ask for proof of TR19 cleaning and may reduce or refuse a claim without it. A current certificate is far easier to produce than an explanation.
What your quote should include
- Which accreditations they hold, and whether you can check them
- How they set the interval to the next visit
- Whether a survey comes first
- Proof of insurance
What the work involves, part by part
Canopy and plenum
Whether it’s one hood or a long island canopy, every section is cleaned and recorded in the photo report before and after.
Schools, hospitals and care homes
School kitchens can look lightly used but still need a TR19 clean at least every 12 months under BESA guidance. Holidays make it simple to schedule.
For landlords and multi-site operators
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.
Keeping the system healthy
A little care between visits keeps the system in better shape. Our advice:
- Keep grease collection points emptied
- File each certificate with the fire risk assessment
- Refit filters properly after cleaning
- Flag any change in how the extract sounds or works
We hand the kitchen back clean, with the sheeting removed and waste taken away. Waste grease and water are contained and removed, so you can start cooking as normal.
Keep the outside of the canopy wiped and any grease cups emptied. A daily wipe isn’t a deep clean, but it helps between visits.
Signs you need kitchen extract cleaning
We often find duct sections that haven’t been cleaned since they were installed. The usual reason is a lack of access panels, so those sections were never reached. Grease in those sections keeps building out of sight.
These are the problems we see most often:
- Poor airflow at the canopy
- Extraction mentioned at an environmental health visit
- Missing paperwork after a change of operator
- Fat running down the canopy edge
CM20: your questions answered
What accreditations do you hold?
As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We hold CHAS, SafeContractor and ISO 9001 too, and we’re fully insured.
Do you work with multi-site operators?
Yes. Send the list of sites and the work at each and you will get one fixed quote.
What’s the right cleaning interval for a kitchen extract?
The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Kitchens that fry or grill a lot may need cleaning sooner, which grease thickness testing will show.
Can you quote from pictures?
In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.
When do you clean the extract?
The clean is done when the kitchen is not cooking, working evenings, overnight or at weekends to suit you. We need the equipment switched off and cooled first.
Is there a survey before the work?
Yes. Every job is surveyed first, either from pictures and details you send or on a site visit. A fixed quote follows.
What do you do to protect the area?
By covering it before any work starts. We keep the work contained and leave the area clean.
